While the average list went down only 1.7%, the selling price went UP 7.1%. The February 2010 averages are actually better than they look since the 2009 averages were brought up considerably by the $910K sale. Average days on the market indicated a 25% increase. Shelton CT January 2010 Single Family Market Report The December 2009 market report was a hard act to follow. But there is still plenty of good news in the 2009 to 2010 comparison. MLS data shows Shelton single family home sales in January were UP 29% from January 2009. Average list and selling prices were UP 19% and 22% respectively. Three home sales in the $700K+ range brought the averages up. Average days on the market indicated only a 8.55% increase. Shelton CT December 2009 Single Family Market Report - Sales SURGE! Shelton CT single family home sales SURGED in December, 2009, as compared to the same time last year. MLS data shows Shelton single family home sales in December were UP 57% from December 2008. Average list and selling prices were down 11.86% and 13.77% respectively. These numbers were considerably more respectable than November's report. Average days on the market indicated a 40% increase; however, there were a few listings at 300+ days which skewed the results. Shelton CT Single Family Market Report for November 2009 Here's what happened in the single family real estate market in Shelton Connecticut for the month of November, 2009, as compared to the same time last year. MLS data shows Shelton single family home sales in November were UP 21.74 % from November 2008. Average list and selling prices were down 29.65% and 28.29 % respectively. These numbers are down considerably from last month's report due to the high end November '08 $1,250,000 sale, which skewed the results.
