Moving to Maine? You'll need Barb's Best!

As a military wife I have moved many times. Many... many... times. We are now retired from the Army...and I say "we" because a military spouse is just as much at the mercy of the military as his/her enlisted spouse... and blissfully happy in our own corner of Maine. But even though we're done with moving, I still remember the stress involved with selling our home, packing up the household, and heading off to a new life.

Arriving in a new town can be very daunting when you're not familiar with the area. There are so many unknowns.. like where's the best place to live...to shop...to eat... Which dentist will be gentle with my kids' teeth..who gives the best haircuts...which grocery store has the best produce...when to plant tomatoes...the list goes on and on. All things that you take for granted after living in one place for a long time. These questions may seem trivial, but when you've left behind yet another house, another group of friends, another life basically, these unknowns only add to the stress.

I've found there are 2 ways to deal with this:

1. Trial and Error: Not the recommended method. I can't tell you how many bad haircuts I've gone through before finding a good stylist in each new town. Or how many soggy pizzas I've tossed out in frustration before I found the perfect crust. So using this method will cost you money as well as brain cells.

2. Word of Mouth: This, my friends, is the way to go and the reason for this blog post. The best way to find out insider info about a new place is to ask around. Ask your new neighbors, ask your new coworkers, ask the mailman. People like to talk about good experiences they've had, and they LOVE to talk about bad experiences they've had!

So, if you're planning to move to MidCoast Maine, I'm gonna "square you away"..that's Army talk for "help you out"! This is the first post in my new "Barb's Best" series. I'll clue you in on the cheapest place to buy fresh lobster...the grocery store with the ripest bananas...the salon that WILL give you a good haircut...and the pizza place to RUN from.. These will all come from experiences I've had, food I've eaten, etc. I might have to try a few more restaurants, but hey..I'm willing to make that sacrifice! Remember that these are my opinions.... But what better way to find out about an area than to ask someone who lives there?

Happy Friday! Some happy news for your Happy Friday... the average DOM (Days on Market) for homes in Bath, Maine is now 75 days! A year ago in March it was 195 days...that's a 61% difference! Know what that means? Homes are selling! And they're selling much faster than they did a year ago. Now just to be fair, if you have a home that's market value is $150,000 and you are asking $225,000...well, the DOM statistics aren't going to help you much. But if your home is priced well, then you should expect to go under contract in about 75 days or less. So if you're interested in selling your home quickly, now is the time!

Got any junk in the trunk? How about the attic? Under the bed...stuffed in the shed...in the back of the closet or crammed overhead? Okay...before this turns into a Dr. Seuss rhyme, let me tell you what I'm talking about!

Every year Bath, Maine celebrates Mayfair weekend. This celebration offers a variety of activities for young and old, but the biggest draw seems to be the city wide yard sale! Treasure hunters from surrounding counties descend upon our fair city to check out the goodies, and this year, we're planning to have some goodies of our own to offer!

Allen & Selig Realty is asking you to do some spring cleaning, clean out that shed, and bring us your unwanted items! We will be participating in the city-wide yard sale this year, and all proceeds will benefit the Bath Youth Meetinghouse and Skate Park. We will accept household items, lawn & garden items, tools, toys, games, and small furniture. No clothing please, and, despite the title, no junk.

You can bring your donations to our office M-F 9am-5pm now through May 1st.

If you're in the area, stop by and say hi...have some coffee...and shop for a good cause! After all, you can't let that clean shed sit empty!

Play Ball!

Well folks, spring has sprung in Bath, Maine and it's baseball time again! Boys all over are oiling their mitts, digging out their cleats, and searching through the barn for that one bat that seems to be responsible for all the home runs last season. Teams all over Maine are gathering at the fields that until a few weeks ago were covered in snow. Baseball fever is here!

But I think there's one baseball league that might just be a little more pumped about the upcoming season...and it's all because of the generosity of a local company, Frohmiller Construction. You see, the Bath Babe Ruth league has been working tirelessly to raise enough money to have dugouts built on Varnum Field. They happily participated in numerous fundraisers and the generous people of Mid Coast Maine gave what they could. The boys were able to raise enough for the concrete pads ($4,000) and a local lumber company sold them the wood at cost ($3,000) but they still didn't have enough money to have the dugouts erected. So they sat in the sun..they sat in the rain...and they kept a keen eye out for foul balls headed their way.

