      <title>Creative Loafings Best of Tampa 2008</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/9/2/3/6/6/ar122169160966329.jpg" height="240" alt="" style="float: left;" width="168" /&gt;&lt;img src="http://activerain.com/image_store/uploads/4/9/5/8/8/ar122169139888594.jpg" height="208" alt="" style="float: right;" width="257" /&gt;&lt;strong&gt;&lt;span style="color: #660033;"&gt;Creative Loafing had their annual &lt;a href="http://tampahappenings.creativeloafing.com/gbase/BestOf/BestOfAwards?Section=oid%3A287494" target="_blank"&gt;Best of the Bay&lt;/a&gt; awards last night.&#160; And the winner for Best Neighborhood in Hillsborough County for 2008: Seminole Heights in Tampa. &lt;/span&gt;&lt;/strong&gt;&lt;strong&gt;&lt;span style="color: #660033;"&gt;Best &#160;Neighborhood in Pinellas County for 2008: Old Northeast in St.&#160;Petersburg.&#160;The annual Best of the Bay Awards have become a much sought after recognition for neighborhoods, restaurants, clubs, sports teams, local celebrities, politicians, etc. across the Tampa Bay area.&#160; These are the votes of their readers, not an editorial staff decision.&#160; This year's award ceramony was held in the Historic Tampa Theater.&#160; Yeah some of the categories are wacky but it is a community event that takes the pulse of the public, pokes fun at some politicians&#160;and some poorly thought out policies, but generally highlights the the best of the Tampa Bay area.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;

      <title>Riverside Heights News</title>
      <description>&lt;p&gt;Riverside Heights is by far one of the "quietest" of the Heights neighborhoods in the urban core of Tampa.&amp;nbsp; On the east it is bounded by several cemetaries and on the west it is bounded by the Hillsborough River. The northern boundary is MLK jr. BLVD and on the south Columbus Dr.&amp;nbsp; In between is a whole lot of quiet and more than a few brick streets.&amp;nbsp; It is a neighborhood of about 1,400 homes ranging from the 1920's to today.&amp;nbsp; The &lt;a href="http://www.riversideheights.org/" target="_blank"&gt;Riverside Heights Civic Association&lt;/a&gt; has just elected new leadership for their board. Dianne McNeilly is the groups new President and she has set an &lt;a href="http://centraltampa2.tbo.com/content/2008/sep/10/st-activist-bringing-neighbors-together/" target="_blank"&gt;agenda of reaching out&lt;/a&gt;.&amp;nbsp; Check out the neighborhood website to learn of upcoming events.&lt;/p&gt;

      <title>Seminole Heights documentary...a finalist</title>

      <title>Gay &amp; Lesbian Film Festival...one of Tampa Bay's 25 largest events</title>

      <title>Must You List?</title>
      <description>&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/6/9/2/2/ar12185719922964.jpg" height="235" alt="" width="244" style="float: left; margin-left: 10px; margin-right: 10px; border: black 5px solid;" /&gt;&amp;nbsp; The market in Tampa continues to be very challenging (what an understatement).&amp;nbsp; The hardest thing these days seem to be those listing appointments.&amp;nbsp; Folks that bought 2, 3, 4 years ago have lost ground. This is a shocker for them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It is tough to have to tell someone who DIDN'T&amp;nbsp;buy at the peak of the market that they have no equity or that they have negative equity.&amp;nbsp; Some of these would be sellers didn't do any of the big no-no's.&amp;nbsp; They didn't suck the perceived equity out with a HELOC. They didn't take out interest only mortgages.&amp;nbsp; They were traditional home buyers who now find themselves upside down.&lt;/p&gt;
&lt;p&gt;After numerous listing appointments over the past month, I have only found&amp;nbsp;1 in 10 that actually comped for more than they paid for the home even 3 or 4 years ago.&amp;nbsp; So now I really ask..."Must you list?"&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you must list, be prepared to be totally committed to selling, no body buys a half baked cake.&lt;/p&gt;

