For whom the bell tolls....

http://articles.orlandosentinel.com/2012-06-20/news/os-tolls-increase-florida-roads-20120620_1_toll-roads-transponders-cash-customers

...or keeping things all literary-style, this could also be "The Toll Also Rises".  As in other parts of the country, those of us here in the metro Orlando area are feeling the pinch from local governments and regulatory agencies.  They struggle for funding as their tax bases dwindle, and those lost monies must be found elsewhere.

We have a number of toll roads here- and unless you have some burning desire to sit on I-4 all day, it'll cost you a good bit in tolls to avoid said parking lot.

Ensure all owners sign your agreements

Ensure all owners sign your agreements

Whether on the sales side of things or the property management side of things, a solid written agreement is the rock upon which our relationships stand.  The “papers” lay out the duties and responsibilities of each side, and also spell out compensation one side will receive in return for services rendered.

Signatures of all parties are key to making agreements valid- and crucial to making them stand and enforceable should the parties land in front of a judge one day.

An apology that's never going to come...

An apology that’s never going to come…

It seems like apologizing is the “in” thing these days.  Rush Limbaugh apologized to some lady that didn’t feel she was a prostitute.  George Zimmerman gave some kind of apology for killing Trayvon Martin.  And our president has been on a 3 and 1/2-year “apology tour” that’s led him to apologize to anyone and everyone that might have ever thought America did them wrong.  Ridiculous.

Won’t see me apologizing for an incident yesterday, though.  Pigs will fly, Satan will be wearing a parka … (10 comments)

Pedestrian Tales From the Middle of the Road, #23
...and another one.  It's been a few weeks, so I figure Brevard County Sheriff Jack Parker is feeling a bit unlucky that this one happened on his watch.
In what I can view as the only positive here, the Florida Highway Patrol has gotten a bit bolder and more explicit in detailing these pedestrian deaths caused by the pedestrians themselves.
Let's crack down on motorists who fail to yield the right-of-way when required to do so, but it's well past time we did more towards enforcing pedestrian traffic laws.  It's a needed … (2 comments)

Owner FAQ Series, #6: "How do you handle evictions?"

http://youtu.be/7jW6Xj07va0
Orlando Property Manager Dennis Burgess (Legends Realty) continues his series of Frequently Asked Questions. Today, he discusses an owner-type question. Evictions stink. They stink for the tenant, stink for the owner, stink for me. I've had a tota of 3 "physical evictions" in my nearly 5 years here in Florida, and I remember each one of them as if they were yesterday. Anyone who thinks there's joy to be found in placing folks' belongings on the curb is sadly mistaken- but it's a reality … (10 comments)

Owner FAQ Series, #5: "Do I have to fix that?"

Orlando Property Manager Dennis Burgess (Legends Realty) continues his series of Frequently Asked Questions. Today, he discusses an owner-type question.
One of the inevitable down sides of owning rental properties is that sooner or later, stuff is going to break down or fall apart. Maintenance issues pop up from time to time- including necessary repairs to A/C units, kitchen appliances, roofs and more. Florida's landlord-tenant law provides specific guidance and directives as to what an owner must do towards fulfilling their … (2 comments)

Are you proud of your last transaction?

Are you proud of your last transaction?

Often, it's the simplest of questions that result in the most thoughtful of answers.  Along that vein, what are your thoughts on that last sale of yours?  That last lease, or last whateveryouwanncallit?

Did you...bust your tail and get your seller the highest and best price one could get for them?  Or was it a difficult process that found you in a battle you'd never win?

Did you...get your owner client a great tenant that's going to pay the highest rent the market … (4 comments)

It's Hurricane Season, Florida...
It's Hurricane Season, Florida...
It's admittedly hard to get into the ol' Hurricane Season spirit, you know?  We don't swap Hurricane Season gifts...don't have Hurricane Season turkey.  Heck, we don't even get to go huntin' Hurricane Season eggs!
All of us do need to remember to make our Hurricane Season resolutions, though:  resolve to know where the nearest shelters are located, resolve to prepare our homes before a storm smacks us, and resolve to know where to turn for information during an emergency.
I moved here to the Orlando area (Apopka, FL) in July of '07, and I haven't … (4 comments)

Ever had a prospect offer you sexual favors?

Ever had a prospect offer you sexual favors?

O.K.  Here's a good one- and one I'll be interested to see both how much of a response I get to this post and what type of folks respond to it.  I might ultimately be proven wrong, but I'd figure that more often than not women are the ones offering men said favors.

