These are just a few of the different variations I’ve seen on the spelling of Home Staging.
For those of us that are in the home staging industry, we may find ourselves cringing when we read those words.
The truth of the matter is that we’re still in a relatively new industry. With reason, we should anticipate that there’s going to be some confusion as to how exactly spell Home Staging.
In addition to misspellings (jeez, I hope I spelled that correctly (smile)), I recently received a google alert on "house staging." While I've never personally referred to what I do as "house staging", I suppose I could.
I'm curious as to the other spelling variations on Home Staging as well as the different phrases used to describe the process. For example, a couple years back, I recall a blog on home staging being referred to as "house fluffing." That particular post drew some funny comments on what "fluffing" means.

We're all looking for low-cost solutions and I have a few up my sleeve that can help tremendously. As a professional home stager serving the Atlanta, GA area, I've seen these tips implemented with great success.
A trip to a local home improvement store and a discount home decor store and for less than $100.00, you can easily help transform your bathroom and help turn it into a showcase of a room.
Here are a few low cost solutions:
Re-caulk - One of the easiest and least costly items is to remove the old caulk and replace with new. A tube should cost approximately $6.00 and can be used to caulk around the sink and bathtub. You're going to be amazed at just how big of a difference it will make.
Toilet Seats - Replacing the seat will create a fresh clean look. Replacement costs can vary greatly. A low cost solution would be approximately $12.00
Cleaning Supplies - Removing the film from shower doors, bathtubs, sinks, etc... will help make the bathroom shine. Approximate cost $15.00. But don't stop there. Cleaning the faucets and mirrors will further make it shine.
Replace Towels - showcasing a set of fresh and fluffy towels will make the room inviting and welcoming. Two bath towels and two hand towels can be purchased at discount home decor stores for less than $25.00.
Store your personal hygiene items - a real simple solution is to purchase plastic bins that you can then store under the sink. Approximate cost - $4.00 per basket.
Replace shower curtain and hooks - small change, big reward. Shower curtains (and nice ones at that) can be purchased for as low as $7.00. Hooks can range from $5.00 to $10.00
Replace light switch covers - Another extremely low cost solution that can truly make a difference. Approximate cost $3.00 per switch.
Paint - A simple, yet very effective solution is to paint the walls. The average bathroom should take no more than a gallon of paint. And while paint prices can vary greatly by product and by store, a real low-cost solution is to look in the oopsie section. The oopsie section contains paint that, for whatever reason, didn't turn out to the customer's satisfaction. A gallon of paint typically goes for $5.00 a gallon
In addition to the solutions above, there are some no-cost solutions that will also help. Here are a few tips to further help transform your bathroom:
Remove toilet seat covers
Toss all items under the sink that you no longer need or use.
Wash floor rugs
Shop within your own home for artwork that you can use in the bathroom

How This Atlanta Investor Sold His Home In 24 Hours
As a professional home stager in Atlanta, I've had the distinct pleasure of working with many investors. What I've discovered is that most have worked staging into the budget - resulting in home after home getting professionally staged. In minutes from now, I'll be heading out the door to stage a home in Smyrna, Georgia that has appeared in multiple magazines. Yes, the home that beautiful. From the outside in, it is a home I haven't stopped "gushing" about. This home has some of most incredible pieces of furniture and accessories that it simply blows me away.
So, why has my company, HomeStagingAtlanta.com been called in to home stage this home? Because it absolutely needs it and needs me. Yes, you read that correctly. The seller knows it's a must as well.

There are so many accessories that none of the true features of the home are standing out
The furniture, in its' current arrangement, is perfect for living. However, for selling - not so good
The furniture pieces in this home tend to lean towards the "large" size. As a result, we need to pare it down as the items are consuming the real estate the room has to offer
I'm also super anxious about today because I had been asked to arrange for a real estate agent to see the home as well. I read an interesting blog post this morning written by a Broker/Realtor by the name of Loreena Yeo. In it, she describes a home in Texas that would have a much easier time of getting their desired price if they would only seek the advice of a professional home stager and an agent that believes in the value of staging. You can read the entire post here. As a professional home stager in Atlanta, Georgia, I couldn't agree more. I've had the great privilege of working with many home sellers and have not only helped them obtain their desired price but also have helped them sell more quickly.
Case in point, this town home, pictured below, had sat on the market for 2 years. The frustration the homeowners had experienced had reached an all time high. With reason. Two years is an incredibly long time for a home to sit. The agent who had this listing had used us in the past and had recommended that they have the home professionally staged.
In the initial visit, I entered the home using the buyers-eye. My objective is to try and emulate the same experience the potential buyers were experiencing. In this particular home, I simply wasn't connecting with the home on an emotional level. The home was empty; void of anything that would allow me to envision living here.
After we staged the home, I remember locking the door behind me and knowing with all the certainty in the world that we'd be de-staging this home soon. I was right. The home went under contract in less than 8 weeks after we staged it.

A few weeks ago, I got lucky. Michelle Minch was visiting Atlanta and I happened to have a staging scheduled during her visit. Before Michelle arrived, we had spoken on the phone numerous times. Atlanta Vacant Home Staging - Before & After Pictures Included
I almost labeled this post; "How to Add Warmth" to a room. It's simply amazing how bringing in a few chosen pieces of furniture and accessories can do for a room. As you can see the before and after pictures of our home staging below, the room took on a whole new persona after these items were added.
As for the before picture - one could possibly describe this room as plain and boring. It's also very likely that a prospective buyer, when visiting the home, would take one quick look and be done. As for the MLS listing photo - there's nothing too exciting about this room that would help drive them in.
