Why Did You Suggest I List My Home for $350,000 - 12/30/10 11:52 AM
Sometimes I run across blogs that have absolutely nothing to do with home inspetions but find they may be of value to other people I know or work with.

That's the case with this one about pricing a home on an even number instead of using that theory of nines.
It makes great sense to me.  I did a quick search of the local MLS just to test it.   Wow, there's a LOT of realtors missing the boat on this one by using that theory of nines.
In our local MLS,
I counted 32 homes listed between $349,00 to $349,900.  … (2 comments)

Have you FIRE SAFED your house for Winter? - 12/27/10 10:56 AM
Watching the news yesterday and today reminds me that, once again, several people have died in house fires in the last few days & weeks.

Have you fire safed your house for winter?
Steps include:
Cleaning the creosote out of your chimney. Some chimneys can be cleaned by the homeowner with a simple brush kit from one of the local hardware stores.  Other chimneys need a professional chimney sweep such as Indian Summer Chimney Services.
Keep a screen in front of the fireplace to prevent sparks jumping out onto combustible materials.
Cleaning the lint out of your dryer and dryver … (6 comments)

Is your house leaking $$$$$ out through the roof? - 12/21/10 02:39 PM
Is your Lexington Kentucky home leaking your energy bill $$$$$ out through the roof.  All the recent snow gives you a great opportunity to find out easily.
During a recent Lexington Kentucky Home Inspection, I had the opportunity to take a good photo that shows the drastic difference of a well insulated attic versus a not so well insulated attic.
This picture of one side of a four-plex roof says so much, if you just know what you're looking at.
The attics of each of the units are separated with firewalls. Notice the nice clean line running up the roof between … (11 comments)

How do you decorate your yard for Christmas? - 12/10/10 12:50 PM

Some of you saw the creative ideas my wife had for decorating this Georgetown Kentucky Home Inspector's  yard during Halloween.
Halloween in Central Kentucky wasn't quite so scary this year! Kids and adults alike enjoyed it with quite a few of them wanting to have their kids climb into the pumpkin patch to have pictures taken with Charile Brown and his gang.  She quite willing obliged and let them.
It went over so well, she now wants to do something similar for Christmas.
My wrist still hurts from cutting up the three sheets of plywood.  Fortunately for me, that (and … (3 comments)

Who screwed it up. Fireplace Guy or HVAC Guy? - 12/02/10 01:33 PM
You gotta wonder who was there last.  I couldn't believe it when I saw it.  Was a contractor REALLY that stupid? RE

In case you are wondering, that is the heating and cooling return directly over the fireplace insert.
It's a fireplace that should never be used.
It has to be purely a decoration. The insert is only meant to be used with unvented gas logs.  There is no chimney.

And yes, I also noticed the missing guardrail and handrail for the stairs.

Does Instant Communication HAVE to be THAT instant? - 12/02/10 01:24 PM
For the last couple of years, this Lexington Kentucky Home Inspector (don't you love how those keywords get interjected) has wanted to go see the Trans Siberian Orchestra (TSO) when they visit Lexington, KY.  Unfortunately, no one else did and it ain't no fun to go alone.

About three weeks ago, my grandson (who is 11) wanted to show me something on the computer that he thought was really neat.  Guess what, it was a Youtube video of TSO.  AND, I knew TSO was coming to Lexington, KY on December 1st.  I asked him if he wanted … (6 comments)
