time on market: Riding Down the Big Slide: Accelerating Home Sales - 03/31/11 11:07 AM

Close your eyes and think back a few years. A few more. Picture your elementary school playground. Keep that image in your mind. What do you see? The swings, the jungle gym, a see-saw, maybe a basketball hoop,and yes, front and center, a SLIDE.
The slide... you climb a few stairs and sit your butt down on a sloping piece of metal or plastic, give yourself a slight push, and WHOOSH!!! You accelerate down and come flying off at the end. The higher and steeper the slide, the faster you go.

One of the more popular questions I get on a day to day basis from people looking to buy a home in Northern Virginia is "How Long Has That House Been on the Market?"
In that respect, Northern Virginia is not unique, as buyers around the country ask themselves and their REALTORS that same question, over and over again.
When you learn that a home has been on the market for a long time, what do you think? If you're like most potential buyers, your house searching red flags start going berserk and you make one or more of the following assumptions:

time on market: WARNING: You Don't Want Your Home on the Market Forever! - 02/18/10 04:01 PM

Today, I found 228 homes in Washington D.C. and Northern Virginia that have been listed on the MLS and on the market for more than 365 days. An entire year or more on the market! 29 of those homes have been actively on the market for over 2 years! Can you imagine? Two years of keeping your home clean, having a lockbox on the door, and leaving the house on Sundays so a REALTOR can hold an open house!

That is a very long time even in today's slower market.