      <title>The end of Seller Assistance!</title>
      <description>&lt;p&gt;Housing and Economic Recovery Act of 2008 was signed by President Bush last week to deal with the economic issues surrounding the housing market.&amp;nbsp; Critical to many buyers, and especially first time home buyers is the end of seller assisted down-payments on FHA mortgages.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/5/2/7/7/7/ar12185696077725.jpg" height="335" alt="" width="274" style="float: right;" /&gt;Up until September 30th, home buyers obtaining an FHA garanteed mortgage can receive seller downpayment assistance for the FHA required 3% downpayment.&amp;nbsp; ON October 1st it all goes away.&lt;/p&gt;
&lt;p&gt;If you are looking for a home and struggling with coming up with your down-payment, this window of opportunity for the seller to assist you with it will close on October 1st!&amp;nbsp; The loan has to close before October 1st, it cannot be in process.&lt;/p&gt;
&lt;p&gt;What will be even more challenging for first time buyers is that the minimum FHA required down-payment will rise to 3.5% on January 1st 2009.&lt;/p&gt;
&lt;p&gt;For buyers who have been trying to time the market in buying their first home, the cost and out of pocket expense is about to go up significantly.&lt;/p&gt;
&lt;p&gt;On a $150,000 home 3% is $4,500 more dollars, $6,000 on a $200,000 home as of October 1st.&lt;/p&gt;
&lt;p&gt;On January 1st that becomes $5,250 and $7,000 respectively. At the same time mortgage rates are rising, erasing many of the savings from the decline in home prices.&lt;/p&gt;
&lt;p&gt;Don't wait too late and find yourself waiting yet another year with yet a new savings goal before you have a home of your own.&lt;/p&gt;

      <title>Recycle Tampa...Stuff those blue boxes!</title>
      <description>&lt;p&gt;The City of &lt;a href="http://www.tampagov.net/dept_Solid_Waste/programs_and_services/recycling_and_waste_reduction/index.asp" target="_blank"&gt;Tampa's curbside recycling program underwent an expansion last month&lt;/a&gt;.&amp;nbsp; When landfill space is a premium and sustainabiltiy is a key buzz word recycling is receiving more attention than ever before. Recycling saves tax dollars, the city has to pay for that landfill space.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;For those who found recycling frustrating about what to put in and what to keep out the process has become easier.&amp;nbsp; The following items can now go in those blue curbside&amp;nbsp;boxes:&amp;nbsp;&lt;strong&gt;&lt;span style="color: #008000;"&gt;phone books, paperback books, junk mail, cereal boxes, 6-pack soda boxes, office paper and cardboard.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;In addition the following items remain filler for those boxes:&amp;nbsp;&lt;img src="http://activerain.com/image_store/uploads/3/9/0/0/3/ar121823696930093.jpg" height="210" alt="" width="192" style="float: right;" /&gt;&lt;/p&gt;
&lt;ul type="disc"&gt;
&lt;li&gt;Plastic bottles (numbers 1 and 2 only) &lt;/li&gt;
&lt;li&gt;Aluminum and steel cans (including empty aerosol cans) &lt;/li&gt;
&lt;li&gt;Gable-top beverage containers (juice &amp;amp; milk containers) &lt;/li&gt;
&lt;li&gt;Glass bottles &amp;amp; jars (all colors)&lt;/li&gt;
&lt;li&gt;Magazines&lt;/li&gt;

&lt;p&gt;That little&lt;span style="color: #0000ff;"&gt; blue box &lt;/span&gt;can help create a &lt;span style="color: #008000;"&gt;&lt;strong&gt;&lt;em&gt;greener Tampa!&lt;/em&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

      <title>A New Library for Seminole Heights</title>
      <description>&lt;p&gt;Joe Stines, Director of the Tampa-Hillsborough Public Library, informed Seminole Heights residents that the community is on target to receive funds for a new library.&amp;nbsp; The current library at the corner of Central and Osborne avenues has limited space and limited parking outside.&amp;nbsp; The current facility was built around the time that interstate 275 sliced through this heart of Tampa neighborhood, The original library site is located under the interstate.&lt;/p&gt;
&lt;p&gt;The new facility has been budgeted for 7.3 million.&amp;nbsp; There are plans to make the new library two story and there is consideration for a multi level parking deck to access both floors.&amp;nbsp; The school board owns the adjoining property and cooperation will be needed to bring&amp;nbsp; this vision to reality.&amp;nbsp; Mr. Stines stated at one of the neighborhood associations quarterly meetings that&amp;nbsp;if the proposal survives two more budget hurdles, construction could begin as early as 2011.&lt;/p&gt;
&lt;p&gt;The Old Seminole Heights Neighborhood Association has sponsored an annual book sale for 14 years to support unfunded needs and programs at the Library.&amp;nbsp; Clearly the library has a friend in the neighborhood group.&amp;nbsp; The new facility will expand programming opportunities and available resources.&lt;/p&gt;

