When Buying, Always Get a Home Warranty Policy

 

 

Obtaining a “Home Warranty” policy is an important cost savings step to take when buying a home. A home warranty policy will typically cover repairs for most things that break down in the house that you are purchasing such as plumbing, electrical, dishwasher, air-conditioning, heating, roof, pool equipment, etc.

Once you have a home warranty policy in place, you simply call the home warranty company when a covered item breaks down; you pay a deductible (usually around $60 per incidence) and the home warranty company sends the appropriate professional to fix the item. The annual premium for a home warranty policy could vary from $250 to $400 depending on the size of the home and what optional coverages you select. At Bogun Realty and Luxury Homes, we typically write into your purchase agreement that the seller will pay the first year’s premium for the home warranty policy. The exception to the rule is when you are purchasing a foreclosure or short sale property, the seller typically will not pay the first year’s premium for the home warranty policy; and as such, the buyer will pay the first year premium for the home warranty policy.

In sum, a home warranty policy will significantly reduce your repair cost for the home you are purchasing.
