If you follow my monthly market reports, you know that I don't just report the numbers. I generally add in an analysis offering reasons why the numbers may be as they are.
Homes sold in Shelton CT in September 2011 have gone down from the same period last year as well as from the previous month.  Let me offer a few reasons. 
1) September 2010 was the closing deadline for the homebuyer tax credit.  The original date was June, 30, 2010, but Congress extended it due to short … (7 comments)

Shelton CT single family home sales for August 2011 took a little dip since last month but was exactly on par compared to sales in August 2010.

 
 
A comparison to the same period last year shows a 13% and 12% decrease in list and sales prices.  August 2010 solds had  outliers  -- a high 'low' and a high 'high' bringing the averages up.  
The median, not affected by outliers, showed a 6% decrease as compared to August 2010.  Days on the market SUBSTANTIALLY … (9 comments)

Shelton CT single family home sales for July 2011 continue to be in an upward trend since April.  Sales were up 14% since June.

A comparison to the same period last year shows a 25% decrease in sales.   July 2010 was the month after the homebuyer tax credit ended, so there was a residual increase in sales making it definitely a statistical outlier.  

 
Take a look at the averages.   List and selling prices continue to INCREASE.  This month they went UP 15% and 17% respectively.

Shelton CT single family home sales for March 2011 went UP 9% from the same period last year, but --  even better -- sales are up 85% from just last month (Feb=13; March=24) . 
Averages were all down due to the 46% of March sales being below $200K.  See property transfers below.  Market time went down 10% from the same period last year.

Shelton CT single family home sales for February 2011 went UP 18% from the same period last year.  Averages list and selling prices went down 10% and 12% respectively, while the median sales price remained relatively flat at 3% decrease.   See property transfers below.

Shelton CT single family home sales ended up the year with a weak finish for the month in total sales.  Averages were considerably lowered by multiple sales under $100K.   See property transfers below.

 So more than half of the sales were under $300K. The usual hotspot is typically higher -- in the $250-350K range.

Shelton CT single family home sales, including Huntington and White Hills,  matched October, 2009 -- 23 to 23. 
The average list and selling prices decreased 8 and 9% respectively. The median price decreased only 3% from the same period last year.  Days on the market went down 11% percent.
 

Where were all the single family sales for the month of October in Shelton?  The hot spot was in the $200-300K range, accounting for 39% of sales.

Shelton (Huntington) CT condo market report for September 2010 shows sales were down only one sale compared to the same time last year.    Average list price and average selling price showed a 15% and 17% increase respectively.
The median sales figure registered at 17% higher than last year and days on the market showed an increase of 18%.
 

 
The fluctuation in condo sales in Shelton (Huntington) actually ended up with a 10% increase in sales for 2010 over 2009, with 59 sales in 2009 and 65 sales in 2010 year to date.  The spike … (0 comments)

Shelton CT single family home sales, including Huntington and White Hills,  were UP 44% from September, 2009.  Are we on the road to recovery?
The average list and selling prices remained relatively flat with 2% and 3% decreases respectively. The median price increased 12% from the same period last year.  Days on the market went up 26% percent skewed only by a few exceptionally long listings.

Shelton CT condo sales in August 2010 were down 64% compared to the same time last year.    However, there are 9 units under deposit and 20 pending sales showing some recovery in the coming months.
Average list price and average selling price showed a 15.5% and 19% decrease respectively. 
The median sales figure came in at 8.5% lower than last year and days on the market showed a significant reduction -- down 38% -- less market time for sellers.

So, what's UP?  Well, the average list and selling prices went up 15% and 17% respectively, and the median price increased 25% from the same period last year.  Days on the market went up only 7%.

The Shelton CT condo market report for July 2010 was a little slow compared to the same time last year and previous months showing a decrease of 33% in sales.  However, there are 12 units under deposit and 14 pending sales some of which were surely affected by the homebuyer tax credit.
The median sales figure came in at 12% lower than last year and days on the market showed a significant reduction -- down 70%.

The Shelton CT condo market report for June 2010 showed a 114% increase in sales compared to the same period last year.   However, we should probably acknowledge that the homebuyer tax credit had something to do with the strong number of sales.
Average list and selling prices were both down 26%.   Not so hot, there.  However, further analysis shows the sales were slightly skewed by a $895K sale in 2009 that brought that month's averages up considerably. 
To get a more accurate picture, take a look at the median sales figure, showing a 9% decrease in selling price.

Shelton CT single family home sales, including Huntington and White Hills,  were UP 35% from June 2009.  The average list and selling prices were down 6% and 5% respectively, and median price was down 9% from the same period last year. Days on the market were up 8%.
Here's the shocker!  The absorption rate for the month of June was actually the lowest in quite some time, with 5.86 months to sell off the current inventory.  That statistically puts June into a 'seller's market'. Remember that?  Well, don't get too excited, … (0 comments)

The Shelton CT condo market report for May 2010 shows the number of sales were down 33% from the same period last year.  Average list and selling prices were down 7 and 5% respectively. 
Averages were skewed slightly by a lone high sale in May 2009 and a single low sale in May 2010.  The median for this year was up 10%. So, overall, while the number of sales were down, the values show stabilization.
Days on the market showed considerable improvement with a decrease of 58% in market time.

The Shelton CT condo market report for April 2010 shows sales were UP 60% from April 2009.  Average list and selling prices were down 30% and 31% respectively. 
Days on the market showed considerable improvement with a decrease of 70% in market time.


Following are the Shelton, CT condo property transfers for April 1-30 recorded as of May 4, 2010.  The high sale was in Crescent Village at $377,000, and the low sale was in Long Hill Commons at $57,900.

 
Sales for the month were clearly in the $100-300K range with a median sales figure of $205,375.

Shelton CT single family home sales, including Huntington and White Hills,  were UP 80% from April 2009.  The average list price this month showed a 4.6% increase over last year along with a 6.5 increase in the selling price.  The median was also up at 6.15%

What's UP?   Shelton single family home sales in March were UP 50% from March 2009. 
The average selling price showed stabilization and the median showed only a 5% decrease. Average days on the market went DOWN 29.4%, music to a seller's ears!
The high sale of $900,000 was recorded in Winthrop Woods, while the low sale of $77,900 was on Myrtle Street.
