northern virginia homes for sale: Posted Prices? A Gallon of Milk & An Average House - 12/19/11 07:12 AM
Curiously, if you drive by almost any gas station, convenience store, or grocery store, you'll see posted the current price of a gallon of milk, and the cost of a pack of cigarettes.  Since I don't consume either product, these prices don't mean much to me.  However, for others these staple items are benchmarks of the economy as a whole.

So, what do you think?  Should real estate offices post the average sales price each month for homes in the neighborhood right above the entrance?
A gallon of milk this week was $2.99 at the local gas station.  The … (2 comments)

northern virginia homes for sale: How Many Homes Do We Have to See? - 07/28/11 09:19 AM
One of the questions that almost every homebuyer I've ever met with has asked me is "How Many Homes Do We Have to See?"  This particular question has always struck me as a little bit odd and silly.  There's no exact answer for everyone and the real answer, I guess, is that you have to see enough homes until you find the one you like!  While buying a home is a very important decision, and you should never rush it, you never know when that right house is going to jump out in front of you screaming "BUY ME! THIS IS … (3 comments)

northern virginia homes for sale: Buy the Neighborhood First, Then Buy Your House - 05/16/11 09:02 AM
You can change your house, you can fix it up, you can remodel, you can put on an addition, you can landscape, yadda yadda yadda, but you can't (at least single-handedly) change your neighborhood.  When it comes to real estate, you've likely heard the adage a million times "Location. Location. Location."
It's important to know your price range.  You should think about the features you want in a home.  Consider your preference for granite counters or silestone.  Carefully ponder how many bedrooms and baths you need and whether you want a front-loading washing machine.
However, when searching for and purchasing a home … (3 comments)

northern virginia homes for sale: Where? Oh Where? Where in Northern Virginia Should You Go to Purchase a $500,000 Home? - 11/15/10 07:46 AM
Last month, the average sales price of a home in Northern Virginia was $470,882.  For our purposes, let's round that up to an even $500K or half a million bucks.
So, let's say you've got good credit, a decent downpayment, and the wherewithal to handle a mortgage of this size.  It's time to go shopping for a house.  Where? Oh where in Northern Virginia should you go to purchase the $500,000 home that your friendly mortgage professional approved you to buy?
The answer (as all good answers involving real estate and law should be) is: Depends!
It depends on what you want.

northern virginia homes for sale: Expand Your Northern Virginia Home Search Horizons by up to 26% - 04/08/10 09:34 AM
If you're like most people searching for a home in Northern Virginia you like to use round numbers.  You are searching for a home up to $500,000, up to $700,000, or no higher than $300,000.  Continue to search this way and you're likely to miss out on a whole lot of really nice homes that you might be able to afford.  For example, if you're looking for a home under $500,000, you're not going to see all those homes that have been priced at $502K, $505K, and $509,999.
For all intents and purposes, if a seller priced their home for sale … (20 comments)

northern virginia homes for sale: Northern Virginia Housing Styles -- Colonials - 05/15/08 02:30 AM
Different strokes for different folks!  Everyone has their own particular tastes when it comes to housing styles.  Some like the airy and open eclectic Contemporary homes.  Others prefer the cute and charming Cape Cod or Bungalow.  Still other home buyers prefer the practical Split Level or Split Foyer, while others may detest them.
One thing is true in the Northern Virginia housing market:
The Colonial is King!

COLONIALS
According to Wikipedia, "the American colonial style drew its influence from the Georgian architecture of Great Britain, with indirect sources in Italian Renaissance style of the sixteenth century."
A Colonial-style house … (14 comments)

northern virginia homes for sale: Northern Virginia Housing Styles -- Cape Cods - 05/08/08 02:58 PM
When searching for a home in Northern Virginia, there are many considerations.  Most important among these are typically Location (it's a tried and true real estate truism -- say it three times), Price, and Condition.
What else matters?  Size.  Oh yes, size does matter!  Size of the house.  Size of the yard.  Size of the rooms.
Some people looking for homes have a specific style of home in mind.  Contemporary, Colonial, Cape Cod, Split Level, Split Foyer, etc.
CAPE CODS
According to Wikipedia (and general knowledge), "a Cape Cod is a style of house originating in New England in the 17th … (19 comments)
