      <title>Waterfront Real Estate: Sailboat versus Powerboat</title>
      <description>&lt;p&gt;Time to take some of the mystery out of the sailboat versus powerboat description often used to describe waterfront real estate (in Southwest Florida) and it's suitability for boating.&lt;/p&gt;&lt;p&gt;In the most basic form sailboat water would apply to any water suitable for a sailboat to operate in.&amp;nbsp; Typically, regarding real estate and waterfront property, when I say sailboat water what I really mean is that you can get in your sailboat or large powerboat docked outside your home in a canal or waterway and the water will be deep enough for a boat with a keel or a large draft to get out into open water.&amp;nbsp; Equally important is the ability to do this in an environment where there are no bridges that would prevent you from reaching suitable open water.&amp;nbsp; This is important because it creates some confusion when you are talking sailboat water.&amp;nbsp; Of course you know that you aren't getting under any low bridges in a sailboat, but many large powerboats are not suitable for going under small bridges either. &amp;nbsp;If you have a large powerboat, chances are you want a waterfront lot in the sailboat section of town.&lt;/p&gt;&lt;p&gt;Here in Punta Gorda open water generally refers to Charlotte Harbor, the Peace River, and the Gulf of Mexico.&amp;nbsp; Most people who buy property listed as &amp;lsquo;Sailboat Water' expect to be able to take their boat from their dock out to the Gulf of Mexico.&amp;nbsp; Trust me when I tell you that there is no substitute for local expertise when you are trying to determine if a waterfront property is right for you and your boat.&amp;nbsp; You will find property listed as sailboat waterfront with Gulf access where it is physically impossible to get your boat out of the canal and into open water.&amp;nbsp; You will find lots listed as sailboat waterfront with Gulf access because there is water out back that leads to the Gulf of Mexico - regardless of whether the canal is dredged, the water is deep enough, or the canal is navigable.&amp;nbsp; If there is water leading out to open water and there are no bridges, then it must be sailboat water - right?       <title>Hurricane Season's Coming - Run for Your Life!</title>
      <description>&lt;p&gt;Do you think that the media could possibly have perpetuated the fear that what happened in New Orleans with Hurricane Katrina can happen in Florida at any time.&amp;nbsp; I can't begin to imagine the number of people from inside and outside of Florida or even in other countries who have decided to steer clear of Florida because they equate Katrina as a daily possibility if you choose to live in Florida.&lt;/p&gt;&lt;p&gt;Let me try to clarify.&amp;nbsp; If you live in a house made out of sticks, and your house is 15 feet below sea level, and you are surrounded&amp;nbsp;by several large bodies of water on three sides, then you may have a big problem even with a minimal hurricane.&amp;nbsp; If on the other hand, you live in a house made of concrete block and stucco, and your home is on land that is above sea level, and you are not nearly completely surrounded by water you've got a pretty good shot of coming out ok.&amp;nbsp; Even better, if you live in a fairly new home built to the latest wind and elevation codes required by law in Florida, you've really increased your chances of surviving the worst that nature has to offer.&amp;nbsp; Naturally as in any weather related emergency, you should get out when you are told to.&amp;nbsp; The good news is that running away from a hurricane is like running away from a turtle, you will have plenty of time.&lt;/p&gt;&lt;p&gt;I know this because I live in Punta Gorda&amp;nbsp;and I survived a direct hit from category 4 Hurricane Charley in 2004 (from the safety of my friend's home in Connecticut).&amp;nbsp; It looked pretty bad when I got back home, but my 1989 home was still standing and what was broke could be fixed.&amp;nbsp; It took some time but you should see us now.&amp;nbsp; Punta Gorda Isles looks better than ever and my home is now even stronger than ever.&amp;nbsp; I don't want to downplay the danger of hurricanes just put them into perspective.&amp;nbsp; We all have our weather issues wherever we live.&amp;nbsp; The goal is to survive whatever nature throws at you wherever you live.&amp;nbsp; All too often&amp;nbsp;some in&amp;nbsp;the media&amp;nbsp;sensationalize&amp;nbsp;weather related events to the point&amp;nbsp;that they create&amp;nbsp;fear.&amp;nbsp; Often&amp;nbsp;the story is the only association with a place that people have and they make, or don't make, their decisions based on that fear.&amp;nbsp; Sadly,&amp;nbsp;some&amp;nbsp;people who dream of one day living in the sunshine, blue skies, and warm weather that Florida has to offer almost year round will never realize that dream based on something that they read or saw on TV.&lt;/p&gt;&lt;p&gt;Hey, maybe I'm a bit guilty myself.&amp;nbsp; I've just used New Orleans as an example based solely on what I've seen in the media.&amp;nbsp; Hmmm!&amp;nbsp; Actually, I've never even been to the place.&amp;nbsp; Maybe I'll go visit...&lt;/p&gt;</description>

      <description>&lt;p&gt;So which one has made your life and your work much easier and more productive?&lt;/p&gt;&lt;p&gt;I have basic needs.&amp;nbsp; Give me a cell phone that I can use to surf the net, manage my contacts, take pictures and video, open lock boxes, text,&amp;nbsp;voice mail, email, blue tooth, speakerphone, voice dialing...&amp;nbsp; OK, I know&amp;nbsp;I'm asking a lot!&amp;nbsp; Buying a new cell phone is a lot like buying a car today.&amp;nbsp; There are so many options and often some of&amp;nbsp;the options you need are not on the phone that you want.&amp;nbsp; I have bad vision for reading so voice calling is a must but some phones make you wade through a myriad of questions/answers before a call is made.&amp;nbsp; I remember when I first wanted to buy a phone with voice activated calling, the phone actually required you to arrow through a menu to get to the voice calling feature - big problem if you can't see.&amp;nbsp; Forget about ordering over the internet.&amp;nbsp; If there is a problem you&amp;nbsp;might be sorry when you try to correct it at the local dealer.&lt;/p&gt;&lt;p&gt;I know that some Realtors out there really love their phones - can't,&amp;nbsp;live without em...&amp;nbsp; I'd like to hear about it!&lt;/p&gt;</description>
