How can I find out about bank owned homes before they come on the market? Great question, all 121 people who've asked me this!!
So here's the answer, in a compilation of all the emails I've written in response.
1. You can keep an eye on public records, or visit websites that do this, like www.realtytrac.com However, they're not always the best about delivering timely information, so the grantee/grantor index at your local recorder's office will usually input the new details much quicker.

Today's generation of homebuyers are far more educated than ever before-- yet with all the information out there,  I still get asked this question over and over: How long will a short sale really take?  Hidden behind that question is an unspoken concern-- is it worth the wait?, and, should we wait, knowing that it may never come to fruition?
Every agent wishes they could give every buyer and seller a firm, complete answer. When we say we really don't know, and that it depends on the bank, the investors, the time of year, the government, etc... that's all very true.

I would rather stay positive and get 50% results, than be negative and get 100%.   Is that a cool thought or what?  I read this in Joyce Meyer's newest book "Power Thoughts"-- there's nothing really new about the power of positive thinking, it's just that we need to keep on doing it, over and over again. Kind of like brushing your teeth-- it's an ongoing yet crucial task...and so totally worth it!

What more fitting day than today, in honor of Martin Luther King Jr, to reflect on or own personal dreams and goals, and how we can best support the dreams and goals of others.
We've all worked much harder these past few years, trying to successfully close escrows in a market flooded with the craziness of short sales. The strongest lesson there for me is how valuable and precious our time truly is, and how important it is to always work with respectful people. I was reviewing last year's to-do lists and crafting my new list, and I ran across this quote which I'd scribbled on a page.

Dear Mr and Mrs Seller,
If you're going to feel guilty and keep paying your mortgage, I might not be able to help you short sell your home.
Why not?
A synonym for short sale is HARDSHIP. If you have the ability to pay, as evidenced by you writing the bank a solid check month after month, then your hardship will not be apparent to the bank. Most banks and investors have guidelines which stipulate that  in order to qualify for a short sale,  there must be hardship situation.
