Inventory of homes for sale is extremely tight in Northern Virginia - at last look there's just over 1 month supply of homes on the market. Same goes for DC. In fact, right now, much of the country is having a similar phenomenon in the local real estate markets. Why? I explain in the rap video below "Houses Gettin' Sold!" This is the world premiere of the new hit rap video. I didn't know I was a rapper and you probably didn't either, at least until I made this video. ENJOY!
Sales volume for March 2012 is exactly the same in terms of the number of sales and up slightly on total dollar volume from March 2011. Days on market is down 5% from last March and median sales prices are up almost 9% in Arlington. Here's a snapshot of the current market for Arlington Virginia home sales at the end of April 2012: Active homes for sale: 565 -- 239 homes, or over 42% of (5 comments)
And, here's a snapshot of Arlington Virginia home sales in the last 30 days from the middle of February 2012 through now: ARLINGTON VIRGINIA HOME SALES: Active homes for sale: 507-- 221 of those have come on the market within the last 30 days! You've seen them. I've seen them. We've all seen them. Those silly, some would say cheesy, signs that hang below the main For Sale sign on a post in front of a home. In the industry, they're called riders. You know what I'm talking about... signs that declare: "I'm Gorgeous Inside!" or these two below:
Tell the truth: when's the last time you actually screamed out (note the exclamation mark), "Honey... Stop the Car!"? Maybe to avoid hitting a deer, but certainly not to go see a home for sale in Northern Virginia or anywhere else for that matter. When (11 comments)

This afternoon I spent some time reviewing the 2010 Power Broker Report. This report is produced by RISMedia and is the 22nd Annual Power Broker Survey looking at the top 300 real estate brokerages in the United States. It's published this month in RISMedia's REAL ESTATE magazine. Being the numbers and statistics junkie that I am, I did a little figuring. And this is what I figured out about my company, RE/MAX Allegiance: Nobody Sells as Much Real Estate with as Few Agents as RE/MAX Allegiance! Nobody.

This week marks one year since I became the Managing Broker of our RE/MAX Allegiance office in McLean, VA. It's a good time to look back and reflect on some numbers. These numbers make me very proud of our great agents here and quite happy with my first year "at the helm." Here we go: Over the last 365 days our office had a total of 317 sales for a total sales volume of $128,667,784. Incredible record-breaking amounts of snow that we've received in the past week have caused municipality snow removal budgets to be squeezed, road conditions to remain impassable in certain locations, large tree branches to come tumbling down, and federal government employees (and just about everyone else in the D.C. area) to remain holed up inside.
All of this has indeed affected the real estate market in Northern Virginia. Many settlement companies have been closed for much of the week, so even those sales scheduled to go to settlement this week have been delayed. REALTORS (except perhaps those with Hummers) (8 comments)

I was walking out the door from my condo, and a fellow approached me with a question: "Who's the cable t.v. provider in this area?" An innocuous question, to be sure. I quickly answered Comcast, who's been my cable t.v. provider for as long as I could remember.

It's back on the market. After taking a breather off the market, this Alexandria Knolls West condo is back. It's at a better price ($250,000) and it's still beautiful. Not only is the condo great, but so is the building. How do I know? Well, I've lived there for over 6 1/2 years. Doesn't that add some credibility to the neighborhood when your real estate broker lives in the community? One thing is for sure. Alexandria Knolls West has the biggest balconies around. While it's getting chilly outside these days, during the warmer weather, my wife and I enjoy eating many of our (3 comments)