      <title>Old Seminole Heights Neighborhood Association Nominations</title>
      <description>&lt;p&gt;The Old Seminole Heights Neighborhood Association is the largest voluntary neighborhood association in the city of Tampa.&amp;nbsp; Geographically it is the largest containing more than 7,500 homes. Membership is nearly 600.&amp;nbsp; It contains 2 of Tampa's National Register Historic Districts.&amp;nbsp; In many ways, Old Seminole Heights is bigger than most small towns.&lt;/p&gt;
&lt;p&gt;Therefore it is one neighborhood association where the board can impact city hall.&amp;nbsp; The Seminole Heights area was a test for the idea of a &lt;a href="http://www.google.com/search?sourceid=navclient&amp;amp;ie=UTF-8&amp;amp;rlz=1T4GGIT_enUS205US205&amp;amp;q=residential+overlay+districts" target="_blank"&gt;residential overlay district&lt;/a&gt;&amp;nbsp;(the link goes to a google search of the term)&amp;nbsp;to add some minimal zoning restrictions to buffer the historic districts. It is the test case for Tampa's foray into &lt;a href="http://www.formbasedcodes.org/definition.html" title="Form Based Zoning" target="_blank"&gt;Form Based Zoning&lt;/a&gt;. It has held one of Tampa Bay's most successful neighborhood Home Tours for 10 years running.&amp;nbsp; Located&amp;nbsp;just 3 miles north of downtown, it is a quick commute to the commercial core, the entertainment areas of &lt;a href="http://www.ybor.org/index.cfm?section=vs&amp;amp;page=1" target="_blank"&gt;Ybor City&lt;/a&gt; and Channelside, and the &lt;a href="http://www.usf.edu/About-USF/" target="_blank"&gt;University of South Florida&lt;/a&gt;&amp;nbsp; and the &lt;a href="http://www.ut.edu/detail.aspx?id=106" target="_blank"&gt;University of Tampa&lt;/a&gt;.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;As one of the most active neighborhood groups in Tampa, the &lt;a href="http://www.oldseminoleheights.com/" target="_blank"&gt;Old Seminole Heights Neighborhood Association&lt;/a&gt; (commonly shortened to OSHNA) the composition of the Association board is important. &lt;strong&gt;Nominations are now open (and close in 2 weeks).&amp;nbsp; If you live in OSHNA's boundaries check out what is happening in your neighborhood.&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;

      <title>Temple Terrace and the "Old Originals"</title>
      <description>&lt;p&gt;With my bias for "antique" homes, it would naturally only be a matter of time before I turn to highlight&amp;nbsp;the small pocket of vintage homes in Temple Terrace.&amp;nbsp; This small city on the northeast edge of Tampa was intended to have a very different feel.&amp;nbsp; The planned development of a community of Mediterranean Revival homes went severely off track and into a ditch when the 1920's land boom went bust.&amp;nbsp; Just a few more than 80 Mediterranean Revivals were ever built.&amp;nbsp; They range from estate scale to under 1,400 sq ft.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Temple Terrace languished&amp;nbsp;in the weeds until the beginning of the 1950's.&amp;nbsp; Now as the city came back to life and&amp;nbsp;built out, ranch style homes were the growing rage.&amp;nbsp; It is real easy for the 80 &lt;strong&gt;&lt;em&gt;old originals &lt;/em&gt;&lt;/strong&gt;to be lost among the thousand of homes that make up Temple Terrace today.&amp;nbsp; Scarcity can make anything more valuable, not surprisingly these homes continue to pull among the highest per sq ft prices in Temple Terrace.&amp;nbsp; Unlike Hyde Park, Palma Ceia, Tampa Heights, and Seminole Heights, these homes are practically in USF's back yard.&amp;nbsp;&lt;/p&gt;

      <title>Ybor...GaYbor</title>

&lt;p&gt;Ybor City has seen it's ups and downs. It became Tampa's entertainment district in the 90's. Today it competes with nearby Channelside with both areas linked by the trolly that runs between them.&amp;nbsp; In the 1980's the biggest&amp;nbsp;happening in Ybor was the El Goya, the largest gay club north of Ft. Lauderdale.&amp;nbsp; This decade began with the gay/lesbian element largely missing from the scene in Ybor.&amp;nbsp; That has &lt;img src="http://activerain.com/image_store/uploads/7/0/1/0/6/ar121667439360107.jpg" height="163" alt="" width="198" style="float: right;" /&gt;once again began to change. With multiple gay oriented businesses&amp;nbsp;coming back to Ybor, there is now a &lt;a href="http://www.gaybor.com/" target="_blank"&gt;GaYbor District&amp;nbsp;Coalition&lt;/a&gt;&amp;nbsp; and the goal is to make Ybor once again the center of the GLBT community in Tampa.&lt;/p&gt;
&lt;p&gt;With Ybor City's close proximity to the GLBT friendly neighborhoods of Seminole Heights, Tampa Heights, Riverside Heights, Hyde Park,&amp;nbsp;Palma Ciea, and of course residential Ybor, the Tampa GLBT can certainly support and sustain these and other GLBT friendly businesses.&lt;/p&gt;
&lt;p&gt;While in Ybor (pronounced E-bore) keep in mind it is a National Register Historic Landmark District, with the Ybor State Museum, history, restored cigar worker cassitas, galleries,history, and&amp;nbsp;diverse restuarants. Oh, did I say history?&amp;nbsp;&lt;/p&gt;

