Gentlemen, start your engines! Apparently the Northern Virginia real estate market has already heeded that cry. Some of the best news to hit the housing market in a while, the Northern Virginia Association of REALTORS reports that a total of 2,053 Northern Virginia homes sold in July 2009, a 10.55 percent increase above July 2008 home sales. Not only are more homes selling, but they are selling much faster. Get this: The average days on market for homes in July 2009 was 62, compared to 91 days in July 2008. HAPPY NEW YEAR! Before looking ahead, it's important to take a look back at real estate sales for 2008. At the start of 2008, inventory of homes on the market was very high and it certainly looked like home sales were going to be tough. What we ended up with is a mixed bag. In a few jurisdictions (Alexandria, Arlington) the volume of home sales was down significantly. Understandably, the already slowing housing market does get slower during December. People are packing the shopping malls, movie theaters and gathering around the hearth at home. However, there is a misguided conception that NOBODY BUYS A HOME BETWEEN THANKSGIVING AND CHRISTMAS!
You might even know Realtors who plan their vacations for the 4 weeks in December. Some start even earlier and for all intents and purposes stop working as soon as they take off their Halloween mask.
Do homes sales slow down a bit during the holidays? Sure. So does almost every form of business except retail stores.
