Zoning Restrictions for Horse Properties in Scottsdale, Carefree, Cave Creek and Rio Verde Foothills can be very challenging.
Each municipality has its own guidelines, then to complicate it further, you may have to deal with HOA restrictions if within a subdivision such as Granite Mountain Ranch.
We are seeing many properties being sold without the proper permitting in place.  To further complicate the situation the municipality may not have filed a judgement against the property of record.  Therefore, the unknowing purchaser may unknowingly purchase a problem that can have significant financial implications and even legal implications.
