Queens Lake is a beautiful community in the Mid-Atlantic Region, connected to Williamsburg Virginia by a five minute scenic drive on the Colonial Parkway. It is bordered by Queens Creek to the North and West, and the Colonial Parkway to the South. It's Eastern Border is New Quarter Park. a 545-acre county park renovated in 2005.

Reading is FUN-DAMENTAL in WILLIAMSBURG!

Learning is fun & it's free at the WILLIAMSBURG LIBRARY!

There are two different reading programs for those who live in Williamsburg, James City or York Counties. Children from birth, to those entering 5th grade and teens from age 6-12.

CATCHING THE READING BUG!
Children from birth to those entering 5th grade get a reading log once they've been registered. Every time they read or listen to a book, OR read or listen for 30 minutes, OR read for 30 pages, you record it on their reading log.

Bring you son or daurgher to the library each week to share what they have read with staff. Each week that they come and share they will receive an incentive prize. This summer, the prize theme is BUGS! Each prize your child gets is bug-related. So far, my son has gotten a bug catcher and a jar to put them in (Yuck!). Children also get gift certificates for various local eateries. Incentives will be posted in the Summer Reading Rooms at both (Williamsburg and James City County) libraries and on the Mobile Library Services vehicles. You will also receive special prizes for completing your reading log.

WHEEL OF READING
For the Teens (grade 6-12) record what they read in their log and get to spin the wheel for every 150 pages that you read. You can have up to 1o spins each week. Prezes will be awarded at three levels:

Tier One: $10,000-$499,000

Tier Two: $500,000-$999,000

Tier Three: $1,000,000 or more--Million Dollar Club--$50 Visa Card
This does not mean that they'll get millions of dollars, but that they can participate in an auction at the end of the program and get really cool prizes!

Deal or No Deal? Additionally, you can choose to bid for specific prizes (a list will be available a few weeks before the end of the program). The highest bid will win each prize. If you do not win a prize that you bid on, you will receive the appropriate Tier level prize.

Each summer, I enroll my boys in the Summer Reading program at the Williamsburg Regional library. It's something that we all look forward to each summer! Don't live in Willimasburg, James City or York Counties? No problem!! You can come to the Williamsburg Regional library during your visit and enjoy some of the other summer programs!

Who is LIZ MOORE!!

That's my broker! She's the best! Really, I'm not just saying that. Talk about a women with vision, drive and a big 'ole heart, that's her! Allow me to introduce you to a dynamic who heads a powerful organization.

Convinced that there was a better way to practice real estate, and that timing was right for an enlightened boutique brokerage, Liz enlisted the guidance of Dyan Dobbyn, one of the nation's leading business development consultants. Under her guidance, 10,000 local families were surveyed about their real estate experiences over the past five years. One message was loud and clear: too many families had one unfortunate experience in common…frustrating and costly last minute surprises and expenses which made the overall real estate experience highly stressful.

The mission became clear: to develop a real estate company that truly reinvented the process, empowering consumers and agents alike with up front information and more control. So, with the help of long time friend and colleague, local attorney Brian D. Lytle, Liz set to work to create a business plan for the perfect real estate company.

The firm would partner with an on-site appraiser, to provide a full mortgage appraisal to sellers at time of listing, as well as an NAHI-certified home inspector and a bonded exterminator, to conduct thorough property inspections before the home is put on the market. These services would be provided free to the consumer. With peace of mind for clients as the goal, these up front services would enable sellers to rest easy that once they negotiate price and terms with a potential buyer, they no longer need to fear the unknown: low appraisals, or costly unexpected repairs. Fewer surprises, less stress.

Liz chose 5 of the area's leading mortgage companies as partners, based on competitive pricing, a wide variety of mortgage products, and track records of excellent client service. All five mortgage companies agreed to waive junk fees and offer free credit reports to Liz Moore & Associates' clients. In addition to those savings, working with a select group of lenders will allow a streamlined process, and solving problems and improving service becomes far easier than in a typical real estate environment.

Determined to move in to the new building before Christmas, 32 agents and 5 administrative staff set up shop at 11801 Canon Boulevard on December 19th, 2003. They lacked final city inspections (and running water!), but team spirit was high, and the group was anxious to begin “reinventing real estate.”

By the end of their second full year, in one of the most competitive markets ever experienced on the Peninsula, Liz Moore & Associates was ranked as the #1 office in overall sold volume.In the Fall of 2005, the company opened its first branch office, in the New Town section of Williamsburg. Two years later, a new 12,000 square foot building was completed to house the rapidly growing Williamsburg office.

THE CARDINAL

Oh, to be in Williamsburg Virginia, this time of year is absolutely wonderful!! Do you like birds? Well I do! I am a huge fan of the Cardinal (hence my background page). They are in abundance here in Williamsburg. I enjoy seeing them fly. And there sound is like music to my ears. Listen for yourself...

The Cardinal is the Virginia State Bird. Virginia designated the Northern Cardinal (Cardinalis cardinalis) as the official state bird in 1950. One of America's favorite backyard birds, cardinals are distinctive in appearance and song. They are known for their "cheer-cheer-cheer," "whit-chew-whit-chew" and "purty-purty-purty" whistles.

