Low housing for sale inventory levels in Seattle/Tacoma have helped raise area home selling prices. This low inventory level, together with rising demand, is help push home prices upward.
This observation is generally true around the country. Sales are up, prices are up aggressively (a good 10% year-to-date), and inventory is low.
