The National Association of Realtors said on Thursday what home buyers in many parts of the United States have known for months: it’s becoming a seller’s market. While inventories typically increase in the spring, the Realtors’ group has expressed growing concerns that sales volumes are being held back by the lack of choice. "Last month the largest percentage of Americans since the housing bust said they believe it’s a good time to sell house, according to the latest Fannie Mae National Housing Survey. Results from show Americans’ optimism about the recovery of the housing market and with regard to homeownership continued its gradual climb, bolstered by a series of mortgage rate decreases experienced throughout the summer. Consumer attitudes about the economy also improved substantially last month, breaking the progression of waning confidence seen during much of this year."

"More great market news came through yesterday: According to S&P/Case-Shiller, in July, the average home price rose to the same level as those seen during summer 2003, when the housing boom first started its journey toward the 2006 peak. While this may not signify that we are currently standing on the cusp of a market boom, it does show a significant turnaround, and perhaps hints at a definite end to real estate’s bleak streak. It clearly shows housing prices adjusted for inflation. Even more apparent is the “Real Estate Bubble”.

What's Selling in Ocala/Marion County? Here is a snapshot of what homes are selling and for what price in Marion County in the previous 6 month period.
How to interpret: 1st, 2nd & 3rd columns show price, number, and percentage of homes sold in that price. So 1,288 homes sold for $5,000-$100,000 out of a total of 3,108 homes sold or 63.7% of total homes sold. For homes over $500,000, 23 sold, 142 are listed of which only 4.57% are likely to sell. But now may be the best time to sell. Waiting can cost you. Sellers Needed! (6 comments)

Yes, that is right! The market is shifting so fast in Ocala & Marion County, that in certain segments and price ranges we are now in a SELLERS MARKET!
Our inventory has decreased to ~3,400 homes for sale, a 34% decrease in just over one year. And at the average monthly selling rate of ~370 homes/month we still have a 9 month supply which is still in “buyer’s market” range.
However, remove ~ ½ of the inventory that is still over priced, and that becomes a 4.5 months of supply. (3 comments)
