Don't believe the hype, homes values aren't down everywhere....

They are not, it's all really relative to your market.

That's the problem with a lot of the national news coverage you hear, they report Real Estate/home value news, that's based on a broad view, and tend to generally paint every area with the same paintbrush.

This is absolutely not true, and any Realtor, who knows their stuff will tell you Property value is based on the individual market.

lol..now, that I'm off my Soapbox :P I'll get to the good stuff. :)

The Austin-Area market is doing Great!!, and we're currently celebrating our 2nd highest year in Austin Real Estate History, which means that homes sales, and our average median home price is up!

Austin Homes sales are up 4%
Median sales Price is up 7%
Austin-area homes are staying on the market for about 4 months

this is compared to a national view that home sales are down about 13%, with median home prices down 6%.

So if you're in ATX (Austin) Now is a great time to buy, the interest rates went way down last month, I'm talking in the 5.something% range , and are kinda beginning to stabilize now, but, I expect that they'll still be decent for a while. I got a quote last week for 6.25 on conventional, and 6.125 on FHA, which is still pretty darn good, i think.

So if you want to search for homes in the Greater-Austin area, e.g, Austin, Pflugerville, Round rock, Leander, Cedar Park, Hutto, Elgin etc areas click here and begin your search I'll bet that you can find something in your price range, that you like.

LOL!,

well at least one German Police department thinks so :P... basically a police station in Duesseldorf, Germany is outfitting all of their police dogs with itty-bitty shoes...so those lovable big critters wont be getting their feet dirty anymore :P.

The rational is that their pampered-pooches (German Shepherds and Belgium Shepherds) have been cutting their paws on glass and things like that while working, so they will get to wear fancy lil blue shoes to match their cop partners :).

Killeen, Round Rock, Austin, Texas: Killeen has the lowest average home price in any market in the nation while still maintaining quality. Round Rock and Austin have seen incredible job growth and very stable home prices despite the downturn nationwide. Jobs continue to grow here -- a factor for keeping inventory low and prices stable.
Mission Viejo, California: Mission Viejo has the lowest crime statistics in the nation. With no murders in 2007 and a low rate of violent crime, this is a good place to raise a family. Prices are relatively stable, and the job market in the nearby cities of Irvine and San Diego means there is consistent demand from job seekers.

Honesty, it's hard for people to believe me when i travel out of town and tell then that Real Estate is relatively stable here in the Austin-area, and this problem of misconception is somewhat prevalent even here in Austin, cause hey, lets face it, everyone watches 20-20, but the thing that most people don't realize that even though, the nation is feeling the crunch, from all the mortgage industry issues, there are still some great areas to live/invest into..and that the state of property ownership, and value really is defendant on where you are, and what's going on around you.

Boy am I glad I live in Round rock, TX, and I'll bet you'll be happy about it too, when you move here ;)

In short, we are voting for prop 6 to stop the government from unfairly taxing vehicles used by people who use one car for both personal and business purposes. This will affect Realtors, Mary Kay/Avon people, Pizza guys, Contractors, Consultants..etc...basically anyone who uses one vehicle for both things. So if you're a Texan and have the right to vote, then VOte! Early voting ended today, but you can still vote on the actual voting day November 6th.

So Please Go out and vote FOR 6 on the 6th!!!

...Well at least not yet. :).

Usually, we would turn our clocks back on the last sunday of October every year, but remember back in 2005 the Energy Policy Act changed all of that. We are set to fall back and turn our clocks back an hour next Sunday, Nov. 4th at 2am.

And no, your machines haven't gone mad, it's just that any electronics with clocks made before 2005 are likely to be affected, so until Sunday, you'll have to annually adjust it, and then adjust it again on Sunday, or you could of course just leave it be till SUnday, and it should be ok!

So don't forget!, Fall back on Sunday @ 2am :)

LOL...and yes, there is actually a small town for sale down here in Texas...about 70 miles outside of Austin called Albert Texas..although the asking price is $2.5 Million, the last I checked the ebay bid was well below 10K :).

