You've no doubt heard their commercials.
 
They are very memorable with their trademarked line "It's the biggest no-brainer in the history of Earth!"
 
The company, of course, is Lenox Financial whose cowboy hat toting President Jon Shibley promises homebuyers and borrowers no closing costs on their loan.
 
Usually their ubiquitous advertisements on the radio are humorous.  However, today while driving to an appointment, I heard their latest ad.
 
 
 
Have you heard it?
Basically, the advertisement goes something like this (paraphrased):

In the early stages of the home buying process, many clients will often ask me what the monthly payment will be based on a price of a particular property.  
It is impossible to answer this question without knowing more about the situation: 
what is your credit score?what is the interest rate on the loan?how much money are you putting in as a down payment?what are the taxes on the property?how much are the association dues or condo fees?what type of loan program do you have?

Buyers purchasing a home for the first time need to be aware of closing costs involved with the purchase.  In Virginia, closing costs and pre-paid items fall into several categories and generally run about 2-3% of the sales price.  Therefore, a purchaser buying a $300,000 condo in Alexandria should expect to pay between $6000 and $9000 in closing costs, whereas someone buying a $700,000 single family home in Vienna may pay around $15,000 to $21,000 in closing costs.
