We Survived the Itch! - 09/29/09 10:06 PM
The Infamous Seven Year Itch!
I think it's a myth.  Not once in the past year did either of us feel any itch as far as I can tell.

Tomorrow marks my 8 year wedding anniversary!  I'm truly blessed to be united with Deborah, the woman I love.
Another 8 year milestone is approaching.  In less than 5 months, I'll have had my real estate license for 8 years.  While far less significant than my marriage license, I have not felt much of an itch here either.
Like my marriage, my real estate career has blossomed over the last 7+ … (10 comments)

Priced Right and Under Contract in 3 Days, Actually 2! - 09/25/09 12:07 AM
Here's a sign of a shift in the real estate market.
NOT A FORECLOSURE OR A SHORT SALE -- important to note that because they are typically priced below market.
Last Thursday, I placed this home on the market:

The 3 bedroom 1 bathroom home in the Sterling Park subdivision of Sterling, VA (out near Washington Dulles Airport) shows great and was priced at $225,000.
But, guess what, none of that matters here, since I'm no longer marketing the house.  It's not necessary.
No sooner did I finish typing the information about the home into the MLS and uploading … (19 comments)

The Prognostication of the Economists - 09/24/09 11:43 PM
Economists prognosticate. That's just what they do.  There's plenty of talking heads on television that babble on and on about the national real estate market.  I've got news for you.  There's no such thing as the national real estate market.  Sure, there's national statistics about the housing market, but there ain't no national market! (excuse my grammar) So, we're stuck with the local market.  If you live in Northern Virginia or the D.C. metropolitan region, that's a good thing, since we've got the best market in the country.  Sure, we've suffered some along with the rest of the country throughout this … (3 comments)

Please Pardon this Blogging Intermission - 09/22/09 10:09 PM
Many times I wish there were more hours in the day.  I've tried stealing hours from sleeping, but that doesn't work so well, especially in a career that involves some time on the road.  To be honest, I can't even imagine yet what it will be like when we (God willing) have children.
My normal blogging schedule has been severely interrupted as of late due to several factors:
Becoming a Managing Broker (back in March) and overseeing an office of 40 agents. Two weeks of teaching real estate pre-licensing classes from 5-9 p.m. every evening. Being busy with a bunch of … (14 comments)

You can learn a LOT from "Our Lot" - 09/20/09 06:22 PM
The mortgage mess.  Subprime.  Mortgage fraud.
Wall Street.  Builders.  Lenders.  Foreclosures.
Option ARMS.  Derivatives.  NINJA Financing.
Chances are that if you've been paying attention at all over the last year or so, you've heard all of these terms.  If you haven't, I invite you to crawl out of your shoebox and open your eyes to the world we live in.
How'd we get here?  Who's to blame?  Why did this happen to us?
Explanations abound throughout the media and around the internet, but perhaps no other explanation hits it on the head as the one contained in Alyssa Katz's … (7 comments)

Signs of a Changing Market - 09/18/09 11:24 AM
It's 2009 or at least it is supposed to be.  This week it seems like it could be 2004 at least in my little corner of the real estate world.
Here's a few signs of the changing market that I've experienced this week alone:
2 offers on my townhouse listing in Alexandria. 10 people taking my pre-licensing class -- they want to be REALTORS? (Don't they read the newspapers and listen to t.v. news?  The real estate market is supposed to be horrible, remember...) Put a house on the market yesterday.  Finished entering the listing into the MLS around 11 a.m.   … (9 comments)

Affordable One Bedroom with a View at Pavilion on the Park in Alexandria Virginia - 09/09/09 08:14 PM
Are you still sitting on the fence?  Yeah... you!
I've told you that the $8000 tax credit for first time homebuyers expires on November 30th (that's 82 days from now).
Instead of sitting on the fence, you can be sitting on the balcony in this Pavilion on the Park condo in Alexandria, Virginia enjoying the view of Holmes Run Park!
This new one bedroom condo listing is affordably priced at just $144,900.
There's no typo there.  Be inside The Beltway, a mere 7 miles from the White House in D.C. for under $150,000.  Did you even know that was possible in … (3 comments)

"We Want the 3 Not the 97!": A Video Invitation to Join RE/MAX Allegiance - 09/08/09 07:09 PM
Are you a real estate agent looking for a home?
Silly question, I know.
If you're licensed as a real estate agent or broker and you're not looking for a home, it probably means you have no clients and no business.  Either that or you are so successful that all you do is prospect, market, and list homes for sale and you've got a team of buyers agents running around town helping clients look for a home.
I'm talking about a different type of home -- a Real Estate Brokerage that you can call home!
If you are a Virginia or … (2 comments)

August's Most Expensive Home Sales in Northern Virginia - 09/03/09 02:44 PM
Are you wondering about Northern Virginia real estate and pondering what has sold recently?
Here's some information about the most expensive home sales in Northern Virginia (Arlington County, Alexandria City, Fairfax City, Fairfax County, and Falls Church City) for August 2009.  All information was obtained through MRIS.
Luxury home sales slowed down a bit in August 2009 compared to previous months.  This is not unusual as many people are on vacation during August.
Overall, there were 76 sales topping $1 million during the month of August 2009, down 15% from the 90 million dollar plus sales in July 2009.
AUGUST'S MOST … (1 comments)
