      <title>It has been a long time!</title>
      <description>&lt;p&gt;ALT Property Management is growing! I was sitting down this December looking at our vacancy list and was thinking to myself that there were plenty of vacancies to hire a second leasing agent. Then January hit and we filled almost 30 units in a month and a half. Needless to say i was stunned from a almost whole page we dropped down to a couple lines.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What were we doing differently?&lt;/p&gt;
&lt;p&gt;Advertising has been a very important almost since our conception. I was frustrated with many of the other companies in town that didn't have service after five or took 1 hour lunch breaks so I hired people that I would pay straight commission had a salaried person double check every application and we were off and running. We have been working on streamlining the process as much as you can and feel that we have a pretty good check and balance system in place now. This made it easy for people to know what to expect and took a lot of anxiety out of the leasing process.&lt;/p&gt;
&lt;p&gt;Our new phone system allowed people to either contact the agent directly or leave them a voice mail which in turn meant that our receptionist had more time to answer the phone. One of the things that i have found in this new culture of instant gratification is that the first person to answer the phone will get the lead. People do not want to wait and so we removed the waiting. It has taken me by surprise how much this has increased our closing rates.&lt;/p&gt;
&lt;p&gt;Our signs have improved as well, I have been a big fan of the corrugated plastic signs and have found a place where I can get them for about 4.95 for single color, but I realized that it didn't have the purpose of the sign highlighted so I changed the FOR RENT to red, now people see it and know what the sign means. With all the advertising congestion of today we can not miss to market to the obvious readers our intent. Make your point clear and legible.&lt;/p&gt;
&lt;p&gt;Vacancies are at all all time low and people are looking to move from their foreclosed homes into something comparable. We provide them with quality service. It is high time that we remember what our job is. Tenants are more then inconveniences and many treat them that way. They are our customers and we need to fight to get and to keep them. So ALT is investing in follow up maintenance calls and complete coverage of first time callers. People don't want to leave messages to some voice on a phone they want to talk to people. ALT is up to the challenge are you?&lt;/p&gt;</description>

      <title>It has been a while</title>
      <description>&lt;p&gt;Active Rain,&lt;/p&gt;
&lt;p&gt;You have provided me with a good amount of leads and have created an outlet for advertising, how come I have left you then? Is it difficult to feed the machine that has given me so much? From my meager start to where we are at today I could not have asked for more and you Active Rain have made that possible.&lt;/p&gt;
&lt;p&gt;I love the easy way i can gain SEO credibility by simply using the correct tags. My blog post have generated much business for me.&lt;/p&gt;
&lt;p&gt;There is education that would take many lifetimes to receive within the pages of many of the members. There are always people interested in helping and I have found that many of my questions have been eagerly answerd. I miss Active Rain and my plans are to restart my feeding of the machine.&lt;/p&gt;

      <description>&lt;p&gt;I have visited BNI groups and have been underimpressed. Many of the people that are there are very unprofessional. It has been frustrating. So when I got inviting to another to another group I was not excited, but I am all about publicity and so I decided to venture out. This was a Chamber of Commerce Lead Generation and well it was pretty amazing. I recieved a hard lead and another Realtor who wanted to get together to see how we can work an agreement. We also ran into a plumber who said that he knew some people who owned rentals and were getting frustrated. He gave me their numbers....&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;BNI I went two times and received.... Tenants. I don't need Tenants right now I am 100% full and have a waiting list. I need more properties.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What have your experiences been?&lt;/p&gt;

      <description>&lt;p&gt;Well last week we got a Chance to go visit Peoria Illinois. We got a chance to visit Reliable Property Management. What a great trip. We got a chance to see how other companies were doing their business. We are still growing and every day brings along new things that we learn. Even when you think you know everthing about a subject I am always happy to see that I don't.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We were also reminded that believing in the community that you are encouraging people to invest in is important. We have always believed that and part of our mission is to improve the area one home at a time. There is a tall order but it can in fact be achieved. Believe in People and in communities and you can make people believe in themselves.&lt;/p&gt;

      <title>Working with other Real Estate Professionals</title>
      <description>&lt;p&gt;One of the considerations that I have been thinking about is the prospect of using other Realtors as my sales force. I have gone to a couple BNI meetings and was quite impressed with the ideas that were presented. Seeing that I do not directly have the same job description as realtors&amp;nbsp;I&amp;nbsp;would like to work with Realtors to help meet their clients needs.&lt;/p&gt;
&lt;p&gt;So my question is how&amp;nbsp;do I properly Compensate someone.&amp;nbsp;Up to date when i receive referrals even ones that&amp;nbsp;don't go anywhere I&amp;nbsp;send out&amp;nbsp;2 movie passes.&amp;nbsp;I understand that there is a $25 maximum gift certificate that doesn't need to go through a broker. More importantly how would you want to be compensated if the deal does go through?&amp;nbsp;Seeing that&amp;nbsp;my payment&amp;nbsp;comes&amp;nbsp;throughout the months...&lt;/p&gt;

      <title>Calling Spring Lake and Grand Haven</title>
      <description>&lt;p&gt;Just got a call from someone looking for a nice Rental Spot. They are going to be in town for one week and we need to line up some Rentals for them. i don't have a lot of contacts in Spring Lake and Grand Haven who own Rentals, but i am willing to show them yours. They are looking to pay between 1000 and 1200 a month with a year lease.&lt;/p&gt;
&lt;p&gt;I have a couple that I am going to show them, but I would prefer to have a whole list that we can show them. So if you have anything let me know.&lt;/p&gt;</description>

      <description>&lt;p&gt;First day on active Rain and I am featured. Pretty Lame if you ask me. It doesn't mean much if you can become featured in your area with 1600 points...&lt;/p&gt;

&lt;p&gt;Well anyways. I am new and I wanted to let everyone know that we here in Muskegon mean business. I want to take full advantage of this community and I am looking to help other people invest here in Muskegon.&lt;/p&gt;

&lt;p&gt;Does anyone ever complain they can't hear you?&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I frequently don't use my bluetooth when speaking to a client for the first time. I have been told that it cuts out sometimes. I use the Alpha Jawbone and love how it feels, but with Sprint and my Treo 750p I am told that it cut's out every once in a while.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What do you think? To bluetooth or not?&lt;/p&gt;</description>

      <description>&lt;p&gt;One of the things that drive us crazy is that we get good qualified Rental Leads and don't have anywhere to send them. Here at ALT we want to send them to a good home. If you have Rentals then we want to send you pre-screened Tenants.&lt;/p&gt;
&lt;p&gt;I want to be competative, but I am also looking to help our prospective Tenants. If I can help you maybe you will return the favor, but even if you don't then I helped my client and they are going to remember me, because I send postcards.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So just email my Office Manager Heidi and let her know you want to be on the mailing list. We send them out once a week on Fridays.&lt;/p&gt;
