Jefferson Memorial Forest is having a Family Fishing Fun on Sat Sept 26, 2009. It will be at Tom Wallace Lake, which is located off Mitchell Hill Rd in Fairdale Ky, the hours are9-11.30 am.It is for parents and children 7 yrs and older.The children must be with an Adult. The 6th annual McNeeley Lake Cleanup, is scedualed for Sat Sept 26,2009 from 9am -noon. The Mcneeley Lake park is located at 10500 Cedar Creek Road.This is a real nice park and fishing lake.I fish there myself sometimes. They are requesting that you wear appropiate clothes and note that cleaning supplies will be furnished.There is supposed to be food and music from 10 am untill noon.For more information you may contact James Penden at 574-1123.Hope that lots of folks come and help the park out.

The 75th Fairdale Fair will be held Friday Sept 18 and Sat Sept 19th at the Fairdale Elementry school, located at 10104 Mitchell Hill Rd in Fairdale Ky. There will be food, fun and rides.The parade will be on Sat Sept 19th starting at 12.00 pm. The Grand Marshall will be Jim Caskey, the parade Emcee will be Bobby Jack Murphy. The parade will begin at Fairdale High School and proceede south on Fairdale Rd and will end at the Elementry school.
I have had closings lately where I represented the sellers and the buyers were represented by other companies. The other company charged thier buyer a fee of a couple of hundred dollars for representing them. Myself I dont think that is right, isnt the commission enough? Whats next a fuel surcharge? or pehaps a bill for each mile that they drove them? Maybe a charge for cell phone useage? Or a charge for copies of the transaction? I closed a home this week that was a foreclosure and the client wanted to give me a extra $1,000 for helping him get a good deal as he thought I wasnt going to make very much off the deal. I told him thanks for thinking of me but no thanks I didnt want his money that the commission was enough. I have been told by other agents that they charged thier clients a fee as a way to pay thier franchise fee to thier company. I just dont agree with it, I would absorbe the franchise fee myself.

As A real estate professional we wear many hats.Sometimes we do certain things for our clients above and beyond the call of duty. Some examples may be mowing a lawn, or changing door locks for a client, or helping them fix thier dishwasher.Some are more detailed maybe helping someone move ( yea I have done it) Two things stand out in my mind happened not so long ago. The first one was a home that was vacent and needed the electric turned on so the appraiser could check it out. I stopped by the home to meet the local utility person so that someone would be there to let the guy in to make sure that everything was ok for the gas to be turned on( the owner couldnt make it there). Everything with the gas was fine and the electric was turned on. Everthing was fine except the Furnace and A/C wasnt working.We checked every possible thing we could think of even the junction boxes in the attic( guess who climbed up there) we looked in the panel and checked it out everything was fine the thing that puzzled me was the breakers having power to them and power coming out of them but no power to the furnace. I told the owner that maybe the breakers were mislabled and the one spare one that wasnt supposed to go anywhere was actually for the furnace. This was an estate home so the owner didnt know. We took the breaker out and repaced it with another breaker and it worked. Turns out the breaker was bad, 13 bucks and a little while later it was fine. I used to do electric work. The owner looked at me and laughed and said I didnt look like no fancy pants Realtor, I was dirty and covered in sweat from being in the attic. Then we found out the water had to be turned on, we met the water guy out at the home and he turned it on and said the main cut off was bleeding thru. We went in the house and yes it seemed the valve was not turning all the way off. When the hot water heater heater filled up the water went to the other partss of the house and low and behold the preassure blew a fitting apart at the kithen sink, it was like a gyser went off, the homeowner froze he didnt know what to do kind of that deer in the headlights look. I ran for the valve and shut it off. There I stood totally wet, and both of us laughing, again he said you dont look like no fancy pants Realtor. The problems were fixed and I made a client for life, I just hope he dosent want me to ever check out a roof, I am afraid a tornado may hit.Oh and dont call me a fancy pants Realtor.
