Marketing Palatine Homes - Interactive Signs! - 12/30/11 10:13 PM
In my first post about selling your Palatine home we talked about the MLS, agents, and syndicating the listing. Now that's done and your home is beginning to appear on a lot of web sites, it's time to see what else we'll do to market your Palatine home.
Fortunately the MLS is just the start of your online presence and the marketing we do. Now it's time to take a look at a sign, the benefits and how we'll make it an interactive experience.
Sign or No Sign? This will be a personal choice but as buyers of homes in Palatine still drive around … (1 comments)

Selling Your Palatine Home - MLS listing and Web Site Syndication - 12/28/11 10:22 PM
Did you know that at least 80% of the buyers that walk through your home will do so with an agent of their own. It still is the leading source of finding a buyer and therefore is the number one prioritized item on a good marketing plan. The way to these buyers is through advertising to those agents and also online.
Let's look at the Palatine agents first.
If an agent wants to find homes to show their buyers the largest source is our MLS. (Multiple Listing Service). So it is the first place to advertise your home for sale. Now … (2 comments)

First Time Buyers In Palatine - You're Pre-Approved! - 12/24/11 05:36 PM
Hot on the heels of my last post about why 2012 appears to be a great year if you want to buy your first home, I thought I would turn this into a series to help Palatine first time buyers understand the entire home buying process.
I know many of you won't have the time to attend a seminar, or just don't want to go to one. So I am going to do this online for you. Feel free to ask me any questions-email is just fine.
Here's the first post in case you missed it.

Palatine First Time Buyers - 2012 Could Be A Great Year To Buy Your Home - 12/23/11 10:47 PM
Attention Palatine first time buyers, mortgage interest rates are at an all time low. As I write this post today, December 23rd 2011 the 30 year fixed mortgage rate hovers under 4%. Believe me when I tell you that is a very low interest rate. No doubt it will go up and down a little but it is predicted to stay low for a while. I hope so!
Now I am not one of those agents that say you must buy, you must, you should, buy now, you know all that hipe. What I am saying is if you are considering … (1 comments)

SEO Success in Just Two Days - Google Loves Me! Real Estate in Palatine is Number Nine. - 12/21/11 10:52 AM
SEO Success in Just Two Days - Google Loves Me! Real Estate in Palatine is Number Nine.
Back in April this year I took on a task which had all the makings of success over a wide geographic area for the niche relocation. The problem was it was just too big for one person to handle so last weekend I decided, with a few tears, to bench the project. No, not thrown away just benched. Maybe one day I'll have the financial ability to start it up again, who knows.

Arlington Heights Townhomes - Sales & Price Cuts - 12/13/11 06:13 PM
Hot on the heels of my Palatine Town Homes Market report, I am back again with one for Arlington Heights. I think it's a fair assumption to assume that marketing times and average sales prices are going to be very similar to Palatine. Lets take a quick peak at that for the current year before I move on.
Palatine: Average Market Time 2011 was 178 Days Arlington Heights: Average Market Time 2011 is 150 days. That's about 1 month less, a bigger difference than I expected.
What about average sales price?
Palatine: over the last 12 months was $176,546 Arlington Heights: over … (4 comments)

Palatine Town Homes - Average Sales Prices and Marketing Times - 12/13/11 04:13 PM
I wanted to look at the sales of Palatine Town Homes to see if sales activity is better this year than in 2010. Condos and town homes always suffer more in a buyers market, well at least they seem to, but let's look at some numbers, it should help verify my thoughts and maybe help Palatine town homeowners decide whether they want to sell or not. Lets take a look at the things sellers are most interested in:
How long will it take to sell my Palatine Town Home? Are prices going down or up? This first graph shows that since … (3 comments)

Criticizing Realtors Does Not A Good Lake Zurich Realtor Make - 12/11/11 02:14 PM
Twice in this past week I have been exposed to some jaw dropping criticizm. It wasn't that the criticism itself hurt, I am thick skinned enough to ignore it. It's the mere fact that other Lake Zurich Realtors think they know better and proceed to ram that down another Realtors throat. Here are the two instances.
Market Reports
The way I write my market reports is my way. I decide what to put in and what not. I try to make it easy for my readers to understand. It's not an exact science, it's just simply extracting data from my MLS and presenting it … (2 comments)

There's A Mouse In My House - My Son Wants It Gone - 12/11/11 11:41 AM
My eldest son lives in our finished basement, he's 22 and gets his own living suite. Lucky him, he has a great room, bedroom, bathroom. He has to use the main kitchen and laundry and access to the house but he gets his own privacy and thats the way he likes it. Works fine for us too. For a while he has been telling me there is a mouse running through the walls. He hates spiders and mice can move pretty fast so not a real lover of them either.
Not so long ago he called on younger brother, 20, to … (0 comments)

