Would getting a twenty percent downpayment gift from family and friends make it possible for more first time home buyers to purchase homes? Representative Dave Weldon thinks so. Weldon plans on introducing legislation that would allow family members to give tax free cash gifts equivalent to a twenty percent house down payment provided that the price of the home is 110% or less of the Federal Administration's local Median price.

Supply side economics equates to  Supply and Demand. If you are a Consumer... You're right. The "Buyers Market" has not addressed the demand is for workforce housing...of which the market has had little to offer. As the market resistance is increased, the supply of housing at or below median value will increase. What happened in 2005 was created in a buyers frenzy born of low inventory of available housing. Since then, new construction (at record levels) has flooded the market.  For months we had a less than stellar market in Central Florida. Slowly but surely, the market has shown some improvement. However, the quality of the offers has been like playing with monopoly money. We track home sales, percent of asking price vs sale price. In 2005 the sale price was on average 97%  of the asking price. It was a sellers market. Now a little over a year later, it seems the rash of incoming offers is in the 82%-89% range of asking price.  ARG!  Okay it hurts.... bit my tongue til it nearly bled. For the second time we have yet another delay in closing the sale.  It is not the prettiest house on the market. It needs a lot of help. It in reality should have been a knock down...Ah but for the eternal optimists in the world. They want to rebuilt it, remodel it, and finance it too!  Arg!  Ouch!  Again I bite my tongue.  With just a few days left until the holidays draw near, many of us are likely scrambling to make our final days of 2006 as productive as possible.  Last minute deals, extensions, negotiations, listings, and of course holiday preparations.  One word. Patience.  If you are trying to close before the holidays or in between them, be prepared for the possibility that it may not happen. Many lenders, title companies, Realtors, and other Real Estate professionals have hectic schedules, family mattters, and other obligations this time of the year.  Be Patient.  Don't push so hard it could jeopardize your deals.

 My Dad is from New England. He grew up on a farm. He informed me as I proudly showed off my inventory that I am in the "Egg Business".  Funny, I thought I was a Realtor! But in his day the farmers "never counted their chickens before they hatched". We should never count our commissions before the deals are closed either.  With so many transactions failing to make the closing table it makes it difficult to budget for the family these days. In a climate of cooling house sales, caution should be the word of the day.  As many of you have experienced, closings today are becoming more and more difficult to achieve. Lenders are scrutinizing loan applications, appraisals, and every detail.  The industry at large is suffering a "Tsunami effect" as the market, like the ocean receeds before the wave crashes.
