Via Richard Vetstein (Vetstein Law Group, P.C., TitleHub Closing Services LLC):
Buying a condominium unit can be more involved than buying a single family home. This is because you have to worry about both the unit itself and the condominium project as a whole.
10 Questions You Must Ask Before Purchasing A Condominium Unit
To borrow from a famous phrase, not all condominiums are created equally. Some condominiums are very well run; some are quite poorly run and underfunded. Buyers interested in … (4 comments)

Is it Shelton, CT or is it Huntington, CT? – The Tale of Two Towns - 03/25/10 08:23 PM
Is it Shelton, CT or is it Huntington, CT? - The Tale of Two Towns
Questions and confusion about whether Shelton, CT and Huntington, CT are two distinct areas - or not -- come up everyday.  They are, in fact, one and the same, under the umbrella of the city of Shelton, CT and zip code 06484.
A little history -- Shelton split from Stratford in 1789 and became Huntington, named for Connecticut governor Samuel Huntington.  Down by the Housatonic River, a manufacturing village started in the 1860s and was named after the Shelton Company's founder, Edward Shelton. He also  founded … (5 comments)

Gifts By The Green in Shelton CT -- Something for Everyone
I had the pleasure of doing my first video for my Facebook fan page, SheltonBuzz, featuring local business Gifts By The Green in Shelton CT.
The owners, Ruth and Ian McClenaghan, are two very pleasant, engaging, and fun people.  Their gift shop is located in Huntington Plaza across from the Huntington Green at 17 Huntington Street, Shelton. It is NOT just the typical card store as some might think.
When you walk in, you will be AMAZED at the amount of merchandise and the selection of items you will see...  … (0 comments)

Looks Can Be Deceiving - But a Look Might Be Worth It - 03/16/10 09:00 PM
Looks Can Be Deceiving -  But a Look Might Be Worth It
On a recent marathon house shopping day with a buyer, we pulled up in front of one of our appointments.   I got out of my car then looked for my client to follow from her car. However, she remained in her car. I walked over and she told me she was not going in.  She said it looked much different from the picture and anyway it seemed way too small.
She was right about how it looked. It was a front to back ranch, and the way it was … (7 comments)

Shelton CT Condo Sales -- Condo Market Report for February 2010

Shelton CT condo sales in February were UP 33% from February 2009.  Average list and selling prices were down 28% and 38% respectively. However, we have to take the small number of solds along with high selling prices that were away from the pack to put these percentages into perspective.

The high sale was in L'Hermitage and the low sale was in Asbury Ridge. Average days on the market increased 46% due totally to one condo marketed for 436 days.  The median sales figure more accurately represents the price range that is selling showing only … (0 comments)

Shelton CT Single Family Market Report for February 2010 - 03/03/10 08:16 PM
Shelton CT Single Family Market Report for February 2010

MLS data shows Shelton single family home sales in February were UP 18% from January 2009.  While the average list went down only 1.7%, the selling price went UP 7.1%.  The February 2010 averages are actually better than they look since the 2009 averages were brought up considerably by the $910K sale. Average days on the market indicated a 25% increase.

While the average sales price gives a sense of home values, the median shows what price ranges are selling.  The median for February 2010 was $340,000 which was 15% higher than … (0 comments)

What's all the Buzz About in Shelton CT? - 03/01/10 12:30 PM
What's all the Buzz About in Shelton CT?
I have been a resident of Connecticut my entire life and have lived in Shelton CT the last 25 years.  After all that time in one place, I have a pretty good handle on Shelton in general and the housing market, roads, government, activities, schools and businesses in particular.  I have to admit, though, that I do not know everything that is going on, (who does?)  but I do try to keep abreast of what is happening.  Even so, I can't always find everything I want in one place.
I have not really … (0 comments)