That said, what types of men are offered them?  Property managers?  "Regular" sales-side folks?  Loan/mortgage-side folks?

So have you ever had a prospect offer you sexual favors?

Legends Realty:  Orlando-area Property Management Report, Discussion

Greetings, everyone.  It's another great Orlando day- temperature's surely climbing (maybe 93 today), but not much in the way of humidity and not many clouds to mention.

The rental and leasing business, though?  That remains hot, hot, hot- and I see little relief in the hesitant tenant prospects' immediate future.

Viewing a property and "getting back to me" in a few days?  Chances are more likely than not that that place will be gone by the time I hear back from you.

A new law recently went into effect in Ohio- removing the “vicious dog” label that had been automatically assigned to all Pit Bulls.  The 25-year-old law has now been replaced with 3 separate categories where dogs of any breed may now be labeled as nuisance dogs, dangerous dogs or vicious dogs.

Pit Bull enthusiasts here in Florida will surely stumble across this news, and revel in the fact that Ohio no longer classifies all Pit Bulls as vicious- yet they should make no inferences that what has happened in Ohio … (0 comments)

Bank of America's Face-to-Face Home Loan Help

I couldn't begin to count how many times the following has happened:  I'm in the middle of a showing, and the tenant prospect reveals that they're a struggling homeowner on the verge of losing their place.  The lender won't return their calls, they don't even know who their lender is, etc.

Bank of America (the bank whose name I hear most frequently, quite frankly) is hosting events around the country in an effort to let struggling owners meet directly with their lender.

Will this result in a few folks being helped?  … (0 comments)

orlando: But I don't want to make any repairs!!!! - 05/23/12 03:05 AM
A great post from Lee Ann.  I'd like to throw in my words from the Property Management Peanut Gallery here...

I have the same battles as those on the sales side of life, and I'd say few would be surprised that a good number of those battles are waged against owners who have thrown in the towels once "that Realtor just couldn't sell" their place.

Guess what?  Usual market conditions aside, it takes me about 5 minutes to discover the reasons said Rascally Realtor was unsuccessful in selling said house.

Walls are "that groovy purple color?  I see.

Legends Realty:  Helping folks that can't buy, others who can't sell

Quick question:  Who's helped by the services of professional property maangement companies like Legends Realty?  Folks looking to rent a place?  Check.  Folks looking to have their place managed or rented out?  Correct again.
These days, though, we have a couple of distinct groups of folks that we help every day:
1.  Those who'd like to buy, but can't do so.  This might be a current homeowner that's about to be a former homeowner through foreclosure- or … (2 comments)

We Can Never Thank Our Mothers Enough...
....because mothers stay.
Greetings, America.  "Because mothers stay?  What the heck does that mean?"  The answer is as simple as my statement is explicit.  Plainly and simply, we have a moral crisis on our hands- a proverbial nightmare that just keeps getting worse.  It's a nightmarish decline of the American family unit, and we need to thank the good Lord above for all of the mothers among us who do their best to keep things together despite the costs or consequences they endure.

This column from San Diego-area property manager Salvatore Friscia gives a bit of good advice for handling things when one needs to break their lease- and for not making an inherently bad situation worse.  I must note that as in a number of other scenarios, what works or is legal in one area might not be so in another.  That said, those taking any advice of this kind must do so with great care.

orlando: Life’s easy. Appreciatin’ it is the hard part. - 04/21/12 06:06 AM

Life’s easy.  Appreciatin’ it is the hard part.

Hmmm… So what’s that supposed to mean?   Well, we’ve all heard variations of “You don’t know what you’ve got ’til it’s gone”…or “You’re gonna miss me”.  And how many remember when NBC was running The Cosby Show on one of their “must-see” nights?

Cosby’s show can be found on TV-land loops or DVD video, so those that did miss ‘em can go check ‘em out at their leisure.  But in the real world, we make decisions we can’t take back.  Folks are in our lives, then gone.  Opportunities exist, then … (2 comments)

Pedestrian Tales From the Middle of the Road, #22
Nearly made it a month. Unless I've missed some, we nearly made it a month without a pedestrian death around here. I'd love to feel our roads and sidewalks are that much safer- but I fear I've simply missed some. Oh, well. As they say, all good things must come to an end.
I've included 2 stories here, as they provide slightly different information. Here's the most important thing to take away from here, though- and perhaps the best example I've written of yet in describing how Orlando Police Chief Paul Rooney and Orange … (4 comments)