So what's a bunch of 13-15 yr old boys with a love of baseball to do? Well, they committed themselves to continued fund raising and another season without dugouts. After all, being able to play ball is what's important. But then a local company took notice of the boys' efforts, and the employees of Frohmiller Construction stepped in to lend a hand! They showed up at 7 am on a Saturday morning with a truck full of materials, big smiles, and a determination to not leave until the boys had their dugouts! The players and parents also showed up to help lug materials, fetch water, and apply primer to the new buildings. By Sunday, the youth baseball league had brand new dugouts!

As the mom of the 3rd baseman, I saw first hand how much this meant to the boys. They really appreciated the fact that a local company donated their expertise and their time to help out the youth baseball teams. So The Babe Ruth League of Bath, Maine sends a HUGE Thank You to Frohmiller Construction.

Also, a special thank you goes out to Kevin Olson, Kevin Rice, and all who volunteer their time so that our youth can have a baseball program. You are appreciated!

And that, my friends, is one of the many reasons why I love Mid Coast Maine!

March Madness in Bath, Maine!

This time of year, people in Maine are always itching for a celebration. Something that says we've emerged from the icy grip of winter and are barreling headlong into a Maine springtime. Well, with the forecast predicting highs in the upper 40's for this weekend, I've got a plan where you can have fun, enjoy the warmth, and soak up some sunshine! How about joining me in Bath, Maine for a little March Madness? March "Irish" Madness that is!

This year brings us the first ever Saint Patrick's Day Weekend Celebration! The festivities include a Saturday parade, Irish music, children's coloring contest, free trolley rides and more!

The celebration kicks off Friday evening with the Moonlight Madness Sale! As the moon rises over the Kennebec River, local merchants will be holding incredible sales, and in some cases, discounts will increase as each hour passes. So for the best deals, make sure you hit Cafe Creme first and get plenty of caffeine! That way you'll be alert when they drop the prices!

As you walk through downtown Bath enjoying the festivities, don't forget to look up! You won't want to miss the banners lining Front St! Colorful canvas banners created by local artists, all following the theme of "Enjoying Bath in 80 Ways". Taking place for the 5th year in a row, this event has brought light to the numerous talented artists that inhabit our great city!

Pumpkins, and Lilies, and Tulips - Oh My!

When I left the house this morning, I had to wonder if spring would ever arrive. There was a steady sleet/snow falling that quickly turned to all snow during my morning commute. And as I write this blog, a cold rain accompanies a brisk north wind. Kinda makes it hard to picture my clusters of daffodils or mounds of lilies ever emerging from the frozen ground.

And then I saw the morning paper and my whole outlook changed! What changed my mood? I'm glad you asked....it's the arrival of

THE PORTLAND FLOWER SHOW!!!

That's right friends! The Portland Flower Show begins tonight, and for many Mainers, that is the first sign of spring!

In the past, The Portland Flower Show has had to compete with The New England Spring Flower Show, which usually take place in Bangor and Boston on the same day as the Portland show. But alas, even flora and fauna have been affected by the economy, and the shows in Bangor and Boston have been canceled. So that leaves The Portland Flower Show, with it's 16 indoor gardens, 105 garden-related vendors, lectures, films, a plant auction and other green fun, as the only show in northern New England. This year will be even bigger, as many vendors from the two canceled shows will be setting up shop in Portland. You can buy gardening books, master creating a water garden, buy seeds, bulbs, shovels...the works! Brunswick's own Skillin's Greenhouse will demonstrate landscaping with native plants, and Al Berard of the Maine Pumpkin Growers Organization will talk about how to grow those giant pumpkins. Maybe I'll win the neighborhood pumpkin contest this year!

If you're as excited as I am, here are the details:

WHEN: 6 to 9 p.m. Wednesday (preview); 10 a.m. to 6 p.m. Thursday-Saturday; 10 a.m. to 5 p.m. Sunday

WHERE: Portland Company Complex, 58 Fore St.; 775-4403

HOW MUCH:$13 in advance at Hannaford Supermarkets and various garden centers; $15 at the door. Wednesday's preview costs $30 in advance and $50 at the door, and will include an awards ceremony, music and food.

PARKING:At garages around downtown, or on the street in the Old Port. Free shuttle buses will run along Commercial Street as far west as the Casco Bay Bridge, except on Wednesday night.

