Trumbull CT home sales just took a big JUMP. June 2016 sales were UP 32% as compared to June 2015 sales and were UP 65% since May. 

The average listing and selling prices for June decreased 6% and 5% respectively.  The median home price INCREASED 4%.  This is a good example for understanding the difference between the sales average and median home price.


Going forward, there are 37 homes under deposit and 62 sales pending strong.

The average listing and selling prices for April both went down 4%.  The median home price INCREASED 2%.  This is a good example of understanding the difference between the sales average and median home price.

April 2016 home sales in Trumbull CT were UP an astounding 104% as compared to April 2015 sales.

The average listing and selling prices for April went down 13% and 12% respectively.  The median home price decreased 9%.  Read here about the difference between the sales average and median home price.


Going forward, there are 76 homes under deposit and 63 sales pending, higher futures than previous months.

The average listing and selling prices for March went down 8% and 7% respectively.  The median home price increased 1%.

January 2016 home sales in Trumbull CT showed positives in every category.  Closed sales were UP 33% as compared to January 2015 sales.

The average listing and selling prices for January also beat out the previous year 6% and 4% respectively.  The median home price was UP 10%. 

Going forward, there are 41 homes under deposit and 28 sales pending, showing continuing strength.
 
The market absorption rate came in at 4.82 months which is statistically a seller's market.   This means at the current pace, it would take 4.82 months to sell off the inventory of 135 homes.

December 2015 home sales in Trumbull CT was a mixed bag compared to December 2014.

Closed sales showed a 30% decrease in sales as compared to December 2014.  The average listing and selling prices for December were both UP 4% as compared to the same period.  The sales average was the second highest for the year. See chart below.
 
The median home price was UP 12%. 

Going forward, there are 35 homes under deposit and 24 sales pending.

Where were Trumbull CT homes sales in November  2015 and how did they compare to last year?

Closed sales showed an 8% INCREASE in sales as compared to November 2014.  The average listing and selling prices for November were both UP 15% as compared to the same period.   The median home price was UP 10%.  Note that a significant outlier high sale jsut south of $1.2 million did bring the averages up a bit.

Going forward, there are 29 homes under deposit and 30 sales pending.

Closed sales showed a 9% INCREASE in sales as compared to October 2014.  The average listing and selling prices for October were both UP 5% as compared to the same period.   The median home price was UP 7%.

Days on the market went up 65%. A few short sales contributed significantly to this increase.
 
Going forward, there are 35 homes under deposit and 22 sales pending.

September 2015 was a good month for Trumbull CT homes sales.

Closed sales for September 2015 showed a 19% INCREASE in sales as compared to the same period last year.  The average listing and selling prices for September were UP 3% and 2% respectively as compared to September 2014.   The median home price was down 1%.

Going forward, there are 32 homes under deposit and 31 sales pending.
Days on the market went up 29%.

Last month I reported that Trumbull CT homes sales had 'jumped' in July.  They jumped again in August, but off the cliff.   See annual chart below for the visual.
 
History does repeat itself though. A little further research shows Trumbull's highest sales month to be July and if not, sales carried into a better August.
 
 




 
Trumbull CT home sales for August 2015 showed a 16% decrease in sales from the same period last year.  The average listing and selling prices for August were down 5% and 4% respectively as compared to August 2014.   The median home price was down 8%.

ANOTHER good month!  Trumbull CT home sales for July 2015 showed a 19% INCREASE in sales from the same period last year.  There was also a 36% INCREASE in sales from last month keeping closed sales on an upward trend. See annual chart below.

Trumbull CT home sales for May 2015 showed a 68% INCREASE in sales from the same period last year.  There was a 48% INCREASE in sales from last month making a nice recovery after sluggish sales in earlier months of the year.

There are 60 homes under deposit and 61 sales pending, so future closed sales should definitely be on the same trend or better.
 
The average listing and selling prices for May both went down 4% as compared to May 2014.   The median home price was down by 9%.

Days on the market went up 35%.

Trumbull CT home sales for April 2015 showed a 34% decrease in sales from the same period last year.  However, there was a 66% INCREASE in sales from last month, recovering from an unusually harsh winter.

Also on the upside, there are 69 homes under deposit and 48 sales pending, so future closed sales will definitely be on the rising trend.
 
The average listing and selling prices for April went UP 6% as compared to April 2014.   The median home price was up 9% decrease.

Days on the market went up 4%.

Trumbull CT home sales for March 2015 showed a 32% decrease in sales from the same period last year no doubt still reeling from the exceptionally harsh winter. 
Historically, Trumbull registers the highest number of sales in the months of June through August, so with the warmer weather around the corner and more buyers wanting to get into their homes before the next school year, the next few months should make up for the lackluster sales in the previous few months.

Trumbull CT home sales for February 2015 showed an 11% decrease in sales from the same period last year.   Average listing and selling prices went UP 13% and 15% respectively.   The median home price INCREASED 9%.

Trumbull CT home sales for January 2015 showed a 40% INCREASE in sales from the same period last year.   Average listing and selling prices were flat - under 1%.   The median home price INCREASED  7%.

Days on the market went up 6%.  The market absorption rate came in at 6.00 months which is statistically  a balanced market.   That means at the current pace, it would take 6.00 months to sell off the inventory of 126 homes.   Time to get your home on the market now with less competition as we move forward towards the spring market!

Trumbull CT home sales for December 2014 showed a 7% decrease in sales from the same period last year, but showed a significant 55% INCREASE from last month.  (See annual chart below)
 
Average listing and selling prices both went UP 2%.   The median home price declined 4%.

Days on the market went up 2%.  The market absorption rate came in at 3.24 months moving back into a seller's market statistically  for the month.  That means at the current pace, it would take 3.24 months to sell off the inventory of 120 homes.  Inventory went down 18% from last month contributing to … (2 comments)

Trumbull CT home sales for November 2014 showed an 11% decrease in sales from the same period last year, and listing and selling averages both went down 13%.   The median home price declined 11%.

Days on the market went DOWN 35%.  The market absorption rate came in at 6.13 months creeping into a buyer's market statistically  for the month.  That means at the current pace, it would take 6.13  months to sell off the inventory of 147 homes.
