1. Paint your property interior with neutral colours.  Property buyers are turned off by bright colours.  Buyers generally want plain walls and can see a blank canvas to add their own mark.  They do not want your mark on their potential home.  A pot of magnolia and a couple of paintbrushes is simple to purchase and cheap.  Plus you can then highlight the light airy feel of the property by having lamps and lights on when you have a viewer
2. If your property already has neutral colours then touch up small marks on the walls with a tester pot.  Fill in … (0 comments)

Buying - Think About Location - 09/09/07 11:42 PM
There is one credo that has always held true in the world of real estate: location, location, location. The same home in different locations can have a selling value that is vastly different, in either direction. For example a home that is in a new development area, with quiet, yet convenient surroundings will easily sell for more than the exact same home in a run down area with a lot of traffic passing through it.
There are several considerations that you should be thinking about when you buy a home and location is one of the most important. Take an hour or … (0 comments)

Making an Offer on a Home - 09/09/07 11:34 PM
So you’ve found the home you want to buy.  Now what?  You need to make an offer to buy the seller’s house.  Your real estate agent will have the forms you need, and he or she will talk with you to decide what terms you want.  Your agent will then write the offer for you.
There is more to an offer than simply stating a price you are willing to pay.  You will also tell how much money you are going to put down for the earnest money deposit.  This deposit is usually about one percent of the purchase price of the … (0 comments)

As the U.S. real estate markets shift in favor of the buyer, it is becoming ever more necessary to know your game before purchasing a home. In years past the sellers really controlled the market and we saw rapid jumps in price, bidding wars and some buyers on their heels trying to find a home that was appropriate and affordable. As the market has become more favorable to buyers we are seeing the result of that turn, buyers who could once command almost any asking price are stumped as to why their home is not selling within a week or two. … (0 comments)

Buying New Homes Vs Buying Existing Homes - 09/08/07 12:18 AM
According to Lawrence Yun, senior economist for the National Association of Realtors (NAR), the 2007 market puts buyers of homes at an “overwhelming advantage”. However, the NAR is also predicting that 2008 sales will increase due to a slow down in new home construction that is helping to balance out the market place. For those who are considering buying in this current real estate climate, the decision of whether to invest in newly built homes, or existing ones, can be pretty confusing. With fewer brand new homes available on the market, maybe you’ll get a better deal on a slightly older … (0 comments)

Buying a House After the Sub Prime Squeeze - 09/08/07 12:07 AM
The days of easy lending are clearly over. At this time last year, the money flowed. Predatory lenders signed people up for mortgages without paperwork, gave out loans that covered 100% of the home’s value and weighed them down with outrageous payments that exceeded their income. They’ve also tightened the purse strings - especially when it comes to the subprime market. Lenders are demanding documentation, downpayments and turning back to more traditional methods of qualifying loans. Those with a long history … (0 comments)
