Now that I have your attention... This wasn't the headline today- but the way some of my tenant prospects have been acting lately, it wouldn't surprise me to wake up one day and find this to be a true-life newspaper quote.
 
As many of you likely do, we advertise our rental properties and place signs in the front yards of our places when the HOA's allow.  We also place lockboxes on the doors of those same properties- kinda makes the whole "showing" thing go a bit smoother when … (0 comments)

     I've never had strep throat.  I speak about it from time to time, though.  I guess it comes from my odd sense of humor that finds it pretty dang funny that I can have epilepsy, narcolepsy, sleep apnea and a peripheral mononeuropathy- but I've never had the flu, bronchiitis, chicken pox or other any other "childhood diseases"...or strep throat.

Who What are your biggest time wasters?

Think about it, who what are some of your biggest time wasters these days?  Are they outside influences or inside ones?  Are they in your office or outside it?  And perhaps most important of all- is it you?

Had an odd showing to end my day yesterday. Since the day started with a guy rear-ending me while I sat at a light minding my own business, I guess it's odd that I finished the day and my showings at all- but I digress...
I'd shown this guy a home that a good friend of mine had listed, and I had just finished giving him the information he needed in terms of applications, fees, where to drop things off, etc. I told him my friend's company only charges $35 per adult … (2 comments)

I had a few showings today- all with traditional lockboxes.  My prospects from one of my showings had left, and I went through the condo once again.  I got in the habit of doing this a long time ago- after I caught a guy red-handed going back through a place I'd shown him and unlocking a back door for some future use.
Maybe he had good intentions...no- not possible.  I mean, how could his intentions be good if he was surely planning to go  back in the place for something?  I'll go with believing what he told me and … (2 comments)

Michelle has a great post here.  As I mentioned in my comment to it, I usually only re-blog one post a week (even giving it the catchy "Dennis Burgess' Re-blog of the Week" moniker), but I saw a great one to start the week and found this one of her's as well.
If a tenant prospect has great credit and great rental history, I'm happy as heck.
Great rental history and fair credit:  Not as good, but not pitiful.

What do you do?  Nothing, really.  The agreement you have with your client is a non-exclusive one, right?  You went with that because you figured you were good enough to find them a home before anyone else, right?
"That guy from Century 21 isn't going to find 'em a place before I do!", "That Coldwell Banker lady isn't too tech-savvy- his lazy self is dang sure not gonna find these guys a place before I do.  I'm hustling!"

Hi, Bryan:  Happy to re-post this one, as it surely applies on the rental/leasing side of life as well.  Tenant prospects  that know a place is owner-occupied are quick to ask:
"Why are the owners moving?"
"Where are the owners moving?"
"Are the owners American?"  "Are they local?"
The best answer to those questions is "None of your business"- but I usually go with a more politically-correct answer.