Lunch Lessons

For some reason, it seems like more and more of my day to day experiences are providing me with blog topics....as well as business lessons! For example, the simple act of going out to lunch the other day inspired this blog...a lesson for sellers, agents, and Pizza Hut!

It was a crazy day and we decided to slip into the Brunswick Pizza Hut to hit the buffet. It seemed like a good decision at the time...fast...hot...and involving pizza. What could go wrong?

Well..it started with waiting 10 minutes to be seated. There was no one in line in front of us...tons of empty tables...but no-one who worked there could find the time to seat us. That should have been my first sign. We were finally seated, ordered our drinks, and headed to the buffet. Only half of the buffet table was filled and the pizza that was there was cold and tired looking. We selected a few pieces, headed back to our table, and just as we finished eating we received our drinks. To make a long story short, the food was cold, the service was terrible, and we left with a bad taste in our mouths. Literally.

Needless to say I felt cheated. There were a dozen restaurants I could have spent my money in. So my question is...during a tough economic time when people don't have a lot of money to throw around, why isn't Pizza Hut doing everything it can to attract diners? They should have the biggest selection of the freshest, hottest, pizza around to lure people in. Their service should be top notch! Even if they're rolling in the dough...pardon the pun... they should be at the top of their game! I know I won't be going back there.

So Sellers..here's a lesson for you. Like restaurants, there are quite a few homes on the market for buyers to choose from! Talk with your agent and make sure you're both doing everything you can to make your home stand out among the sea of homes for sale! You can't put cold, tired pizza out on the buffet and expect buyers to come back and spend their money on it. Get rid of the clutter, clean the carpets, paint the laundry room, cut the grass, plant some flowers! In other words..put your best pizza on the buffet! If you don't, buyers will take their appetites and their money to the buffet around the corner.

And Agents, this should be the time when you provide better service than any other restaurant agency in the area! Return calls promptly, answer your e-mails, communicate with your clients, be kind to agents who bring their buyers...do everything you can to prove that you've got the best service in town! Because like buffets and homes for sale, there are a lot of agents to choose from!

So there you go...two good lessons that emerged from a bad dining experience. I for one plan to revisit my business plan and my listing buffet to ensure that I have the best service and the freshest, hottest listings around!

"If I Was Rich, I'd Do This For Free!"

I recently read an article in The Times Record about a local fisherman. The young man talked about his love for the sea and how much he enjoyed his job. In his own words... "If I was rich, I'd do this for free!"

That got me thinking about how wonderful it is to love what you do for a living. Considering the average American spends a minimum of 40 hours a week at work....and for Real Estate Agents that figure can be considerably higher... loving your job is important!

Luckily for me, I do love my job! I love selling Real Estate! I love the excitement of a young couple buying their first home. I love helping the retired couple sell their home so they can move closer to their grandkids. I love the look on the kids' faces as they pick out their new room! Why are they all blank? Well...it's because if you're planning on buying a home, then I can't think of 1 good reason to not have a home inspection!

For most people, the purchase of a home is one of the biggest, if not THE biggest, investment they will make in their lifetime. It is vital that you know what you're taking on with that investment! Sure..you fell in love with that home the minute you saw it! But remember, my friend, that love is blind! Love might make you miss that water stain on the ceiling. Love might cause you to overlook that termite damage. And love might keep you off the roof entirely!

"But Barb", you might say, "The seller is a little old lady who is sweet as pie and was very honest about all the defects in the home." I'm sure she is very sweet...and she probably told you everything she knew was wrong with the home. But when's the last time that little old lady climbed up in the attic and looked for asbestos or knob and tube wiring? When's the last time she traipsed around on the roof and looked for damaged shingles? See where I'm going with this? The homeowner is not always aware of all the hidden defects. But a licensed inspector can identify any issues that might cost you a lot money down the road.

In Maine anyone can call themselves a "Home Inspector"...there's no requirement for a license! So when choosing an inspector, I always recommend that you look for one who is licensed and certified. Don't just hire your cousin, or his drinking buddy, or the son of the seller. While their intentions may be good, they haven't been trained in what to look for during a home inspection. And what if they miss something really important? A mistake like that can strain a friendship and cost you money!

