The Avon Indiana real estate market actually improved year over year for the month of December. More homes sold, although only by a few, the price increase is very positive, especially for homeowners who are tracking the market and want to sell their home this Spring.
I was interested to see how the numbers would pan out after November's deluge of first time home buyers closed. Remember, the original deadline was November 30th for first time homebuyers who wanted to take advantage of the $8000.00 incentive, so many were already scheduled and closed in November.

On a tour through some model homes in Parks at Prestwick in Avon, I saw it! Shades of orange, yellow, red and purple speckled the landscape and few leaves hitting the ground. Soon, too soon actually, the ground will be covered with leaves and the trees bare.
For now, I enjoy watching the leaves change color and seeing Mother Nature's Fall display. It is part of the beauty of living in Indianapolis where we have seasons.

The statistics for Avon remain steady and fairly unchanged. The average price of homes sold in August was $160,650., compared to $166,661 in July.  There are currently 95 homes pending compared to 91 last month.
As I research data and look at comparables, in both cities and neighborhoods, numbers do tell a story. Although, they don't tell the whole story, there is a story to be told.
The average square foot of homes sold in August in Avon were smaller than in July, therefore we would expect a lower average price. The average days on market also were down from 75 to 69.

Activity in the Avon real estate market  started to pick up in April. As indicated by the graphs below, the average days on market has decreased from 85.31 to 70.84.
The average price has increased from $177,279 to $181,912. This is a little high for our average and generally indicates more higher priced homes sold than lower priced homes.

Spring has finally sprung, both outdoors and in the local real estate market.
Last month was not normal, so I am happy to report that March seems to have brought a bit more life into the market. Let's hope we see the same in April.
In Avon we doubled the amount of both pending and sold properties. The average sold and pending prices were also up.
