Huntington United Methodist Church  in Shelton CT will be presenting its annual Home for the Holidays candlelight house tour on Friday, December 5 from 5:30 - 9:30 and on Saturday, December 6 from 3 -7 p.m.  

Seven homes decked with boughs and holly will be highlighting various Christmas traditions. Typically ticket holders will be given a map of the homes on tour. It is advised to wear easy-off shoes or to bring shoe covers as you may be asked to remove your shoes, especially in inclement weather.

Once again, the Shelton CT real estate single family market report for August 2013 is showing great numbers.    Check it out!
 
August 2013 single family home sales in Shelton CT INCREASED 42% as compared to August 2012. 
 
Average list and closing prices INCREASED 25% and 24% respectively while the median also INCREASED 9%.  There were more higher end sales than typical which brought the averages up. (See all sales as recorded in the MLS below) The median would be a more accurate indicator of home sales.
 
Days on the market went up slightly to 5%.

It was a mixed bag again for Shelton CT home sales statistics for April 2013.  Closed sales decreased 40% as compared to the same period last year. 
However, average list and closing prices both INCREASED 29% and 34% respectively and the median went up 11%.
Days on the market went DOWN 97%.
Market absorption for the month registered at 10.27 months, meaning it would take 10.27 months to sell off the present inventory. For April 2013, Shelton remained in a solid 'buyer's market' as inventory increased and sales decreased.

However, average list and closing prices both declined 20% from January 2012 results.
Days on the market went DOWN 25%, which is good news for sellers.
Market absorption for the month registered at 7.00 months, meaning it would take 7 months to sell off the present inventory. The slight increase in inventory put Shelton back into a buyer's market for the month with a more than 6 month supply of homes.

Shelton CT home sales for December 2012 ended on the upside as compared to December 2011 sales AND last month's sales.

Compared to last year, sales were UP 23% and compared to November sales, they inched up 8%.
 
However, average list and closing prices went down from December 2011 results.   Putting a little positive spin on this, there was a strong cluster of low end sales in December '12 bringing the averages down. See homes sold chart below.

Last month is a tough act to follow.  Shelton CT real estate sales for August 2012 showed improvement from the same period last year, but was down from a banner July 2012. Even so, at 26 homes sold for August, that number is still higher than any month in 2011.

Shelton CT Single family home sales for the month of May 2012 remained relatively stable, down only one sale, from the same period last year. 


Compared to  May 2011, listing and sales prices INCREASED 3% and 7% respectively. The median was held down 14% by a high concentration of sales in the $200K-$300K range.  Days on the market went DOWN substantially with a 31% decrease.  GREAT News for sellers!!

February 2012 sales of single family homes in Shelton CT registered a 14% increase in sales from January 2012 and a 7% increase from February 2011. 
Compared to the same period last year, listing and sales prices both decreased 13% and 11% respectively.  February 2012 had less higher-end sales than February 2011 bringing the averages down.
The median remained flat at less than 1% and days on the market went DOWN a significant 25%.  Houses priced well and marketed extensively are bringing the buyers in.