So by all means, fall in love with the house, hug the little old lady, and send your cousin a bottle of his favorite beverage. But make sure that you have that house inspected by a professional before you buy it!

The HAP Homes Have Arrived!

Well folks...it's official. The HAP homes are now on the market! Those of you who have been with me for a while may remember a few posts I did regarding the Homeowners Assistance Program at Brunswick Naval Air Station. I had a terrific response from those posts and answered many questions before the Army Corp of Engineers asked to me stop. Apparently, they are the only ones "allowed" to answer HAP questions. Puhleeezzz... But that's a different blog.

So for those of you who are new, well...let's back up a bit.

In 2005, the Base Realignment and Closure Commission announced that Brunswick Naval Air Station was on the closure list. Military personnel who owned homes in the areas affected by the closure were a bit nervous at the thought of trying to sell their homes..... what if values had dropped? Would they be able to cover what they paid during the housing boom? In rides the Homeowners Assistance Program to save the day! If a qualified homeowner (there are certain criteria that have to be met) has tried in vain to sell their home on the current market, HAP steps in and purchases the home, pays off the mortgage and frees up the owner to purchase another home at their next duty station. And then what does the government do with these homes?

It puts them back on the market, of course!

These homes are just starting to trickle on the market as our military guys begin to relocate. The trickle is good....the fact that the government hasn't released them all at once has helped to maintain the values!

Several of my clients have expressed concern about HAP Homes...thinking that they are similar in condition to most of the foreclosures they've looked at. They're not! These homes were not "taken" from people, so they haven't been stripped or mistreated like you sometimes see with foreclosures.

As I sit here writing this post it's a balmy 24 degrees in Phippsburg, Maine and there's an additional 8 inches of fresh snow. Some people find this invigorating, and can't wait to hit the slopes, grab a sled, or hit their favorite frozen pond. But if you're one of those people who want to experience the magic of Mid Coast Maine from a warmer spot, then this list is for you.

10 Ways To Keep Busy During A Maine Winter!

1. Visit the Patton Free Library! The library is always a little more crowded in the wintertime. The library offers an amazing array of activities for both young and old....story time for the kids, craft days, computers, movies, and an impressive book collection! Curl up in front of the fireplace with a good book or explore the history of Bath, Maine in the extensive local history room. The staff is knowledgeable, extraordinarily friendly, and always available to help. So you might come in just to warm up...but I bet you leave with a library card!

2. Tour the Maine Maritime Museum! Bath is known as "The City Of Ships", so of course we have a Maritime Museum! You can actually tour this museum all winter...it will take that long to absorb every fascinating detail! The attractions include numerous exhibits featuring art and artifacts, interactive areas for children and adults, a historic shipyard with 5 original 19th century buildings, a Victorian-era shipyard owners home,a life-size sculptural representation of the largest wooden sailing vessel ever built, and a campus on the bank of the Kennebec River! A must see!

3. Browse at Renys! There's an old saying that says "If Reny's doesn't have it...I don't need it!" How true that is! Reny's is a Maine-owned chain of small discount stores that offers everything you could possibly need at low, low prices! Need new Carharts before the ice fishing derby? Head to Reny's. Winter boots, Columbia jacket, new dishes, or a lamp shaped like a duck? Head to Reny's. They are always packed with souvenir-seeking tourists during the summertime...so at this time of year you should have plenty of elbow room to browse and browse and browse!

4. Take in a show at The Chocolate Church! If you've never visited The Chocolate Church...you're missing out on a fabulous experience! Browse through the Art Gallery, enjoy the photo exhibit, watch a play, or jam at a concert...the opportunities to enjoy the arts are endless! Check out their calendar of events...I'm sure you'll find something you won't want to miss!

5. Grab your Skateboard and head to the Bath Youth Meetinghouse! This facility is home to Maine's largest indoor skate park! Didn't pack your skateboard? Well then, you can watch a movie, enjoy a concert, play a game of ping pong, rule the arcade, or visit the Internet cafe! The perfect place for teens to gather on a cold winter's day!

6. Raise your inner temperature with some Beale Street Barbecue! When the cold north wind seems to go right through you, it's time to head over to Beale Street! Enjoy barbecue at it's finest, and with many different sauces to choose from you can make it as hot as you want! Plus, Beale Street Barbecue supports the Good Shepherd Food Bank...they've provided over 50,000 meals so far...so when you eat, someone else gets to eat too! It's a win-win!

