About 50% of the buyers that I work with are "first-timers" and the thought of finding an affordable home is often daunting. To help simplify the initial home search, I would recommend starting with the following neighborhoods: GRANT PARK real estate (Zip code 30312) If you have about $300,000 to spend, you can get a 2 or 3 bedroom home in Grant Park that is in pretty good condition. Real Estate Pricing Strategies... new research - 02/21/08 09:30 PM
I just heard about a recent study completed by Cornell University, regarding the pricing of listings... and the perception of potential buyers. Cornell's study evaluated 27,000 home sales in Florida and Long Island (including a control group) and found that customers perceieve round prices, such as $225,000, as being higher than prices such as $225,682. The study revealed that round prices (such as $225,000) resulted in a lower final sales price AND that for every zero in the in the last three digits directly correlated to a lower final sales price. When I work with first-time home buyers, they always ask "Which Intown Atlanta neighborhood do you recommend?" My answer was always OAKHURST, as that is where I bought my first home five years ago. It was definitely a good move that the time -- home values in Oakhurst have skyrocketed over the last five years. So much so, that it is sometimes a challege for first-time home buyers to find a renovated home under $350,000. Not impossible, just a challenge! As one of Atlanta's oldest neighborhoods, Grant Park is known for its history, its family-like environment and simple living attitude. Grant Park has its own neighborhood associations, which strives to, promote and strengthen the neighborhood... they also hold several fantastic annual events throughout the year. Atlanta Homes, Condos & Lofts for Sale Located just off of Dekalb Avenue, near Candler Park, Inman Park, Little Five Points (L5P) and the Edgewood Shopping District, Arizona Lofts has a fantastic community feel in an urban setting. Each loft is UNIQUE, unlike many others around the city with that "cookie-cutter" feel. The development also features a salt water pool, which is great, but the developers went one step further and created a doggie cabana adjacent to the pool so that your pup can play while you take a dip in the pool. The Atlanta real estate market is still fairly strong, but buyers expectations are on the rise - they expect clean closets, neutral paint colors, and simple furnishings. Many of the sellers I work with ask me this question before we put their home on the market and my advice varies based on the situation.