      <title>OSHNA..eating meeting</title>
      <description>&lt;p&gt;Tuesday, July 22nd is the Quarterly meeting for the Old Seminole Heights Neighborhood Association (OSHNA).&amp;nbsp; This will be the 9th year that the the summer meeting will be a covered dish neighborhood get together.&amp;nbsp; OSHNA provides the drinks, utensils, plates,&amp;nbsp;ham and turkey.&amp;nbsp; Those attending bring a covered dish to share.&amp;nbsp; Pot luck is interesting and adds to the chatter.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are in Old Seminole Heights and your last name begins with &lt;strong&gt;A-M&lt;/strong&gt;, please bring a salad or dessert.&amp;nbsp; If it&amp;nbsp;begins with &lt;strong&gt;N-Z&lt;/strong&gt;, bring your favorite side dish or vegetable. Of course if your specialty does not coincide with your place on the alphabet no one will complain about trying your specialty.&lt;/p&gt;
&lt;p&gt;The July meeting is also when nominations for next year's board open.&amp;nbsp; OSHNA has the largest voluntary membership of any neighborhood group in the city of Tampa, with about 575 dues paying members.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The meeting will be held in the basement of the Seminole Heights United Methodist Church at the corner of Hanna and Central.&amp;nbsp; &lt;strong&gt;Begins at 6:30 pm&lt;/strong&gt;&lt;/p&gt;

      <title>West Tampa Historic District</title>

      <title>Seminole Heights &amp; Hampton Terrace historic districts</title>
      <description>&lt;p&gt;As I search through the MLS listing I constantly see properties identified as being in the historic district of &lt;a href="http://www.tampagov.net/dept_urban_design/files/maps/seminole2003.pdf" target="_blank"&gt;Seminole Heights&lt;/a&gt; or &lt;a href="http://www.tampagov.net/dept_Historic_Preservation/files/maps/hampton_SM.pdf" target="_blank"&gt;Hampton Terrace&lt;/a&gt;&amp;nbsp; The attached links identifies the boundaries of the National Landmark Districts and the boundaries of the local Seminole Heights Historic District.&amp;nbsp; Both districts are within the boundaries of the Old Seminole Heights Neighborhood Association.&lt;/p&gt;
&lt;p&gt;It confuses consumers who don't know these area and mistakely believe the whole of Seminole Heights is a historic district.&amp;nbsp; As real estate agents I believe we have an obligation to market areas accurately.&amp;nbsp; Hopefully posting these links will be useful to home buyers and real estate agents marketing homes in the area.&lt;/p&gt;

      <title>South Seminole Heights Civic Association Meeting</title>
      <description>&lt;p&gt;While I post a lot about Seminole Heights, it has a slant toward Old Seminole Heights.&amp;nbsp; HOWEVER, there are 3 organized groups that make up the Seminole Heights area.&amp;nbsp;&amp;nbsp; The smallest is South Seminole Heights with about 1,300 homes between Florida Avenue and the Hillsborough River.&lt;/p&gt;
&lt;p&gt;The &lt;a href="http://www.geocities.com/oursshca" target="_blank"&gt;South Seminole Heights Civic Association (SSHCA)&lt;/a&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;SSHCA will hold it&#700;s next General Membership Meeting this Tuesday, July 8&lt;sup&gt;th&lt;/sup&gt;, starting at 7:00PM at The Common Ground Church&lt;/strong&gt;, located at the corner of W. Chelsea and Clearfield.&amp;nbsp; We are excited to have as guest speaker, State Representative Michael Scionti, who will update us on legislative issues and the recent session in Tallahassee.&lt;/p&gt;
&lt;p&gt;TPD Crime Watch Officers will also be present and will discuss recent promotions within their department.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Please be sure to attend this important and informative meeting, and be sure to bring along a neighbor.&amp;nbsp; SSHCA meetings are open to everyone in the neighborhood.&amp;nbsp;&lt;/p&gt;