Albert Texas is about 13 acres, has a School house, a dance hall and an ice-house

Vote FOR Proposition 6 on Nov 6th to stop unfair taxation that will hurt anyone, not just Realtors, who uses their vehicle for business & work

Or vote today..early voting is going on till Nov 2nd, otherwise Vote YES for 6 on the 6th :) .

You're probably wondering what Proposition 6 is, and why you should be voting FOR it?

This is important for anyone who uses their car for business and personal use.
In simple terms, proposition 6 is an amendment being proposed, so that people who use their cars for both business and personal use, will not have to pay property taxes on their cars.

Protect your car and yourself ... from unfair taxation
Texans have an opportunity to protect our cars from an unfair tax by voting for Proposition 6 on Nov. 6! TEXAS Chili Anyone??

So, even though I'm not a native Texan, I have come to learn a few things about Texans since I've been here. First if all...the truth that everyone know, which is that everything is Bigger in TExas! Bigger hats, bigger Football, Bigger Plates, Bigger Land!, and of course Bigger houses for your money!

Another thing about Texas is that Texans love to make everything uniquely theirs ( I would say ours, but I'm still earning my stripes ;)) for instance we have Texas Burgers, Texas Steaks, Texas Chili (I'll talk more about that later) and even Tex-mex food :)

Have you ever seen anyone else wear a T-shirt that proclaims pride about belonging to their state??

You don't see many people with "Proud to be a an Illinoisan" plastered across their chests on shirts or even on skin.

(I can attest to this, cause I lived in Chicago for quite a while, once upon a time). Texas is a Unique place, and if you're ever considering relocating, to somewhere that's warmer, and maybe a little bit friendlier, and not to mention Unique in many ways think about Texas; more specifically think about Austin, TX. It's not the Biggest city in Texas, but neither is it the fattest, or most congested ;). I dare say it might actually be the most beautiful one...so hey, maybe that's part of why they picked it to be the capital ;)

So onto Texas Chili :), which is traditionally made without the beans down here in Texas. Independence title held their 3rd annual Chili cook-off last week in Round rock, TX.

And Our Williamson county Keller Williams office competed against other Real Estate Agencies and title companies, and ended up taking away 2 out of the 3 Prizes awarded that day :)...GO KW. One for People's choice, and one for SHOWMANSHIP!....and boy oh boy did we earn that one :p. Our theme this year was "Knock-out Chili".

So we Created an actual Boxing ring around our tables, complete with punching bag, boxing gloves, and even a cow-bell we used as the round bell :). We were able to claim the prize with all of this, along with a staged boxing match b/w a supporter and myself :). I got a great big kick out of this, since I have my own gloves, and they actually do get used :). Each each got knocked-out and caught by other KW agents in concurrent rounds, and had a great great time, and made way too much noise :)...but hey, we won, and we had fun doing it.

Round Rock's getting connected!

After years of having no reliable and inexpensive public-transportation way to get from Round rock to Downtown Austin, and back, The City has finally responded with a new Bus system that will connect Round Rock, to Austin's Capital Metro lines.

They plan on actually hiring a private bus company to get it started soon. They expect it to have a stop near Downtown Round rock, where people can take the bus to the Tech Ridge Park and Ride lot, by I35 and Parmer.

Round Rock is growing rapidly, and because of that, there is a need for a lot of people for this type of transportation. I think it'll also attract more job-seekers to Round rock, and help those who are trying to find an easier way to get to work now. The city fears that it might not get enough use out of the service, but they plan on having a re-evaluation in 3 years to see if it's going as planned; that's a good idea, on the surface, I mean as far as tax-payers money is concerned, I just hope that those that need it will use it, and wont have to go back to not not having it, just because it hasn't reached a state-defined usage number.

Anyway, as Round rock, continues to grow the need will continue to arise, so even if it stops in 3 year, it'll probably be back once again.

