My daugher, Valerie Canepa, and I, a team, were fortunate to be listing country properties on the same day.  We went in different directions and put the listings on MLS on the same day.  My listing is great with 5 acres at 260 Oak Forrest Road in Searcy AR.  (Check it out on the internet.  MLS #20009479. Nice house, shop, fenced, and a scenic old barn that even has a chicken pen.)

My intention was to write about these beautiful sunflowers that were delivered to our house.  A cousin sent them to Hubby and I love them.  So does he.  They're more beautiful than roses!  I snapped several pictures and upon seeing this one I decided to turn this blog into a lesson.
The lesson is about MLS pictures that we see all the time with distractions, irrelevant objects, objectionable objects, etc.  So what is the glaring item in this picture that needs to be eliminated? 

You missed it???  Then you're probably guilty of having bad MLS photos!!

mls: Are the four bedroom sets included in the sale of the house? - 11/12/09 02:11 AM
Looking through the new listings today on our MLS hotsheet I saw this house that looked interesting.  It was around $220000 in a great area. 
What do we do first?
We look through the 15 pictures.   Right?  That's what I did. 
That's what a buyer is going to do when it goes out into the wild blue yonder called the internet.
I saw two pictures of the front, with photographer moved over about 10' before snapping the second shot.

mls: We get taught some things at our weekly MLS meeting. - 02/25/09 11:14 PM
Most of us don't know how to use our MLS to its fullest value.  I asked an agent this morning if she used the "rubber band" search.
"What's the rubber band search?" she responded.

mls: The new Active Key for our MLS has impressed me a lot! - 01/25/09 07:24 AM

At least three times last week as I was working at the computer email came through to me saying there had been showings on my listings.
When I logged in it showed the property had been shown just minutes before the notification came to me.  I knew they were being shown but didn't expect to be notified of a showing for perhaps days.  The old cradle key used by most budgeting agents and has been replaced by the Active Key had to be updated only once a week.  I've always felt it was unfair to let them take so long to update.

Jennifer Davis works with me.  She has been working in real estate for about three years and actually blogs on activerain.  The first time I had a transaction with her we went to closing after she'd been a really cooperative listing agent.  At closing I found out the commission on the house I'd sold had been 4% because it was a builder's new house and that's about all they'll pay in our area.  She had taken 1% and given me 3%!  WOW!  Unbelievable!  I thought that was so nice of her.

mls: Two good examples of bad examples for MLS photos. - 03/23/08 01:25 PM
We continually complain on activerain about the bad photos submitted to our MLS and how these photos do a very bad job of representing the seller's property.
I hesitate showing photos that someone might recognize as their home and become offended.  But these two that I found are probably not recognizable by anyone.  They are the epitome of BAD.  You cannot even see out the window that appears to be featured.  They are both from the same MLS listing.
Those people who can't take a decent photo probably can't figure out how to get to a blog site so they'll never hear the … (31 comments)

There's this really beautiful agent in our office in Searcy AR.  Her office is further down the hall than mine so she has to traipse by my office door several times a day.  She is pencil thin and wears these spike shoes so you can hear her coming always.  (I didn't check to see if she wears Jimmy Choo shoes ) .  She is also just as pleasant and nice and helpful as she can be.

mls: How do you choose a referral agent in a strange town? - 01/31/08 04:29 AM
We found a buyer for a property that had been referred to me.  I believe the agent found me on the internet and the listing was placed in my hand, sold within 2 months and we are all happy.
When I am faced with the need to send a referral to a town where I know no one, I also go to the internet for information.  I first go to Realtor.com and see who has enhanced listings.  I know!  I know!  Some of you hate Realtor.com. mls: Ooops! You missed your WINDOW OF OPPORTUNITY! - 01/15/08 01:18 AM
I suspect you got up this morning just as I did and checked your email and checked for new listings on the Multiple Listing Service.  As just as I, you probably did a little silent fuming because there's a new listing in a great neighborhood or one that is out in the "boonies" which is too far to drive by and there are no photos.
Our MLS considers a listing NEW for three days and shows it as new.  After that it is considered ACTIVE.  When an agent does not get a set of photos in within the three day period that … (8 comments)

mls: Filling out updated bpo's for that hard-to-sell property - 12/17/07 02:01 PM
Don't you just hate it when your REO hasn't sold in two or three months and they contact you to do an updated one!  I got the call today.  So I've been working all night, up til now, on pulling comps and filling out forms and cursing agents who don't have enough information on their listings.
I guess it is because those agents don't have a clue that their listing is in MLS to SHARE, SHARE, SHARE with other agents.  It isn't in there just for us to sell it, either.  It is in there for us to use it the information to help form … (3 comments)

mls: Example of a listing that frustrates hard working agents - 12/09/07 12:27 PM
This particular listing is a nice house.  It has high ceilings, is all brick, has wood windows, 2800 sq. ft. of living space, hardwood floors, several acres, double oven, Jennaire stove-top and lots of other great features. 
But in our MLS there is one photo.  We can put in 12 pictures.  When the agent was filling in the features, he/she put "see remarks" in 9 places.  These places were for exterior, heating and air, kitchen equipment, lot, other rooms, road surface, roof, stories and utilities.  When "see remarks" is used it should be explained in the remarks section.  On this listing the … (26 comments)
