What 2008 taught me - 12/31/08 05:25 PM
Live Each and Every Day as a GIFT as it has been given to us.
Valuing every precious moment is no longer wasted. My brother lost the love of his life, his soulmate of 10 years in marriage. She was in the hospital for tests. She wasn't hooked up any monitors, as so I was told. She took pain like a soldier. She walked the halls her last night with my brother discussing what they wanted to do, their plans, their dreams. She was to be released from the hospital the next day so she could gain strength and have her gallblader (5 comments)
FHFA sets new Home Evaluation Code of Conduct - 12/23/08 04:22 PM
Today, Freddie Mac and Fannie Mae announced that effective May 1, 2009 a new Code of Conduct for the realiability of Home Valuation for Single Family homes will be implemented May 1, 2009. To strike out and "lash" out at appraisers leading it to be something that may have caused the downfall on bad loans being sold because of false or misleading valuations needs to sent down the Grand River! Where I think the changes need to be in place are: When a SFR property is over $500K in value, then two appraisers who have evidence of appraising upper bracket properties that (0 comments)
Chicago Rental: 2251 W. Farragut #1 - 12/18/08 05:06 PM
2251 W. FARRAGUT #1 is now available for it's new occupants. This unit was recently rehabbed and features gleaming hardwood floors, oversized window and base molding trim work, a new eat-in ktichen with warm cinnamon toned 42" kitchen cabinetry with a dishwasher, range/oven, microwave, insinkerator and refrigerator. The bathroom was a complete gut as well and it's colors compliment the unit. There are two bedrooms, one bath, a den located right off the kitchen area which is ideal for reading, the "television/media area", or just catching the breeze during the summer time. Or, when the weather is warmer, grill outside and (1 comments)
I loved watching Barney & Friends when my nephews and nieces were growing up. I loved their songs. Those songs promoted good healthy feelings towards one another. Yesterday, Chicago had a really nice snow storm. All day long the flakes came floating down. They were big, fluffy and my idea of snow. The office shut down early but I still pulled a normal 13 hour work day. Traffic was slow as people were cautious and hence travel time frames were longer, as a result. When I got home last night at 9:00, I saw four homes that needed their sidewalks and (2 comments)
Granted it is 45 degrees outside while I am writing this post, but it's not about the weather! The Chicago Tribune posted some good news which is reflective of the neighborhood economic changes. All is not doom and gloom here people. How can Chicago show neighborhood home price increase? It has to do with balance and business. The balance is based around condominiums, single family homes, 2-4 Unit apartment buildings sprinkled with Apartment Buildings. Kind of a nice recipe for success. It doesn't surprise me that Ald. Gene Schulter's 47th Ward has increased at all. I have monitored the 47th (0 comments)
If I could turn the Clock Back .... - 12/11/08 07:51 PM
I'm in my office finishing up for the day with alot of thoughts flying through my head. I feel like there are so many that they out number the stars in the sky. Right now, Illinois is facing a sad time with Governor Blagojevich being charged by the U.S. Government for an alleged "pay to play" scheme for the vacated Senator Obama's Seat..... just one charge ... It seams like the clock has stopped here in Chicago as the Governor's home is just blocks away from my office and there is a security detail, for good cause, outside of his home. It saddens (9 comments)
Loan Modifications: The Right Way - 12/11/08 12:56 PM
You're up to your eyeballs in debt. You are standing on the kitchen stool to see above the wrath of paper. You don't answer your phone. You are embarrassed to get your mail but figure after dark, nobody will see you and it is safe as you think someone is spying on you.

How to Get Rejected - 12/08/08 05:52 PM
Today, I'm sitting with a pile of contracts for one of the properties I have listed. While this is good, it's bad news for those who submitted and here's how you can get rejected when we are at the final stages with highest and best offer: Two buyer's name with only one buyer's name on the contract and pre-approval letter low low "scavenager offer" to the point we should just have you forward your mail to the property now Your agent submits the offer on a Sunday night, one week ago and Monday is her day off and she works a full time (4 comments)
Let's Play the Multiple Offers Game - 12/05/08 05:35 PM
Today, of all the days I stood in front of my client's building to show it to 5 buyers. This is the building that I have been talking about that had offers last week, but only one buyer qualified and before we signed any papers, I had him do an inspection. The property has been disclosed as having some structural problems and that being there is a crawl space with this sweet looking 8 x 8 for about 12' and then (2) 2 x 10's flying all the way back for the "beam" under the 12" of space of crawlspace for (2 comments)
Hey Chicago, If you haven't heard the news, Mayor Richard Dailey proposed Tuesday to create a long lease parking meter program for the City of Chicago. Right now, meter costs run us $0.25 an hour in Lincoln Square. His proposed program would increase the hourly rate to $1.00 an hour for meter parking! So what does that meanto you as the consumer? Ah, bring a roll of quarters or your other options would be take the bus, the "L", a cab, or walk to the local neighborhood or Loop shopping districts. What does it mean to the businesses in these (0 comments)
Short Sale Strategy - 12/02/08 01:35 PM
I have another two unit building right now that I'm working on a loan modification for a client. They are in default on their mortgage. Will the bank listen? It depends upon who you talk to at the bank It depends upon how complete your loan modification is It depends upon if you give the bank options to look at and review with backup documentation One of the analogies that I use with the Bank is to reference what the rents are for the building. For instance: This building had low rents. So I suggested painting and increasing the rental. So, (1 comments)
The Federal Bailout re Automotive Industry - 12/02/08 10:58 AM
Well, if you haven't heard it yet, FORD's CEO will be working for $1/Annually. Don't get excited, because while one agrees to work for little or no money, there must be perks in the back wings such as stocks, final retirement package, etc. So, for me to "hear" $1 isn't too exciting even when they are selling the corporate jets. I am from Michigan originally, and the automotive industry has been bailed out before. My question is how many bailouts does one give until the automotive industry revamps from the top instead of the bottom?! Their design of gas hogging automobiles (7 comments)
