negotiations: You May Be Able to Purchase a Northern Virginia Home for $26,601 Under the Listing Price - 10/22/10 11:15 AM
Here's some good news for buyers:  You may be able to purchase a Northern Virginia home for $26,601 under the listing price. *Conditions apply (see below)
Back in 2005, as buyers scaled the dizzying heights of the real estate market with their agents acting as sherpas, the listing price generally was the starting point for the bidding wars that ensued.  It was practically a given that almost any and every house would sell for "above list."  That made for lots of happy sellers, lots of happy listing agents, lots of frustrated buyers, and lots of frustrated buyer's agents.
Enter today.

negotiations: They Are Definitely Interested in Selling - 10/05/09 06:49 AM
"They're Definitely Interested in Selling!"
"Thanks for letting me know" was my response to the listing agent who told me this nugget while informing me that there was a lockbox on the home and that I needn't call the sellers before showing.
Hmmm...  I thought that's why most people put their house on the market -- because they're definitely interested in selling.
From the tone of the agent's voice and the number of days the home had been on the market, it was clear to me and to my clients that these sellers were more than willing to consider offers on … (7 comments)

negotiations: Will the Sellers Come Down on the Price? - 02/18/08 09:40 AM
People who are selling their homes need be cognizant of the questions that buyers ask when viewing homes.
The first question on every buyer's mind is invariably:  How Long Has That House Been on the Market?  A close second and closely linked with the first question is the ever present query: Will the Sellers Come Down on the Price?
