In fact, in certain price ranges, you are likely to lose out on the house you want by making a low ball offer.  It may have played in 2007 but the tide is turning. Buyers are competing strongly for the supply of reduced price homes in Osceola County in the range under $160,000.

  Think buying Real Estate is a tough Nut to Crack?  Maybe not.  Because so many people bit off more than they could chew, the emerging market is very palitable. What is coming back to the market at least in Osceola County are beautifully done new homes, and recent renovations of starter or retirement homes. Priced under $200,000 are showing positive response. Thanks to recent Property Tax reassessments,  and reduction from the Fed.  Savvy buyers who have stored a few bucks for the winter are seeing some great deals.

 I get asked all the time "Are Homes Really Affordable" in Osceola County, Florida.  The resounding answer is YES!  I am delighted to report that after a quick market survey I found for one customer 484 possible choices for a Winter Retreat all under $250,000.  Upon a closer look of those; there were over 400 possible choices under $200,000.   There was an adequate supply of smaller bungalow style homes even under $100,000!

Time off.  That rare commody many Real Estate Professionals forget is an essential key to productivity. Guilty as charged. Most days the computer goes on at 5am. Check MLS, read updates from the local board, and trying to stay current with what is going on locally, as well as professionally. My customers know they can reach me 7 days a week most of the time. The recent Media reports of sluggish sales in the Housing Market have had a positive impact locally. While sellers lament at the prospect of having to lower prices to achieve sales, buyers are returning to the market in search of opportunities.  A recent surge in first time homebuyers who are postioning themselves by properly preparing their finances before hitting the home market, have slowly resulted in lower end sales being made.
