&lt;p&gt;I started a blog last night called &amp;quot;What do you do next?&amp;quot;.&amp;nbsp; It was supposed to be more for people that don&amp;#39;t know if they should continue to market their home or if they should test out the rental market.&amp;nbsp; Anyway, before I knew it I was on a tangent about &lt;em&gt;short sale&lt;/em&gt; candidates.&lt;/p&gt;&lt;p&gt;This morning I wanted to reproach the subject of options.&amp;nbsp; As a seller in a market with more than &lt;strong&gt;57,000 listings&lt;/strong&gt; you need to have options.&amp;nbsp; Do you &lt;strong&gt;sell, sit on, or lease&lt;/strong&gt; the property.&amp;nbsp; The answer is different for every seller.&amp;nbsp; Several of the conditions rely on: how much &lt;em&gt;equity&lt;/em&gt; do you have in the property?&amp;nbsp; If you have plenty of equity your choices are much easier.&amp;nbsp; If you don&amp;#39;t have much equity...what do you do?&amp;nbsp; What sign do you put in front of the home?&lt;/p&gt;&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/3/5/8/4/7/ar119367303974853.gif" height="291" alt=" " width="480" /&gt;&lt;/p&gt;&lt;p&gt;If your only option is to sell your home then make sure to take every step to market your home to SELL. &amp;nbsp;Don&amp;#39;t bother testing the market because the market is declining still and you will end up losing.&amp;nbsp; &amp;nbsp;Make your home the nicest and the best priced home in the area. &amp;nbsp;What do you look for in an agent?&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;strong&gt;Professional Staging&lt;/strong&gt;.
