Highwaymen have taken over New Hampshire's State Capital!

The main difference between the 17th and 18th Century Highwaymen and the Politicians in Concord. Is in the way they hold folks up. Highwaymen would use a pistol, the band of Politicians at the Capital use a pen to take our hard earned money. The money that we need to keep a roof over our family's head, and food for them to eat.

Higher taxes and Fee are not at all the answer to deficits and sure do cause more harm in the long run. Just take a look at California and New Jersey.

 Governor Lynch and his merry little band of lawmakers, wanted to take video slots and a new capital gains tax off the table, and did not want a sales or income tax.

So where did they come up with the money in order to do that. From the hard working men and women of New Hampshire.

Governor Lynch signed into law to new taxs and fees, that started 1 July 2009. There is a new 5 percent dividends tax on limited liability companies. Other tax and fee increases the cigarett taxes, from .75 to 1.78 and car registrations are $30.00 more a year for passenger vehicles and $15.00 more a year for vanity plates added to the regular registrations. And lets not forget about the 1 percent tax to refinac a home, the 9 percent rooms and meals tax, which the lawmarkers added campgrounds at the very last minute under the levy's umbrella, now isn't that something. Folks will now have to pay a tax, on useing theor own tent at a campground.

(Why aren't Governor Lynch and his merry little band of lawmakers, willing to cut their salary's in half and stop liven high on the hog).

They sure are willing to throw regular New Hampshire employees out of work, to add to the unemployment line, and maybe even out of their homes, and out into the street, where they could even end up in a food line.

It is time the people of New Hampshire, to tell the lawmakers. We have had enough, and we willing no longer just let them rob us of our hard earned money.

 

Let it be known I Dale Baker, will be running for Governor of New Hampshire. In the next election!

(When elected and take office, I will be a Governor for and of the people of New Hampshire!)

As you and your family's think about which one, of the many municipalities parades and fireworks displays to go to watch.

 As you enjoy BBQ hotdogs, hamburgers, chicken, hot wings, con on the cob, baked beans, potato salad, cole slaw, watermelon, sweet tea and lemonade with family and friends.

4th of July and New Hampshire

 

New Hampshire

The signing of the Declaration of Independence, of our Country, was stiil a good 15 years off when colonists from Connecticut were granted a charter on the 4th of July, in 1761 to roughly seven spuare miles of heavily wooded land in the New Hampshire Connecticut River Vally.

Dartmouth College in December of 1769 was chartered, and when the college formally opened in Hanover in the year of 1770 , there was an estimated 20 families lining in the town.

This was among the very first parcels of land obtained by the College upon its founding in 1769, and is the only creation of the center of the campus. After being cleared of pine trees, it initially served as a pasture and later as athleic field for College sporting events. Today, its a central location for rallies, celebrations, and demonstrations, and seves as general, all-purpose recreation area.

Hanover and several other Grafton County towns seceded from New Hampshire and were admitted to the State of Vermont. They all rejoined New Hampshire in 1784.

By the first census in 1790, there were 1,380 folks calling Hanover their home.

Your Coastle is Cold even with a Roaring Fire!

Folks have always been fascinated by Castles, they offer ua a gothic allure. Being surrounded by myths and being told the Castle is haunted by ghosts. There are many Castles over in Europe, that are will known for being haunted by ghosts, witches, or one of them there vampires.

You just may be asking, what in the world does this have to do with, Selleing, Buying, or owning a home!

Will how did they heat them there Castles back then?

When folks are in the maket to buy a home, sometimes one of the main requirements for their dream home. Is that it has a fireplace.

Marketing folks, call a fireplace a seller, that is a fireplace sure will help sell a home.

But while most folks like the idea of snapping and cracking logs in the fireplace, on a cold winter's day, a fireplace is quite low-tech and in ways they are actually impractical to have in ones home.

Lets look back at them there Castle times. Fireplaces date all the way back to them. Folks back then thought that the only surefire way to get and be warm, was to have a fireplace in each and every room.

The folks back then just never could figure out, the rooms of their Castle. Were somehow always colder with a roaring fire going in the fireplace.

How can that be?  Will you see a fire consumes a great amount of air to keep going. Where does all that air come from? It comes in through any and all cracks and seams, it comes in to the home from outside. So when your fireplace roars, the fire with in the fireplace, is actually pulling in a large amount of cold air to help feed its self. The cold air goes right to the fire, which heads it and then immediately sends it right up and out the chimney. You are being warmed by radiant heat when you are siting in front of the fireplace, but your home grows colder as air is sucked in from the outdoors.

