I am trying to locate 2000 to 3000 square feet of medical office space for a physician. Acceptable locations lie in a line between Marietta GA and Mountain Park GA. Ideally it would be a ground-level space with excellent visibility to Sandy Plains Road. It has to be built-out already for medical office use (exam rooms with sinks, etc.) as the client doesn't want to refurbish a vanilla office space.

It looks like RaceTrac Petroleum is breaking ground at the corner of Hames Road and Highway 92 in Woodstock GA. Although Willow Creek residents might not have as far to go to get gas, I'm concerned about the potential for increased noise and traffic through the neighborhood that this is bound to bring. Does anyone have any ideas about how to mitigate against these risks? Also, RaceTrac is trying to sell off a +/- 1.73 acre parcel adjacent to the site they are developing; the parcel is just south of their corner lot. With real estate in the news daily, I've gotten quite a few inquiries about what has been happening with homes in Willow Creek (Marietta 30066 & Woodstock 30188). Below are the statistics for both homes which have been sold in the past 12 months (since 7/1/2008), and for homes which are currently on the market as of 7/1/2009. This list came out of FMLS today and does not reflect either homes sold by owner in the past 12 months or homes currently on the market for sale by owner. I'd like to get your opinions of the different chat forums out there. I'm planning on setting up a forum for our agents and brokers to have private discussions about our company's commercial real estate business. Of course I'd probably go with a free service as opposed to a fee service. Please let me know of your experiences with setting up, and moderating, a chat forum. I've heard of Yahoo Groups, Microsoft Groups, etc. but have not used any of those.

Have you ever lamented about how your personal digital information is scattered among several different computers, and you frequently find yourself without some useful information at the location you presently are at? I have.
I just purchased an external hard drive called "Black Armor" from Maxtor and love it. I have moved all my data off several computers and organized it on that portable drive. It fits in pocket, and I take it wherever I go. Furthermore, when you connect the drive to any computer, you will have to enter a password which you established when you first connected the drive in order for the computer to "see" your encrypted data on the drive. If you lose the drive, no worries as long as you make regular backups, as everything on the drive is automatically encrypted using the strongest encryption, and nobody, not even the most capable data recovery organizations, can obtain your data.
Don't forget to backup your data regularly to preferably another "Black Armor" drive which you keep in a secure location.

This morning our brokerage went to witness the foreclosure sales and tax lien sales taking place on the steps of the Forsyth County Courthouse in an area of Atlanta which has been booming. Our ears perked up when we heard there were to be 267 foreclosures. What was equally surprising was how many bidders/buyers there were for the properties (seemingly a lot less than 267)! A law firm hosted us and held a class right then and there on the courthouse lawn while the sales were taking place, providing us with lots of useful information. There are an awful lot of things to consider when considering buying a forclosure or tax lien; hiring an attorney to do the preliminaries and get you started is cheap and highly advisable!
The number of commercial forclosures seems to be climbing quickly, if property listing databases are any indication. Many commercial property owners have 5 year loans with balloons and are having trouble refinancing, even with interest rates still low. With rates seemingly about to start climbing, it will only get more intense for them. The situation with commercial will likely take considerable time to get to the bottom, but that presents a grand opportunity for anyone with money, or access to funds, to prepare their game plan and take their time searching for a commercial investment property.

The market index covering the broadest spectrum of our equity market, the Dow Jones WILSHIRE 5000 index, and the only market index remaining which had not broken below the Nov 20 lows as of Friday's close, just today 3/2/09 fell out of bed and crashed through the floor by the close. As close to the truest definition of a bear market as I've heard of. But since the CBOE Volatility Index is near its all-time-high, I'm guessing that a bottom is approaching soon, and we may see it following Friday's jobs report numbers ... but, we may also see the DJ Industrials plunge below 4000 in a capitulation-style sell-off. This is not iinvestment advice; do your own due diligence. And may you prosper!
