Found A Fun Way To Drive Traffic To Your Website

Qassia is a new Web 2.0 site that's in beta test, and it looks like the growth is explosive. It's sort of an article site, but not really, it publishes what it calls "intel", which they define as a tidbit of information about a person, company, place, event, or thing. So you can post snippets of information as well as full articles there, the place is much more relaxed than an article directory.

For example, instead of having to get an article approved by a place like ezinearticles.com and having to jump through those hoops, with Qassia you submit your intel, and it goes live after 10 other Qassia members screen it and rate it. That usually takes 10 to 15 minutes and your intel is live. Your intel can have links to your site, just as any other article can.

But here's the cool thing. Qassia pays you (sort of, but don't get excited yet) by adding Qassia dollars to your "net worth". You get paid up to $15 to screen intel, you get paid on average $100 to add intel to the site (more if it's exclusive to Qassia and good quality), and you get paid to refer members to Qassia.

I've had some fun screening intel for them, it gets sort of addictive, the pages show intel that's waiting to be screened, you read it, you rate it, and you get paid (not cash, unfortunately).

I've seen some real interesting articles in my screening time.

Though you don't want to waste all day doing it, it's a nice break, and it might help you build up your net worth to get extra link juice.

Want To Buy A Bank Foreclosure That Needs Repairs?

Many times clients have contacted me about buying a bank foreclosure or a banked owned property that needs extensive repairs. One of the programs that I talk to them about is the FHA 203k loan.

The FHA 203k loan program is HUD's primary program for the rehabilitation and repair of single family properties. It is basically a home improvement loan. HUD promotes this program as an important tool for community and neighborhood revitalization.

HUD also believes that the FHA 203k loan program is an excellent means for lenders to demonstrate their commitment to lending in lower income communities and to help meet their responsibilities under the Community Reinvestment Act (CRA).

FHA 203K Loan - How the Program Can Be Used:

This program can be used to accomplish rehabilitation and/or improvement of an existing one-to-four unit dwelling in one of three ways:
· To purchase a dwelling and the land on which the dwelling is located and rehabilitate it.
· To purchase a dwelling on another site, move it onto a new foundation on the mortgaged property and rehabilitate it.
· To refinance existing indebtedness and rehabilitate a dwelling;
The property must need over $5,000 in repairs to qualify. There is a low down payment of 3% of the property. Gift funds can be used for 100% of the funds needed to close.

Most costs can be financed into the mortgage, like finance fees and up to 6 months mortgage payments. You must hire a 203k specialist from a HUD approved list they will evaluate the property and approve the renovation funds.

There are up to 5 renovation draws, paid on percentage of the work completed. All the money that you do not use can be applied to the mortgage to reduce the principal. This is an owner-occupied rehab loan.

Recently a large church in the area, put together a database of members in business and did a directory.

How Do You Keep The Referrals Coming?

Almost any type of business can benefit from having a referral strategy. Although there are some businesses it doesn't suit as well Real Estate is not one of them.

A Referral - based business is not about getting more customers its about getting more referrals from the customers you already have.

It is much easier to convince people who are already sold on you to give you more business then to convince someone one you don't know to do business with you.

So how do you keep the referrals coming? Here are some ideas I have implemented in the past:

1.Let your clients give family, friends and associates a gift from you. An offer to do business at a later date.

2. Just ask for a referral when people buy from you.

3. Give over the top awesome service so that your clients are raving fans.

4. Keep in touch with your customers every month via newsletters, blogging, coupons etc.....

5. Present a seminar or information night for your existing clients and have them bring along friends.

I am sure you can think of other ways to keep a client for life and keep the referrals coming.

I recently tried to negotiate a short sale with Indy Mac Bank. We had a very competitive offer with comps to support the offer and they would not accept it.

We had an offer for $300,000 the most recent sold in the area was $290,000 with $10,000 seller help. The bank countered at $335,000. The client did not want to pay more for the property.

We had a foreclosure date looming but they would not cancel the sale. My rep told me to get him an offer for $335,000 that is all they will look at.

So of course we did not get an offer for $335,000 and the property went to foreclosure auction. At Public Auction the property SOLD for $254,500.

I have done a quite a few short sales but none as non-negotiable as this one with Indy Mac. Even if you add Realtor fees at 5% and 3% seller assistance the offer for $300,000 was still better than what they accepted at Auction.

Has anyone else had a similar experience?

When I Think of His Goodness and All He Has Done For Me.......

I got a call today from a client that I sold a town-home to 9 years ago. She told me she was ready to move up and buy another property. We started talking and she started to tell me about 5 years ago how she went through some really hard times but having the house was such a blessing because she was able to refinance and get back on her feet.

She said looking back on those hard times I did not think I was going to make it. She said my utilities were turned off and my phone was off. She said I didn't have food in my house but when I think of the goodness of the Lord and all he has done for me.

He brought me through and now I am making more money at my job, and I am ready to take advantage of the good rates and lower prices in the market!

I praise God for clients like this. It reminds me that what we do for them can be a blessing. Homeownership is a good thing. She told me if she had been paying rent she wouldn't have had any means to get out of her distressing situation.

When I think of his Goodness and all he's done for me - words just can not express!