I'd like to ask you. Just what do you think, can be done to help stop this from happing?

Mr. and Mrs. First Time Home Buyer, the subject of this post is Pre-1980 Strures

A Regular Certified Home Inspector in the State of New Hampshire cannot Test for Lead-Based Paint.

Only Certified Lead-Based Paint Contractors can do so!!

(No Ifs or Buts About It, Its the Law!)

 

Structures built prior to 1980 may contain lead-based paint and or asbestos in various building materials such as insulation, siding, and/or floor and ceiling tiles. Both lead and asbestos are known health hazards under certain circumstances. Definitively evaluating for the presence of lead and/or asbestos requires licensed specialists and is not included in my inspections.

Home Inspections

First Time Home Buyers. our subject home. That the Inspection will be taken place at, is a 50 + year home.

Most Home Inspectors considers the age of a home while inspecting it. Seen that this home is 50 + years old it is highly likely that common costruction techniques and standards used when this home was built, will not be the same as those in use today. Its very common to have areas that do not comply with current code. This by no means a new home and this home sure cannot be expected to meet the current code standards or standard building practice.

While this inspection will make every effort to point out important visably recognizable safety issues, it does not inspecct for code compliance. Its common that homes of any age will have had repairs perfomed and some repairs may not be in a workmen like manner. Some areas may appear less than standard. This inspection looks for items that are not functioning as intended. It does not grade the repair.

Its very common to see old plumbing or mixed materials. Sometimes water signs in crawlspaces or basements could be years old from a problem that no longer exists. Or it may still need further attention and repair.

Determining this can be difficult on an older home. Sometimes in older homes there are signs of damage to wood from wood eating insects. Having this is typical and fairly common. If the home inspection reveals signs of damage you should have a pest control company inspect further for activity and possible hidden damage. The home inspection dose not look for possible manufacturer re-calls on components that could be in this home. Hiring the appropriate trade specialist for any repairs or for further evaluation of specific areas of concern is always recommended.

Our subject for this part of the inspection of the home, is going to be part of the Electrical Service of this home.

 

First Time Home Buyers place accompany me, down to the basement.

 

Electrical Service Conductors: Overhead service

The location of the main and distribution panels: is in the basement

Branch wire 15 and 20 AMP: Copper

The panel capacity: 100 AMP

Panel Type: Circuit breakers

Wiring Methods: Romex Cloth wrapped

Mr. and Mrs. Client's, please stand back over here. As I talk with you about this wire hanging on the nail.

The reason I'm asking you to do this, we have a dirt floor. And that the hot water heater over there on the right, is leaking at the bottom of it.

This could very will light up your life - or end it!

The only thing thats keepen the live wire from showing is black electrical tape.

The issues here is, this wire's circuit was not properly terminated. A qualifed electrician should examine and make corrections as needed. This is something not to be played around with at all.

Our subject for this part of the inspection of the home, is going to be the the upstairs guard rail of this home.

 

First Time Home Buyers place accompany me, to the upstairs liveing area.

 

This here is a major safety issue, no ifs or buts about it!

The spacing between the vertical supports (balusters) of this upstairs guard railing are way to far apart. Most codes require the balusters to be placed no farther apart than four inches. With them being spaced more than four inches apart, very will could allow an adult, child, or the family pet fall through. A qualified contractor should inspect and repair as needed.

One thing that I do is to always be at the Inspection sight at less an hour, before I'm to meet my clients there.

 

 

Our subject for this part of the inspection of the home, is going to be the vegetation around the home.

 

First Time Home Buyers place accompany me, to take a walk around the home so I can show a reason a home can end up with wood rot going on.

As you can see for your self, in both of these photos the vegetation is just way to close to the home.

 

The vegetation such as trees, shrubs, plants and/or vines are in contact with in or less than one foot away from the home's structure exterior. Vegetation can serve as a conduit for all kinds of wood destroying insects and can endup retaining moisture against the exterior after it rains. All vegetation should be pruned and/ or removed as necessary to maintain a one foot clearance between it and the home's structure's exterior.

In the post just after this one, you can see just how really important this is. And why a home owner really needs to keep up with the maintenance of their home.
