"Green Acres" a Community Garden in Broadview Heights Ohio!

In the last few years I have noticed a growing concern for what is in our food. I myself have made many changes in the food I buy, supporting Ohio farmers by buying my beef, chicken, pork, eggs, and milk from them. The difference is very noticeable. For instance with a farm fresh egg, when you crack it open into a bowl, you should see a tall deep golden colored yolk and 2 rings of whites and the yolk tastes buttery! I could go on and on about what I have learned but that's not what this post is really about.

It's about a group of folks in Broadview Heights Ohio starting a community garden! They want to teach and educate people of all ages about the joys of growing your own food. The space will measure 120' x 120' with proposed individual garden beds of 4x10 and 10x10 each. Initially 50 garden plots will be available in 2013. This is especially great for people who like to garden but who are prohibited from having a garden due to HOA rules!

Welcome to Windsor Woods in Broadview Heights, Ohio. This lovely subdivision was established in 1995, with the first family moving into their custom built home in early 1996. There are approximately 81 homes here and the majority were custom built. The original deed restrictions called for 75% brick on the front elevation, side load garages, and a minimum of ~2800 square feet, bringing a nice consistency to the neighborhood. The majority of lots are wooded and many have a depth of 250 feet or more.

Windsor Woods is conveniently located to I77, and about 25 minutes from downtown Cleveland. There is a homeowners association with a minimal annual fee.

When these homes were being built I was one of the agents representing the builder and was involved in the construction of many of them. The Seller Agreed to Make Some Repairs for you...Now what?

You've purchased a home and had it inspected and that inspection uncovered a few problems. You forward a copy of your inspection report and ask the seller in writing to correct 3 specific items and provide copies of the receipts and/or invoices. The seller agrees. Great! Don't let it end there.
As a buyer you should go back and inspect the repairs but this is not necessarily your final walk through. The purpose of this trip is to make sure that the seller made the repairs to your satisfaction.

In our contract it says "seller agrees to provide reasonable access to the property for buyer to review and approve any conditions corrected by seller."
These repairs may all be completed long before the title transfer so there's no reason not to go back and inspect. Sometime I will have the list agent tell me it will be our final walk through to which I always object for a very simple and logical reason. You, the buyer may not be satisfied with the results! If you wait until the final walk through to inspect repairs and you are unhappy, you run the risk of a delayed closing.

So be sure that if your contract calls for it you take the time to inspect any completed repairs!
