Sell Your Home While You Can Still Remember!
Here in sunny Florida we have a dream climate to work in. But that does come with a price.....


Our sellers are frequently in their "golden" years and sometimes it requires a little more work to sell their home.

I arrived at a home last week to take pictures and was asked to overlook the evening gowns on the bed.  I politely asked if she was planning a trip. She replied that she thought she may have been going on a cruise last week.  The boat never came though.

You arrange to meet them at a house at a certain time.  You get there a few minutes early, open the house, turn on the lights, and then you wait!  How long? Ten minutes?  Twenty minutes?
Finally you call them.  "They are on their way."  "Or they just left the house."  "Or they are checking out at the register at the mall!"
How many of these scenarios have you experienced?

So does that mean the other sellers out there are not motivated?  Are they just "trying"?  We know there are some that are just testing the market.  But still, we assume that most people do not put their house on the market and go through the aggravation of keeping it show ready and allow strangers through their house if they are NOT motivated. My awesome business partner, who is also the webmaster for our website, informed me last week that she had deleted the link to my Active Rain blog. Why I asked? Because she said, “it is too negative”. She proceeded to point out that too many of my posts were either rants or negative posts that only other Realtors would read.

Why is this the perception of the public?  Is it because of the cars we drive?
My truck is almost 10 years old.  OK I also drive a Corvette that is 23 years old - almost historic, but without the prestige. 

 
 It is just old!
Or is it because they fail to understand what we charge, where it goes, and what we end up with?
It is easy as a seller to look at a $250,000 sale and see the commission of $15,000 and expect that goes into my pocket.

How many times do we have to say this?  Well judging by the number of times I hear "We are not giving it away", we will be saying this forever.
 
I called an expired listing today, as I do almost every day.  He is right across the street from the listing I sold in January in 2 weeks.  Same model, similar upgrades judging from the photos.  He accused the seller, and ME, of giving it away!  No amount of explaining that the value is only what a buyer is … (2 comments)

I heard this request again yesterday!  It usually begins something like this.  “My house has lost so much and you want me to sell for even less.  I have this much invested and I NEED this much.  You need to reduce your commission.” 
My response.  You know Mr. & Mrs. Seller, I also feel your pain.  My home is worth less than one-half of what I paid for it 6 years ago.  However, the bank has not reduced its principal or interest rate.

After reading blogs for some time now on Active Rain and especially noting the most common topics and featured topics, it made me wonder why do we blog?
 
Why do we write blogs?
 
§         Educate each other?
 
§         Educate the public?
 
§         To find sellers?
 
§         To find buyers?
 
§         To get featured?
 
§         To get points?
 
§         To improve our SEO?
 
 Why do we read blogs?
 
§         To learn from each other?
 
§         Entertainment?

We are not giving it away!
My "favorite" seller objection!  Not!!
But I am learning how to overcome it with those sellers that have common sense and really want to sell.  Usually they are referring to today's prices compared with Ocala & Marion County at the peak of the bubble.
Sometimes just showing them this graph brings them to reality. 
 

Or asking them these questions: When was the best time to sell in last 5 years? When is the best time to sell in next 5 years?