Male Cardinal are a brilliant scrarlet red, females a buffy brown with reddish wings. Both have jet black mask, pronounced crest, and heavy bill. The Cardinal sings nearly year-round. The male aggressively defends his 4 acre territory (male cardinals have been seen attacking small red objects mistaken as other males).

Northern Cardinals breed 2-3 times each season. The femal builds the nest and tends to the hatchlings for about 10 days while the male brings food. The male then takes over the care of this first brood while the female moves on to a new nest and lays a second clutch of eggs.

The Cardinal is also the state bird of 6 other states: Illinois, Indiana, Kentucky, North Carolina, Ohia and West Viriginia.

MARRIAGE & THE REAL ESTATE PROFESSION

Tomorrow is my 7th year Wedding Anniversary!!! Wow, it seems like much longer than that. I'd like to share this as it pertains to my (and possibly others) career in real estate.

It hasn't always been easy and it hasn't always been a pleasure!! There have been ups and there have been downs. But, through it all I love my husband, John and I love being a Realtor®. I am glad that I chose to marry John Smith (yes, really, that's his name!!) and I am glad that I chose to be a Realtor®.

It takes work, hard work. It takes effort. It's like a beautiful rose bush, it requires constant pruning so that you can keep getting more beautiful roses.

That applies to marriage and to the real estate profession. You've got to do things to keep your marriage spicy and fresh. And in real estate, you must continue to keep abreast of new ways to market yourself to keep things fresh as well.

In marriage, you learn, which helps you grow. Being a Realtor®, we all know that you are always learning something new and thereby growing as well. We make mistakes in marriage, in our careers and life in general. I know that it is how you recover from those mistakes that sets the stage for the future. We learn from mistakes and we are able to share what we've learned with others.

So, I leave you with this, (because these are trying times of this biz), DON'T GIVE UP. I will not retreat on my marriage nor real estate no matter how difficult either of those may be at times. I look forward to many more years of marriage and real estate!!!!

How do I price home my home to sell? Good question! Do you want it to sell sooner or later? I bet you'll say sooner! In that case, pricing your home correctly is critical to the end result that you desire. Read on to find out more...

FIRST, NEVER, NEVER select your REALTOR® based on the list price they recommend. Although, a higher list price could result in a higher net to you, just the opposite may oocur and often happens. You have an overpriced listing. It is far more important to select a REALTOR® who is will tell you the truth, even when it's not what you want to hear. Choose your REALTOR® based on their expertise and their specific marketing strategy for your home.

SECONDLY, You need to look through the eyes of a prospective buyer. What homes will they be looking at in addition to yours? How does your home compare (Price, Condition, Size) to the others. Your REALTOR® will help you establish a price range to position your property to sell. How fast you need to see as well as condition of your home will be KEY factors in narrowing this price range.

NEXT you'll need to analyze the effects of appraised value. What does that mean? It means that 90+% of all buyers get mortgages, most purchases are subject to an appraisal. Because appraisers appraoch value from a different perspective, it can often result in a different price. They look at closed sales within the past 6 months to determine value.

KEY things to REMEMBER:

1. VALUE is determined by what a buyer gets OUT of a product...not what an owner has in it.

2. Surrounding property values influence the selling price of your property.

3. Prices in a real estate market rise and fall over time.

To sum it all up, one can safely say that your home is worth what a buyer in today's market is willing to pay for it. Much like shopping for a car, home buyers make their choices based on comparisons to similiar homes. That is why pricing your home is the SINGLE MOST IMPORTANT decision you will make in marketing it and ultimately selling it!!

"Our members do so much more than help buy and sell homes." They recently helped paint a home in conjunction with Housing Partnerships. In addition, two recent fund-raising events show that our members care for and about the community, " says Linda Linsman, CEO of the Williamsburg Area Association of REALTORS® (WAAR).

Supporting worthwhile causes is one way that Realtors® can and do give back to the community that supports us by giving us the opportunity to serve them with their real estate needs. Proceeds from the 10th annual golf tournament, held earlier this month at the Golden Horeshoe Course, were donated to FISH, The American Cancer Society and Housing Partnerships.

Other causes supported by local Realtors® and WAAR affiliates through their Community are local Volunteer Fire Departments, The American Heart Association, Make a Wish Foundation, the Salvation Army, the Angetl Tree Program, and Child Development Resources. "All of these projects and involvements are in addition to what our members do though their individual companies' charitable programs. GONE GREEN! WILLIAMSBURG, VA Hospital Honored!

HONORED for going GREEN!

Sentara received the PARTNER RECOGNITION AWARD last month at Practice Greenhealth Environmental Excellence Awards in Pittsburgh. The awards are give to facilities that are working to eliminate mercury from healthcare centers, prevent pollution and minimize waste.

The hospital has removed 41 pounds of mercury. The EPA recognized this hospital for its mercury removal efforts. From November 2007 to April 2008 the hospital recycled 65,000 pounds of materials.

Sentara Williamsburg Regional Medical Center has been recycling paper, bottles, cans, light bulbs and batteries. They've even been recycling cooking oils & certain chemicals used in the laboratory. The hospital has switched from gasolined operated golf carts to get around the grounds to battery powered golf carts. Way to help save the earth!!
