We have just had WAY too much tragedy in the Connecticut-New York area recently with deaths due to lack of smoke alarms and non-functioning alarms.  Fire alarms have also increased locally due to improper chimney maintenance.

***This post is a reminder to ALL homeowners to make sure smoke alarms are installed in EVERY room where occupants are sleeping and that proper care is taken to keep fireplace chimneys clean.***

Stratford CT December 2011 single family home sales ended up the year 12% higher than the previous month and overall fairly steady the last four months.

 
 
A year-to-year comparison shows list and sales prices decreased 6% and 5% respectively.  The median was down 18% and days on the market stayed flat at 2%.  Nice to see the supply of homes is statistically creeping into a SELLER'S market.

Monroe CT December 2011 single family home sales stayed the same from November, AND are UP 33% from the same period last year.  

 
 
A year-to-year comparison shows list and sales prices decreased 17% and 18% respectively.  The median was down 18% and days on the market went up 62%.

Trumbull CT single family home sales for December 2011 were UP 22% over December 2010.  List and selling prices decreased 22% and 20% respectively with the median being down to a more realistic 6%. 
The December 2010 averages were brought up considerably by a significant outlier at $1.2 million. The high sale in 2011 was $681,500. 
So the list and selling averages were slightly inflated in 2010 which brought about a greater disparity in the year-to-year comparison.

GREAT news!  The Shelton CT single family market report for December 2011, which includes Huntington and White Hills, ended UP the year with significant increases as compared to the same period last year.
Sales were UP 17%.
Average list and selling prices were both UP 19%
The median home price was UP 32%
Days on the market stayed flat at a 1% decrease.
The market absorption also took a healthy decline.