Kayaking On Town Lake in Austin, Texas

I lOVE Kayaking. It's one of the most relaxing things to do. My husband and I go to town lake in Austin as often as possible, and try to get our friends to go too, but most of the ones who live here, don't want to try it, and are missing out indeed.

Because whenever we have guests in from out of town, we always take them out there. It's just another one of the charming things about ATX, the fact that you can go out and rent a Kayak for about $20/hour, or $30 for the whole day at the Texas Rowing Center, which is what we usually do.

We've tried the two person Kayaks, but have learned that you have to be totally in sync with your partner in order to go in a straight line, otherwise you'll end up going in Circles...like we did this day :p

Not a happy day :(

So needless to say, we've decided to stick to one person Kayaks, and have fun that way..well except for that one time we did a tri-Kayak, but that's another story :p.

All in all, we have a great time out there, and I highly suggest if you're ever in Austin, or if you live in Austin, and haven't tried it out, to throw caution to the wind, or maybe even step out of a box of yours and grab a raft, and row down the lake.

It's serene, it's calm, and it's simply a good ole fun Austin-time :)

Flipping pages in Round rock Texas

That's pretty much part of what I do every day living in Round rock, TX :), and most of the pages are provided by the wonderful Round rock Library. :)

I love reading, and being that I also like saving money, the Library is my one-stop shop to satisfy my word-appetite. It's also a great place to take classes on anything including Computers classes, Genealogy classes, Reading classes for Kids & Teens, and even Dog-obedience classes.

I am yet to try many of those classes, but I definitely make great use of it for borrowing books, and sometimes even Educational Dvds and Cds. I haven't quite gotten into the books-on-tape thing, but who knows, maybe one day. It was the place that I was introduced to James Patterson books, and got totally hooked :),I've actually read almost of books of his since January :), but it's great, and I've recently gotten into some Sophie Kinsella books too for a change of pace.

I love it when I see parents bringing their kids into the library, It's got to be wonderfu sharing a love of reading with your kids :), It's something I plan to do, when we have ours; cause if anyone thinks that I like to read a lot then they haven't met my husband :p..Boy-O-boy, he's beyond an avid reader...he goes to the library and comes back home with a Stack of books...never less than 5 thick hardbacks

Anyway, every town has one, so I wouldn't say that there's something entirely unique about Round Rock Library, because I had the same love for the OakPark Library when I lived in Chicago. So, basically this blog is just give you a little push to check out your town's library, and see what wonders it holds for you....you might even find some good books for business in there too ;)

Loving Austin's Landscape

As a Chi-town transplant to Austin, I really have a great appreciation of the beauty that is present in this great city of Austin Texas. In one of my previous blogs, I talked about the new lake in Pflugerville. This time, I'd like to highlight another Austin-Area Gem :). This one is called Mount Bonnel. It's a mountain off of FM 2222 made entirely of limestone that is over 200 feet above sea-level, that looks down to Lake Austin. It's been around for centuries, but was only dedicated as a park in the 1930's or so.

Mount Bonnel absolutely breathtaking view of Lake Austin, a man-made lake actually (which is fed from the Colorado River). This is one of the places, where high-end homes are present in high-volumes in Austin. But for those of us who don't have a home down there off of the lake, the actual park up there, is one of the closest places to heaven down here in Austin, and going there, makes you really think about how Great God's hand really must be, if he can help man make such beauty, not to mention the skyline up there, which man had nothing to do with :)

My Husband and I don't go there very often, but we make it a point to take all of our out-of-town guests up to the mountain, so I think we've been there twice this year.

Bob Barnes, president and chief executive of International Bank of Commerce in Austin, said he foresees the market remaining healthy for the next couple of years, based in large part on strong job growth.
Ryan Sweet, an economist with Moody's Economy.com says, Austin's housing prices, though relatively high for Texas, have never gotten out of whack as they did on the East and West coasts, he said, and the Austin economy is strong.
"The Austin market seems to be a different animal from the rest of the country," he said.

