Mortgage rates fall to another record low
WASHINGTON (AP) – Average rates for 30-year and 15-year fixed mortgages fell to record lows for a third straight week.
The steady decline has made home-buying and refinancing more affordable than ever for those who can qualify.
Mortgage buyer Freddie Mac says the average rate on 30-year loans dipped to 3.79%. That's down from 3.83% last week and the lowest since long-term mortgages began in the 1950s.

Liz and Bill Spear, did a great job setting expectations for sellers.  This is a great script to use as you are concluding a listing presentation.  Otherwise you run the risk of your sellers, after getting several showings from other agents, thinking that you are not doing your job.  When in realty you ARE doing your job by exposing their home and getting others interested.

Bryan Robertson, does a great job here with some important negotiating tips.  I like his "Real Estate is Like Poker".  Maybe because I just did a post comparing it to going to Vegas. lol  But negotiating skills and consulting with the buyer on how to make the "highest & best" is one I see missing in many agents skill sets these day.  Thanks Bryan!

I took the ride in an 83 year old plane. I thought it was pretty amazing until I realized it was only 26 years since the first Wright Brothers first flight. But what advancement!

 
Fly by wire today means computerized controls - check out control wires connected to the boomerang shaped yoke connecting rudder pedals to the rudder!

But the highlight of my trip was getting the right seat or co-pilots seat and being able to watch out the open cockpit window!

1.      Seller: “We are going to wait until prices come back”
 
2.      Seller: “We are not giving ours away”
 
3.      Buyer: “We think prices will go down another 20-30%”
 
This article brings it all back to reality.
 
It clearly shows housing prices adjusted for inflation.  Even more apparent is the “Real Estate Bubble”.

I feel the need to share an experience that I have been "enjoying" for the past 7 weeks.
People are sometimes afraid - but often aware-  of the time it may take to close on a short sale property.
What do you tell the buyer who is purchasing a bank owned home and it seems to be taking longer to close than some short sales?
Do you blame it on too many employee breaks at the somewhat involved title processing company?

 Or do you cast stones at the listing agent who just doesn't seem to have any answers?