7. Swim at the Y! The Bath YMCA is a gorgeous facility with tons to offer! Come in out of the cold and pretend it's summer while you splash in the pool or work up a sweat on the basketball court! There is a teen room and childcare is available for the little ones!

8. Bowl a Perfect Game at Yankee Lanes! When the winter blahs get you downs, grab some friends and head to Yankee Lanes in Brunswick! Getting that first strike will lift your spirits! Or, if you bowl like I do, just keeping it out of the gutter will make you smile. And they do have gutter guards for the kids that work great! Not that I've ever used them.....

9. Shop Local! Nowadays I think it's more important than ever to support our local merchants, and Front Street in Bath provides numerous opportunities to do just that! Lined with small shops, galleries, and restaurants, Front Street offers antiques, specialty stores, souvenirs shops, toy shops, a bookstore..everything you could need without having to leave Bath!

10. Howard Sports! How about some indoor soccer? Or field hockey? Or batting cages? Take your pick at Howard Sports Dome in Topsham Maine! When the kids get antsy, a day at the dome will get rid of that pent-up energy!

What is a Vernal Pool and Why Do I Care?

What is a vernal pool? Is it an asset to a property? Can I swim in it? Why do I even care? Well, if you're planning on buying Real Estate in Maine, you'd better care! If you buy a property that has a vernal pool on it, you could encounter restrictions on how you can develop your land. And no..you won't need your water wings!

Vernal pools are small, shallow wetlands that appear only temporarily at particular times of year. Although they are only filled with water a few times a year, they are essential breeding, feeding and resting areas for 2/3 of Maine's amphibians! Frogs, turtles, salamanders,fairy shrimp....you name it! Many of these species are endangered, and Maine has gone to great lengths to protect them. So if you find a property that has a vernal pool on it, you need to do some research!

The most important thing you need to find out is if the vernal pool is considered "significant". A pool that is considered significant is protected from development. A pool is considered "significant" if one of 2 criteria has been met:

1. It contains a state listed threatened or endangered species

2. There is a notable abundance of specific wildlife, such as wood frog or fairy shrimp.

Maine law states that nothing can be done to impact the vernal pool habitat, which includes the pool itself and everything within a 250ft radius. So no...you can't build your garage there....put in a dock....or turn it into a driveway! But make sure you bring in an expert to determine if the vernal pool is significant or not...don't take the neighbors word for it! Your agent can give you names of people who have been trained in wetand ecology and wildlife. Or, contact the Maine DEP for more information!

If you're out looking for real estate In Maine and come upon a property that has a vernal pool on the premises, no need to rule it out right away! But do your homework and make sure you can build that house...or garage...or driveway! Contact the Maine DEP at the following numbers:

Get Hooked!

PHIPPSBURG ANNUAL ICE FISHING DERBY!

Well boys and girls...it's that time again! One of my favorite winter sports is in full swing..time to don your long underwear, grab your gear, and head to the nearest frozen puddle! It is ....drum roll please...Ice Fishing Season!

When I first moved to Maine, the thought of sitting on ice and staring at a hole was about as unthinkable to me as a hotel without a jacuzzi. But let me tell you, once you've tried it...you're hooked! Pardon the pun...

If you've never been, it's not hard to get started. All you need is 10 layers of clothing, a thermos full of coffee, a few traps, a few shiners, and an auger to drill the hole. Actually, it's better if you have a friend with an auger...much cheaper! Drill the hole, set the trap, and then sit back and enjoy the camaraderie of your fellow fisherman. But keep an eye on your trap....when that flag goes up you'll be racing every fisherman within a 20 ft radius to get there first....all while wearing 10 layers of clothing. (You might want to practice that before the big day!)

There are over 3,000 lakes and ponds in Maine...plenty of opportunities to bring home a whopper! If you're looking for organized fun, I suggest you check out one of the local fishing derbies. A good resource for that is www.MaineIceAnglers.org , they have a list of the most popular Ice Fishing Derbies in Maine! If you're free on February 8th, I invite you to join me at the Phippsburg 10th Annual Ice Fishing Derby! There are prizes for the smallest fish,(I've won that), the biggest fish (I haven't won that) and tons of door prizes!

A Word Of Warning: Always check the ice before you venture out! This chart will help you determine if it's safe to go fishing!
