Now that Christmas is over, most of us will be taking down our Christmas trees in the next week or so. I personally cheated this year and purchased a "faux" tree, but for those of you purists with a live Christmas tree, please consider recycling at one of the many drop off locations in Metro Atlanta. Through early January (most are thru January 7th), organizations and stores from all across metro Atlanta will be accepting live Christmas trees, including the most popular "One for the Chipper" program. So instead of your beautiful tree ending up in a landfill - or (0 comments)
Over-Reaching 1099 Bill For Landlords Repealed - 12/29/11 12:57 AM
With tax season just around the corner, I'm sure that many of you are gathering paperwork, documenting expenses and looking for deductions! One of my fellow Active Rain bloggers has a ray of sunshine for rental property owners this tax season. It looks like filing your income taxes will be a bit easier for landlords this year... Via Nathan M (Rentec Direct Property Management Software): As you may or may not recall, depending on how close-knit you are within CPA circles, there was a significant new tax consequence and reporting requirement introduced for landlords within the Small Business Jobs Act and the healthcare (3 comments)
The next listing was in Kirkwood, another popular Intown Atlanta neighborhood. This home was on the market for 5 weeks... Last but not least, is a charming ranch in the very charming City of Decatur. I am amazed at the power of YouTube and have made video creation (and posting on YouTube, of course!) one of my top "to dos" for 2012. All of my listings will have at least one video, real estate advice will be available, and hopefully lots of rave reviews from my home buyer and seller clients! Even if you aren't in real estate, you may be interested to learn about all of the recent changes and enhancements on YouTube. One of my favorite bloggers on ActiveRain did a fantastic job of summarizing all of the updates... [Thanks Katerina!] Via Nestor & (3 comments)

Marketing your home in the Winter: December 2011 Challenge - 12/13/11 10:20 AM
If you are thinking of selling your home this winter, to follow are some fantastic tips from a fellow ActiveRain agent. Here in Atlanta, buyers may not be wearing snow boots or walking up icy driveways, but I think it is critical to turn all of the lights in the home on (using regular light bulbs) and I like Jenifer's idea of turning your outside lights on, even when you aren't expecting a buyer to visit your home. In our area, I would also recommend planting pansies or some other colorful flower or shrub that can stand up to the weather. (0 comments)

From August 2010 to September 2011, Standard & Poor's Case-Shiller Home Price Indices reports that Metro Atlanta home prices fell sharply (to a new low) - which is suprising because on a national level, home values are up 0.1%.
