alexandria real estate: A Guaranteed Way to Lose $54,528 When You Sell Your Home - 01/08/09 05:33 AM
It goes without saying that when you sell your home, you want to sell it for the highest price in the quickest amount of time.  The current environment of the real estate market already favors buyers and makes it more difficult than in past years to sell your home.
Don't make it even harder!
If you overprice your home, you'll face the daunting reality of losing out on up to $54,528 after your home languishes on the market for 9 months or more.
Yikes!
How did I come up with this figure?  I thoroughly analyzed the sales of all homes in … (59 comments)

alexandria real estate: Lightning Struck One Year Ago - 08/25/08 10:41 AM
One year ago today lightning struck my condo building.
I wasn't home, but my wife was.
That's something that doesn't happen every day. Read about it here: When Lightning Strikes... Your Condo!
We have some crazy electrical storms here from time to time:

I live in Alexandria Knolls West in Alexandria, Virginia.
Our building was built in 1975 and has 191 condo units, an outdoor pool and hot tub, men's and women's gyms and saunas, a large party room, extra storage, and huge huge balconies.
Things were a little hairy after that lightning strike, but the condo management … (3 comments)

alexandria real estate: Start Your Research Here -- Real Estate Information Source for Alexandria & Arlington, Virginia - 08/21/08 02:48 AM
Searching around the internet for real estate information?
If you are like most people thinking about purchasing a home, you've started your search on the internet.  Statistics from the National Associations of REALTORS point out that close to 90% of home buyers look to the internet first for information about homes, neighborhoods, and the real estate market.
There's a lot of information out there, and you've likely come upon multiple websites with an abundance of information.  There's REALTOR.com, Trulia, Zillow, HomeGain, Housevalues, REMAX.com, just to name a few of the big ones.  Then there's individual brokerage and agent websites.  Not to … (7 comments)

alexandria real estate: Wealth, Science, Jobs: You Must Be Talking About ARLINGTON, VIRGINIA (or maybe ALEXANDRIA)! - 08/20/08 12:49 PM
Wealth, Science, and Jobs.
These are most definitely good things to have in your area.

If your area is Arlington, Virginia, you have all three.  Those who live in this county just across the Potomac River from the Nation's Capital already know that it's a great place to reside and it's no surprise that more and more people relocating to the D.C. area choose Arlington to be their home.

A study released this past Monday by BizJournals ranked 261 United States municipalities with populations greater than 100,000 and determined that

Arlington County is the top "wealth … (2 comments)

alexandria real estate: $3 Million Dollar House Cheaper than a Studio Condo? Absurdity of Price per Square Foot - 06/13/08 09:25 AM
Does size matter?
Pull out your rulers, your tape measures, your sonic measurement devices and start doing some calculations.
When buying a home (or pricing your home for sale), the #1 criteria, as most everyone knows, is LOCATION.  There's no dispute about that.  What's next?  How about size, condition, age, and amenities.
How much does size really matter?
Here's an example taken to the extreme:
There are two homes currently on the market in Old Town Alexandria -- one is a $3 million plus home with over 8,882 square feet of finished living space; the other, a studio condo priced at … (14 comments)

alexandria real estate: If you want my love then take my advice... Adjust Your Price - 04/08/08 11:33 AM
Can't you just picture Elvis strolling around town guitar in hand singing this line to all the sellers who have overpriced their homes?
In fact, if the real estate market were indeed personified as the late great Elvis Presley, the lyrics of Treat Me Nice would make perfect sense in today's buyer's market:
When I walk through that door Baby be polite You're gonna make me sore If you don't greet me right Don't you ever kiss me once, kiss me twice Treat me nice.
I know that you've been told It's not fair to tease So if you come on … (27 comments)
