Homes sales in Monroe CT for the month ending April 30, 2016 showed a 50% INCREASE IN SALES compared to April 2015 and 133% increase from March sales.  
Average list and sales prices both decreased 14% with the median going UP 18%.  These results make a good case for looking at ALL the numbers and understanding the difference between median and averages.
 
The market absorption rate was at 5.00 months.  Translated it would take 5.00 months to sell off the present inventory of 105  homes putting Monroe back into a seller's market statistically for the month.

Homes sales in Monroe CT for the month ending January 31, 2016 showed a slight increase as compared to January 2015.  Not quite up to the strong finish in December 2015 (see chart below) but still on par with the previous months.   
Average list and sales prices both decreased 4% and 3% respectively with the median going down 24% as well.  Bulk of sales last year were clearly above the average for the month as the chart indicates a higher than usual median in January 2015.

For the Fourth straight month there was ANOTHER nice increase in homes sales in Monroe CT! Real estate closed sales for December 2015 went UP 79% as compared to December 2014 closed sales.
Average list and sales prices both decreased 4% with the median going down 10% as well. 
 
Market absorption came in very low at 3.08 months.  Translated it would take 3.08 months to sell off the present inventory of 77 homes putting Monroe in a sellers market statistically.  The combination of inventory dropping 10% as well as higher sales helped drive the rate down.

Average list and sales prices both INCREASED 39% with the median home price INCREASING 82%. 
 
The only negative for the month was the significant increase in days on the market brought up by a few high outliers.

Monroe CT real estate sales and averages ended 2014 on a high note!

Real estate sales for December 2014 INCREASED 27% as compared to December 2013 closed sales.   
Average list and sales prices INCREASED 26% and 23% respectively.   The median home price INCREASED 29%. 
 
Additionally, sales were UP 100% from November 2014. See annual chart below.
Days on the market went up 66%, the only negative for the month.

Market absorption came down significantly to 6.36 months meaning it would take 6.36 months to sell off the present inventory keeping Monroe in a buyer's market … (2 comments)

The Monroe CT single family real estate sales for November 2014 decreased 53% as compared to November 2013 closed sales.    However, average list and sales prices INCREASED 8% and 9% respectively.   The median home price decreased 2%.  Days on the market came DOWN 35%.

Even with a decrease in inventory, low sales kept the market absorption rate still high at 12.86 months meaning it would take 12.86 months to sell off the present inventory keeping Monroe in an extraordinarily high buyer's market statistically.

The Monroe CT single family real estate sales for October 2014 decreased 30% as compared to October 2013 closed sales.    However, average list and sales prices INCREASED 11% and 10% respectively.   The median home price followed with an 18% INCREASE.  Days on the market came DOWN 36%.

With a decrease in inventory and sales on par with last month, the market absorption rate for the month came down slightly but was still high at 12.89 months meaning it would take 12.89 months to sell off the present inventory keeping Monroe in an extraordinarily high buyer's market statistically.  Remember, these are numbers … (2 comments)
