I was already planning on doing a blog post about the Loop 303/Bell Rd intersection work that began a week or two ago when I ran across the following presentation the ADOT (Arizona Department of Transportation) had made to the Sun City Grand homeowners association.
While road construction is never fun to have to deal with, these improvements will no doubt save lives. With the continued growth of the Surprise Arizona area and beyond out to Sun City Festival this intersection has become increasingly congested and more dangerous. More than once in the last year someone has been killed crossing over Loop 303, evidenced by the crosses and flowers at the side of the road.
Sometime in May one of the representatives of the ADOT came to our office to tell us about the work being planned for Loop 303. Most of the work up to this point was being done north of Sun City Grand. He let us know at that time they were going to begin work on the Bell Rd/Loop 303 intersection. We were told they would be doing a temporary overpass that would alleviate congestion during rush hour traffic times while making room for the bigger changes to Loop 303 coming down the road (no pun intended).
Of course the proposed work concerned the residents of Sun City Grand just as future work will undoubtedly impact Sun City West & Corte Bella residents. All along the way ADOT has been forthcoming with answers to questions and concerns. Growth is inevitable and the Loop 303 will one day be a welcome, and much improved, connection between I-17 up North and I-10 to the South.
For those of you considering buying or selling a home in Trilogy up in Peoria, AZ, I just posted resale home quarterly sales figures that go back to January of 2008. Sales were up this last quarter but the sad fact of the matter is, most of the homes were sold as foreclosures or short sales. Even the majority of homes not technically listed as a Trilogy short sale were still sold below the sellers original purchase amount.
In looking at the tax records it would appear there are about two dozen more properties that are scheduled to go into foreclosure. Some of these may be successfully negotiated as short sales but others you will undoubtedly see come up on my Trilogy at Vistancia Foreclosures web page. This is a great opportunity for buyers to pick up some gorgeous properties at a huge discount.
I also just posted all the Trilogy Floor Plans on my website. These are, of course, available on the builders website but for those of you unfamiliar with the different models I wanted to make it easy to refer to the plans while looking at the Trilogy resales.

I'm originally from Washington state (the Seattle area to be more specific) and in order to enjoy one of the BIG fireworks displays, you had to fight the traffic to get to one of the launching points. And if you wanted a good seat you needed to get there early in the day to stake your claim on the best spot. Then you had to fight the traffic to get back home and hope you didn't get run off the road by someone who had partied all day.
Here in Arizona it is SOOO easy to enjoy the fireworks going off all around us. I have two locations I could go to that are both only about 10 minutes (or less) away from where we live. The city of Surprise has a wonderful display right at the Surprise spring training stadium. You can take a blanket or towel to the stadium and lay down under the stars while waiting for the big show. But you don't even have to go to the stadium to enjoy the display. While not as spectacular, I can actually see the show from my backyard.
Every year though my husband and I go to a friends house in Sun City West to enjoy the fireworks display Briarwood Country Club has. Every year I am surprised they take on the expense of doing this for the community. I'm always thankful they do and oh how convenient it is. Gone are the days of fighting the traffic (and sometimes the weather) just to catch some 4th of July spirit.

Every July 4th we Americans celebrate our independence from Britain and the the Democracy that was born as a result. Thousands of people leave their homelands every day to come to the "land of the free and home of the brave". They too want the "American Dream".
Today, let's remember our troops who fight for the Democracy we so often take for granted. Lift them up in our prayers. Every day give them thanks for the sacrifices they make on our, and others, behalf.