Buying a Home in Northern Illinois; When Is Your Contract Secure; When To Deliver Earnest Money - 12/09/11 01:49 PM
I recently read a comment online from a consumer on another web site that got me thinking about how contracts and earnest money work differently in every state. Today I am talking about Illinois and the reason I want to get this in writing is because the writer thought there was unethical behavior-which in fact there was not. Let's answer the first question.
When Is Your Contract Secure. I am of course talking about your contract to buy a home. In the business we refer to them as Purchase Offers. Why? Well because to begin with that is what they are. So … (1 comments)

Moving to Illinois - The Inevitable Bedroom Argument Kids Have - 12/07/11 10:09 AM
While you are moving to Illinois and want to find a great community to live in, and that perfect house to call your own; kids have a different agenda - bedrooms. They will have different things on their minds. Leaving school, saying goodbye to best friends, wandering if they'll like the new school, making new friends and BEDROOMS.
I am not sure why this is, perhaps is just because they are looking for a level of comfort and a bedroom provides that. Maybe they just want to have the best this time around. Either way if you take the kids house … (2 comments)

Christmas Shopping For Houses in Deer Park and Deerfield - 12/06/11 11:50 AM
You possibly think by the title "Christmas Shopping for Houses" I may be a little mad. In fact with a cold today my brain is a little "thick" as we say back home in the UK. But no I am not crazy, I wanted to let you know what rumbles inside the month of December in real estate.
I trust you all had a lovely Thanksgiving, but no sooner have the dishes been loaded, all thoughts turn to Christmas or other Holiday depending on your beliefs. You would think with all this "thinking" going on that real estate would be the … (0 comments)

How's The Real Estate Market in Long Grove Illinois? - 12/05/11 11:41 AM
Long Grove is a village considered as a relocation destination by buyers looking for luxury homes, golf course properties, and gated communities. It caters to the higher priced housing with most homes being situated on acre lots or larger. New management employees will often consider Long Grove alongside Kildeer, Hawthorn Woods and Barrington.
How's the real estate market in Long Grove compared to last year? I know we are not done yet but it seems as good a time as any time take a look at 2011 to date. The remainder of this year will likely not make a huge difference...although never … (1 comments)

Barrington Subdivisions - Make Sure This Data Is Included in Your Homes Listing. - 12/04/11 03:32 PM
If your Barrington home is for sale, it's likely part of a subdivision. With the exception of homes in the center of the village of Barrington, it's an important piece of information about your home for sale. Which Barrington subdivision is it in?
While not all buyers know which subdivision/s they would like to live in this does not apply to every buyer. Local buyers may know the area well enough to have not only a target village but a target subdivision. They may go online and search for homes using the subdivision as part of their search criteria. So what … (3 comments)

Money - The Request, The Rejection, The Accepting & The Emotions it Stirs - 12/04/11 11:03 AM
I've had a slow weekend real estate wise so managed to catch up on a lot of chores and hang our here on The Rain. I stumbled upon a post by Nikesh about sponsoring territories for a real estate web site that Market Leader have purchased called realestate.com. Think about that domain, it's pretty cool for our industry and runs parallel to Homes.com in keyword skill.
My main site is RealEstateinBarrington.com
The equivalent with this new site will likely be RealEstate.com/Barrington
Not quite the same but pretty darn good right?
Nikesh's post certainly stirred up a lot of emotions, you can … (5 comments)

Congratulations to the Newest Real Estate Company in Coralville Iowa - Cardinal Realty - 12/02/11 09:16 AM
Active Rain is a journey, as is the progression in real estate. Back in 2008 I decided I wanted to be the owner of my own real estate company, and I have never looked back. Now it's time to acknowledge another professional who has the drive and determination to go out alone as a new broker, opening her own real estate company in harder times.
Cardinal Realty in Coralville opened it's doors today in Coralville Iowa. Serving the Iowa City, Coralville and North Liberty areas in Iowa, Cardinal Realty is owned and operated by my friend Denise Hamlin. A forward thinking, … (6 comments)

First Snow of The Winter 2011 Season in Barrington Illinois - 12/02/11 08:56 AM
Winter in Barrington can give you that warming feeling. The first snow of the season is usually a dusting, just like we got overnight. While for many it signals the start of a cold and tough driving season, it also makes you think of real fireplaces, hot chocolate, building snowmen with the kids and of course Christmas.
If you like taking photos like I do, a white covering makes our area very pretty and hides the dying grass and shrubs, coating them with crisp clean winter white. Winter is my favorite season, even though I'll have to shovel the path and … (7 comments)

After 17 Months The Perfect Home Was Found - Not Barrington but Arlington Heights - 12/01/11 06:00 PM
It really isn't all doom and gloom out there in the world of real estate. I have had several buyers in the last two years that either had cash in the bank ready to buy, or did not have to sell the current home so they could buy the new one. The advantage for the buyer is positioning themseleves to find that perfect home, as long as they have the patience.
Last summer I was approached by some buyers. They wanted help with a house they were interested in that checked almost all their boxes. They did not want to have … (1 comments)