We are currently experiencing a condo building boom down here in Central Texas, but more importantly than that, we are still in good shape when it comes to Real Estate here in Austin, as I showed you in the quotes above, leaders in their fields have said that we are a different animal :). I kinda like the sound of that :), Austin, Texas is a different animal, and our animal is one that is one that is surviving, while much of the rest of the country, outside of maybe Charlotte, NC are faltering.

We're not completely immune however, because, we have had a 2% drop in sales this year as compared to last year, but experts say that that's mainly because of the sub-prime lending saga that's going on now-a-days, especially for some 1st time homebuyers who have not been able to qualify for conventional loans.

So even though, we've had a 2% decline in sales, it kinda was expected; we're seeing declines in sales of the lower priced homes of 140K and below, but sales are strong in the 500K and 900k ranges....Lol, I guess, so, cause most people buying a 900K home, probably don't have much trouble qualifying for a loan, if they use one at all.

All in all, I am happy that I'm a Realtor in Austin, and I hope that the rest of the country picks up too.

Lake Pflugerville a Nice new addition to Pflugerville, TX

Pflugerville is located in the Greater Austin area, and has a population of about 28,000. It's a Cute lii' city, and is fast growing. Lake Pflugerville is the latest great addition to this city. It's main purpose is to enhance the water supply in the area, but it's side-effect, is a great one.

It's a great place to bring your non-powered boats, go fishing, walk/run around the track that surrounds the 180 acre reservoir, and to even have a picnic or a barbecue. Just another source for family fun in the North Austin Suburbs. I'll post some pictures as soon as I go by again.

Round Rock Artisian Stroll

Round Rock, TX is one of the booming towns in the greater-Austin Area. Most of it's growth has been and is continually sparked by the influx of Dell Employees, which is the biggest employer in Round rock TX, and one of the top three employers in Austin. There are a number of events and festivities that happen in Round rock all the time these days, but by far one of the cutest events is the Artisan Stroll in historic Downtown Round Rock, right around the corner from the world famous Round Rock donut shop. The stroll is a free family-friendly event, where Artists, musicians and performers come to entertain, and some even sell their products

The Stroll used to happen on every first Thursday of the month, but it has recently moved to 2nd Sundays and is still a big hit. I've been a couple of times, and each time, it's reminded me why I choose to live in Round rock myself. The vendors are friendly, and the people are happy, it's a great place and time just to take a walk, and meet people. Just one of the other charms about Austin, a city with a down-home feel :)

Californians changing the scope of Texas Real Estate.

According to the Austin Statesman's Jean Kwon, and just by virtue of visual confirmation after paying attention to the Austin or Central Texas Real Estate Market, it's not hard to see why Californian natives are migrating to Texas in droves.

The biggest reason is the discrepancy in Prices of property out in California in comparison to property Prices down here in Central Texas. The gap is phenomenal, and you are readily able to see that you can get almost twice the house for about half the price here in Austin, than you can in most, if not all the locales in California.

The cultural Diversity, Austin's moto is "Keep Austin Weird" and basically what that tells you is that Austin has all kinds of people, the young, the older, the Artistic types, and Texas' version of silicone valley (Austin is a Big Tech-city).
Less than 20% of Californian's can actually afford to buy a home out there; as compared to 50% of the rest of the country

According to the Department of finance, California is actually loosing more people than it is gaining, for the first time in almost 10 years; mainly because the owning a home is a dream that a lot of them will not be able to see if they stay there, or if they move there. Markets like Austin, Texas are very inviting to people who are looking to get more for their money in terms of housing. And because of that people and especially Californians are moving here in droves, they can come here and build mansions where that same money could barely get them a 2000sqft home in Cali.

Austin's a great place to be, and speaking from the perspective of a person who migrated here, herself from Chicago, I can tell you that it is worth it; because of it's charms, climate, scenery, and tech jobs, of course, but mostly if you want to own a home. :)
