Irene Didn’t Ring the Doorbell. She Knocked the Door Down ~ Aftermath in Shelton CT

It’s almost over. I say ‘almost’ because the winds have just picked up again and I can ONLY hope that more trees don’t topple.
Unfortunately, for me, I have some serious cleanup issues to deal with. My property looks like a war zone.  Insurance adjuster is coming tomorrow.   I am looking out at a huge tree precariously hanging on my power lines. Please, let me keep my power!

First an earthquake….and now, it appears according to the weather map and reports that we in CT are going to visited by Hurricane Irene sometime on Sunday, August 28.  There goes my open house for Sunday.Now weather changes.  It’s only Wednesday and the prediction for the hit is four days away.  The category severity could increase or decrease.  No matter what, hurricane preparedness should cross everyone’s mind.  If Irene fizzles out, there will be Jose, Katia, and Lee right behind it.

Trumbull CT single family home sales for July 2011 went UP 63% as compared to July 2010. 
List and selling prices followed with strong INCREASES coming in at 26% and 24% respectively. 
The median registered at a 12% INCREASE. 
Days on the market went DOWN by an incredible 21%.  Now THAT is GOOD NEWS for Trumbull.

WOW!!  ANOTHER strong month in condo sales in Shelton CT. 
Condo sales in Shelton CT for July 2011 were up 225% compared to the same period last year.  
 

 
Additionally, average list and selling prices were BOTH UP 19% and the median remained pretty flat as sales were evenly distributed with the $200-$300K range being the sweet spot.

Shelton CT single family home sales for July 2011 continue to be in an upward trend since April.  Sales were up 14% since June.

A comparison to the same period last year shows a 25% decrease in sales.   July 2010 was the month after the homebuyer tax credit ended, so there was a residual increase in sales making it definitely a statistical outlier.  

 
Take a look at the averages.   List and selling prices continue to INCREASE.  This month they went UP 15% and 17% respectively.
