Kirkwood Atlanta Home Sales Update for October 2011 It was a pretty quiet month for Kirkwood Atlanta home sales, with only 7 homes selling in October. The average home sales prices were up from the previous quarter, with the average sale price up more than $20,000 ($197,296 versus $228,700).  October's average sale price is close to what we had in the Spring, so hopefully it is a good sign for 4th quarter! Decatur is one of my favorite places in Atlanta, especially the City of Decatur (zip code 30030).  It features some of Atlanta's most popular "Intown" neighborhoods, from Druid Hills to Oakhurst and Downtown Decatur.  Home values haven't been as impacted as neighboring communities and foreclosures are few and far between.

In Atlanta, homes that are priced correctly the first time they are listed sell in 24 days (on average) for about 97.2% of the listing price.  Homes that price too high stay on the market for almost 200 days and sell for about 75% less than the original listing price.
It is so important to create a sense of urgency with the buyers in this market. If your home is in good condition in a good location and priced fairly, buyers will want to jump at the opportunity to purchase your home!

Important Tax Deductions Ending in 2011 - 11/26/11 12:21 PM
I'm sure that you are busy with Black Friday sales and decorating the Christmas tree and don't want to think about the dreaded 5-letter word -- T-A-X-E-S.  
After just reading a great article, I wanted to share a few important real estate related tax deductions that end in 2011 and there are a good chance that many won't be extended to 2012:
